Located only feet from the sand, this freshly upgraded upstairs unit of our popular corner duplex provides the perfect vacation headquarters for families that are ready to enjoy the Balboa Peninsula's 45th Street beachfront and ocean recreation, not to mention the nearby local commercial establishments a block or two away. Here's what you'll find:

LIVING/DINING AREAS:
- Sofa/loveseat set

- Streaming cable TV
- Sliding glass door opens to spacious front ocean view deck
- Dining table w/ seating for 6-8

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

- Bedroom #1: King bed; Roku TV; ceiling fan

EXTRA SLEEPING ARRANGEMENTS:
- 2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.
- Note: on 9/19/22 the maximum occupancy of the property has been reduced from 14 overnight guests, to 12 overnight guests. Beachview Realty will honor all reservations made prior to 9/19/22, but as of 9/4/2023, the sleeping mats will be removed from the property, indefinitely.

- We're sorry: both front and rear rooftop decks are strictly off-limits

ALSO INCLUDED:
- Wifi; 4 low-profile beach chairs; ceiling fans throughout; heating; hair dryer; iron/ironing board; tile flooring throughout
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with toiletries/shampoo/conditioner)

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

LAUNDRY:
Shared coin-operated laundry facilities located in laundry closet inside the property wall along Seashore Dr. on ground level. Bring your own laundry supplies and quarters.

PARKING:
- 2 single car garages. Mid-size vehicles or smaller.
- General neighborhood street parking (metered and non-metered) can also be utilized.

LOCATION:
Best of all is the close proximity to the hugely popular 45th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Nice stay
We had a nice time at this nearly beachfront property. The neighborhood is quiet (which one would hope for after all the paperwork to be filled out about adhering to the noise by-laws!) and very accessible to the beach and local amenities. The property could use some updates like any rental property, but it has all the necessities and no major issues. Thanks for a nice stay!

Family reunion in Newport Beach
Large, comfortable and quiet second floor unit close to the beach. I booked the unit specifically because it advertised a bathroom with a bathtub, but the bathtub was set up to only be used as a shower which was a real disappointment. Management was prompt in fixing several maintenance problems but could not fix the bathtub. The listing description has since been changed to reflect this as a walk in shower. There are two very small garages for the unit opening on to an alley. We were only able to use one of the garages. There was a truck legally parked along the other side of the alley during our entire stay making it too difficult to maneuver a car into the other garage. The location is within a 10 minute walking distance of several good restaurants.

We had the best experience renting from you! You were always so helpful and accommodating. Even when we needed a broom you brought it right over. We have never rented a beach house before and let me tell you it was life changing!! We will never do it any other way. 5 stars!!! We loved it!! This was our last trip with our son who graduated before he goes off and it was perfect!!
