An adjacent dining area is designed with a wall of windows and doors leading to a covered dining/lounging porch overlooking a 40' pool on the south side of the property. Main floor features include a living room with wood burning fireplace and a kids bedroom / play room with pocket doors well suited for an en-suite kids bedroom. At the rear of the house, a pool bath with adjacent dressing offers direct access to the pool and outdoor shower. Three bedrooms and two baths on the second level include a private master suite with gas fireplace and spacious double vanity bath. The 2nd floor wide landing is home to the closeted laundry room and office area. Interior accents include a recently remodeled kitchen, cork wall coverings and a unique sliding barn door with sea grass embedded glass panels that filter light into the family room. A rarity in the Dunes, this property sports ample guest parking and a long drive. Just down the block is a private resident's only footpath that leads to one of the East End's most spectacular white sandy ocean beaches amidst the windswept dunes. Equipped with 2-zone heating/central air and a back-up generator, this chic laid-back retreat is designed to enjoy all seasons in one of the most sought after coastal enclaves in the Hamptons. Please note that this house sleeps a maximum of 6 adults and 2 small children. We also charge for Propane, which is used to heat water, the house and the pool in the summer months. Please note that effective June 1, 2023, pursuant to Chapter 523 Article II of the Suffolk County Code, we are required to collect and remit a tax rate at 5.5% of the per diem room rate charged for all rentals that are less than 30 days. This tax rate is showed when you proceed with the booking.

We had an incredible stay. My husband and I were in town for a friends wedding and brought my parents and children along. The house is beautiful and has so much charm. From the cozy beds to all of the details you can feel how much love was poured into this house.
It was getting cooler when we arrived but that didn’t stop us from jumping into the pool in the rain. The beach is also a short walk away.
Our only suggestion would be leaving more detailed instructions for the TV and media.
We will definitely be back!
The house is very nice, well-appointed, clean, and was cozy in the winter cold. We made roaring fires in the downstairs living room, though would note that the upstairs fireplace in the bedroom is only decorative. The kitchen was terrific for cooking, including an enormous restaurant-grade gas range. The main negative was the construction next door, which started daily at 7 am including on Saturday. All the large windows face the construction site. There wasn't any real noise issue, but gazing out at the workmen and dumpsters (including from the large tub in the master bath) did not make for the serene getaway we were hoping for. We'd definitely recommend the place in a few months once the construction is finished! We still had a great trip and especially enjoyed spotting seals and shorebirds on our blustery walks on the empty beach.
We enjoyed our stay! The home featured amenities beyond our expectations!!! It definitely felt like our home away from home. It was perfect in every way- space, decor, cleanliness, service we can’t ask for more. 5 star all around! We will definitely be back!
When we came to the house the WiFi didn't work – when we pressed a button on what we thought was the wifi hub an alarm went on until we finally reached the owner and we managed to solve the noise of the alarm. The WiFi issue we had to solve ourselves
But this was minor compared to what happened next. Me and my daughter went for a walk the first evening in the quiet little area where the house is situated and noticed that the neighbour plot was a construction site where the beginning of a shell to a coming house was rising up from the grounds ... we thought that it was something that was not in progress at the moment, otherwise we would have been informed about it being so very close to the house we had rented.
But no, the next morning at 7.30 am the noise started, hammering and drilling went on the whole day until 5 pm with a 30 minute lunch break for the workers when it was quiet.
And this went on during our whole visit. Every day from 7.30 am to 5 pm. It was so stressful and I contacted the owner after the first day and she just answered that she can't know whats going on next door... We were so disappointed. She offered us to leave and that we would not have to pay for the rest of our stay if we chose to leave. But this was not an option for us since we had no where else to go. I claimed we should get a 50% discount for this really big inconvenience which sabotaged our whole stay in the Hamptons. But she refused and we finally gave us 10% off the price. I informed the owner that we would never have rented the house if we had known there was a construction site next door and that it was their duty to inform guests about this upon booking.
During our 4 day stay we could hardly use the pool or any of the premises between 7.30 am and 5 pm due to the construction noise (even inside the house with all windows and doors closed the noise was terrible).
We are so sorry that our celebration trip for our daughters graduation turned out like this.
I want to give a big warning to rent this property for thet next period of time until the construction of the house next door is finished! At least we hope that no others will have the terrible experience we had.
One last warning to future guests – the bedrooms can't be darkened so guests need sleeping masks if they like us are sensitive to sunlight in the morning. We woke up at 6 every morning but at least it gave us time to have breakfast before the construction noise started at 7.30.
We loved our stay at this home! Plenty of room for our family (6 adults and 2 small children). It only took a few minutes to walk to the private beach entrance, and it was great coming home to the outdoor shower and pool. Communication with the host was great, she quickly answered our (many) questions as we were preparing for our trip. Organic Krush, Jack’s Coffee, Bostwick’s, and other eateries a short drive away (many also available through Doordash or Uber Eats). Highly recommend!!
We had a wonderful weekend at the house. Was clean and had everything we needed. Kids loved the pool and it was a quick walk to the gorgeous private beach. Truly a gem.

The house was clean and gorgeous, the property was peaceful and picturesque...the pool was beautiful and the walk down the dirt road to the ocean easy and idyllic. Jamie was a wonderful host. responsive and flexible. I cannot wait to rent again in the future!
We were extremely happy with our stay. The pictures accurately portray this home.....it is wonderful. Our daughter got married over the weekend and there were several events in Montauk. We wanted a home that was close by, but also provided a quiet place to relax between events. It was the perfect house in a great location. The beach is easy to get to, with a short walk just a few blocks away. We spent time on the covered porch visiting, reading and enjoying a glass of wine. We would definitely book this home again for future vacations.
This house was perfect for our recent family vacation. I usually hate trips with my children ages 4 an 1, because it’s so stressful taking them out of their environment and packing everything for them, this house made everything so easy. From the play room, the pool, the outdoor shower, it was everything we needed. The house is not only functional but it’s beautiful, clean and inviting. The private beach nearby was great, we even saw Ann Hathaway taking a stroll😯. There’s so many restaurants near by that are kid friendly. The shopping was great. I really can’t say anything bad about this property.
Our stay at this property was perfect from every perspective. Firstly, Jamie was helpful with shifting our reservation last minute by a day to avoid a big storm. The house is clean, beautifully decorated, extremely quiet, and a perfect walking distance from the beach. We alternated between lounging in the pool, letting our 11-month old baby crawl around the downstairs floor, cooking on the grill, and hanging in the comfortable living room area. Great proximity to both Amagansett and Montauk. Jamie was responsive and helpful with the couple questions we had.

Our family had a great weekend together at this home. Jamie was very responsive throughout all stages of our booking (pre stay, during, and post stay.) The house was clean, had lots of toys for kids in the downstairs playroom which was great, and we loved being able to ride the bikes down to the beach and around the neighborhood. It was too cold for us to use the pool but the outdoor area would have been great in warmer weather.
Jamie’s house is perfect and exactly as listed (if not better). The location is perfect: a few minute walk to the beach (which is rare in the Hamptons) and easy access to East, Amagansett and Montauk. We had a great time as 3 couples but the house would be great for families too. Hope to be back another time.
