Away from the crowds, yet so very close to great surf and great eats, you're within easy walking or biking distance to all of Newport Beach! Unwind on the spacious outdoor patios, which boast ample seating, shade, and sun, and even a BBQ grill for evening cookouts. Stepping through the red Dutch door, here's what you'll find:
MAIN LEVEL
LIVING/DINING AREA: - Sofa - Cable TV - Fireplace (currently non-functioning) - Dining table w/ seating for 6-8
KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Breakfast bar w/ seating for 2 - Pantry area w/ entry door to and from side walkway - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOM #1: - Two twin beds - en-suite Bathroom #1 w/ step-in shower - Access door to garage
UPPER LEVEL
BEDROOM #2: - Queen bed w/ pass-thru door to Bedroom #3
BEDROOM #3: - Queen bed w/ access door to large rear deck w/ seating
PRIMARY BEDROOM (#4): - King bed - Cable TV - Fireplace (currently non-functioning) - Dual closets
EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
BATHROOMS: Hallway Bathroom #2: Located at the top of the stairs; Step-in shower Hallway Bathroom #3: Located near Primary Bedroom; Tub/shower combo
OUTDOOR LIVING: - Front Patio: outdoor dining table w/ seating for 6, gas BBQ grill - Upstairs Deck: spacious layout with table and seating for 10, accessed via Bedroom #3, partially covered for sun or shade
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
ALSO INCLUDED: - Wi-Fi - tower fans; heating - tile flooring throughout - 4 low-profile beach chairs; hair dryer; iron/ironing board; - starter supplies: liquid hand soap; dish soap; 3n1 shampoo; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY: Located in the garage; guests must provide their own supplies
PARKING: - Rear alley access to the double garage affords two parking spaces for midsize or standard-size vehicles. No oversized SUVs. Garage dimensions 80" H x double wide. - General neighborhood street parking (metered or unmetered) is also in the area.
PETS: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack' n Play portable cribs, portable high chairs, twin rollaway beds, etc. Contact us for more information!
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

This Newport Beach area house was wonderful for our family! Location was fantastic, home was clean and spacious, and beds were comfortable. The rental company was very responsive, and we would easily stay here again. While the house was a bit older and not as updated throughout as where we typically stay, its wonderful for this expensive location.

The property was very nice. It worked well for our family of 5. Short walk to shopping and restaurants. And Pavilions grocery store is 2 blocks away.

Love the location; unless you are planning to travel to some of the SoCal attractions you can easily stay here and never drive. Plenty of restaurants within walking distance and grocery store only two blocks away. Beach is 3 minute walk.
This house is an easy walk to the beach which was perfect for us. We also walked easily to the shops and restaurants as well as the pier. The house comfortably slept our family of 6. Our family had a nice stay and would stay here again.

Perfect location!
A couple of blocks to the beach, the supermarket & restaurants. Perfect location!
Location was great. The house was clean and well stocked! We really enjoyed our stay.Any concerns were immediately addressed by the property management company!We made great memories!
Great location and perfect for 6 adults. Beds comfortable and showers good. Close to everything (especially the beach). Nothing plush or fancy (living room could have a little more comfortable seating) but a glorious time.
This was a great location for our family. Close to the beach and property has supply of beach towels and chairs which was very convenient. Location was also easy to navigate to and close to grocery and within a15 min drive from mall and other restaurants.
For a family vacation, this property is definitely a good choice.

We had a great time in Newport Beach, the house is walking distance to many things. 2 car garage parking was great, even fit a Navigator in the garage. Perfect for 10 people! Will definitely stay again on our next trip out to the west coast!

It was my first time in California and it didn’t disappoint. House was located a couple blocks from a great beach. Dolphins and pelicans just off shore were fun to watch. Close to great food and shopping. Watching the sunset over Catalina Island was beautiful. Would definitely stay here again.

Great location, nice neighborhood with friendly neighbors. Walking distance to lots of restaurants. I highly recommend Mama D’s for great Italian food and service. Less than a 5 min walk!

The stay was nice The only issue we had was the water pressure was a little uneven throughout the home and one of the hoses didn't work in the front Other than that, it was a great stay!
Great location, the room layout was a little weird but worked for us.

We had a great time!
The house was very comfortable and definitely looks even better than the photos. The location is fantastic. It was great to have two parking spaces. The staff of Beachview Realty were very friendly and helpful. We had a great time!
