Boat parking is available on a first reserve basis. Permission for boat parking will only be granted when a formal request is made and space is available.
Rate quoted is for a maximum occupancy of 6. Occupancy above 6 may incur additional charges. Rate does not include a $350 security deposit. A small amount of paper products (TP & paper towels) are provided to get you started. If these run out you will need to resupply for yourself.

It was perfect. It was clean, there were many household items already at the house which made the transition easier and the Realtor is always so pleasant to work with. Very close to the beach so the location is perfect: this is our 2nd year at this house and we would book again.
The proximity to Kiptopeke State Park enabled our group to enjoy the fishing pier, beach and trails. Cape Charles was a short drive away which gave us the opportunity to shop and visit the restaurants and brewery. Now if only it didn't rain most of the week, it would have been perfect!
We loved every second of our stay at this property! The location is 10/10! House is so spacious and has all the comforts of home. The swing on the back patio is lovely. Neighbors were quiet. There was never anyone staying the house adjoining us the whole time we were there. Couch is so comfy and plenty big for our family of four. All kinds of beach toys, chairs and coolers. Park has a playground which was great for our kids. Beach was not crowded, water was perfect. This stay was just what we needed. We wont stay anywhere else when we come back.Thank you, Fran!!!
Great place within walking distance to Kiptopeke State Park!
We're a RV family, but our RV is still in the shop. Had to make last minute arrangements so we could still join friends who would be camping at Kiptopeke State Park. This condo was perfect for our family. We could easily walk, drive, or ride bikes into the park. A park pass was included with our stay, which was very helpful. The condo was clean and comfortable. We were able to do some things in the condo that would not have been possible in our RV - baked a birthday cake and had a big spaghetti dinner for 6 ppl. The condo owner was very helpful, too! Thanks for a great stay!

Fabulous!
We booked at the last minute, coming in from another state. Fran worked w us via email to get paperwork signed etc to allow us to come into her lovely home. The house is spacious, comfortable, great kitchen, comfortable Master. Easy parking! Situated right outside the entrance to Kiptopeke State Park, which is so nice!
We were only in the house for two days, so we did not use the bikes provided or the beach chairs etc.
All amenities above what the norm woukd be. Town of Cape Charles, while small, is delightful! Beach area clean; area well kept.
The home is comfortable, a little worn from use it seems, but homy. It's a quiet neighborhood with lovely neighbors. Next to Kipoteke State park. We walked to the beach regularly but the home has a complimentary state park pass so you can drive. Toys available for the kiddos and plenty of beach items & bikes to ride. It only has 1 TV. We felt it could use another. We found Cape Charles because of HGTV & it didn't disappoint! The town is adorable. This home is a few miles from town in one direction and a few miles from the Chesapeake Bay bridge to Norfolk in the other direction. Food Lion grocery and great food restaurants all within distance, but the place still feels secluded & peaceful. It fit our family of 4 adults and 2 kids (age 4, 8) perfectly.
The owner minimizes the smell of the water, the taste, and the impacts that such outgasing can have on your health even after being presented by article referencing the kind of outgasing we noticed ourselves. She does admit that it is a problem that supposedly is quite strong and impactful at times, but did nothing to rectify our situation. Since my husband is an expert at NASA in the area of fluids and gases and one of a few leading world experts in his particular area, I will believe the article and my husband's assessment of what he observed.
A very tidy and lovely home equipped with everything you need. Welcoming atmosphere, comfortable, and intentionally decorated. All of the little things mattered. From the consideration of leaving a Food Lion card for discounts, towels, additional equipment: bikes, games for rainy days, to the thoughtful gesture of restocking essentials for the next persons stay. What a great idea! Fran is a great host and there when you need her. She is very nice and thorough, communicative, and accommodating. Frans correspondence with the other residents, specifically the coordinator for boat parking, was extremely valuable to us. We were surprised at how organized & efficient the entire process was from start to finish. We had a great stay!
Very beautiful, nice, quiet, and well stock vacation home! My family and I had a wonderful experience while vacationing at the condo on the Eastern Shore. Fran was available for any and all of our questions and needs! We will definitely be back again for our next summer vacation!! Thanks Fran!!
Nice location, clean, roomy, accommodating! Close enough to many things. We liked the bike rides, state park beach, downtown Cape Charles, and visiting Virginia Beach for a day trip.
We had a wonderful time! The house was perfect! The location was perfect! Check in was a breeze! When we had an issue with the house, Fran was extremely quick to reply and help us out. We will be back again!
Fran was amazing to work with and the house was so clean! Typically, at a beach home, I feel like there is sand even when you first enter the house. This was not the case at all! It had all the comforts Of home and amenities that made the vacation easy to pack and plan for! We loved the secluded area and the park too. We would 100% vacation is n Fran’s property again!
Was as listed. We enjoyed the location. House is well appointed and everything worked. We really enjoyed the bikes and use of the park pass. Mattresses were comfortable. . Only upgrade I would recommend would be a gas grill.
Our overall stay was great. Very clean and good location. The satellite was down which was inconvenient because we love to watch Christmas movies as a family this time of year. Fran did try to get it fixed but had to call a technician out. The only thing I would change is get a larger TV for the living room area.
This beach house has everything you need and then some. It’s very cozy, clean, and well supplied with all your needs. We were most excited about the bikes in the garage, which we road down to the beach/dock and the toys in the house. There is also plenty of dvds to watch and a Nintendo 64. We enjoyed many home cooked meals here. The house was located in a very private quiet neighborhood just minutes from the beach and 15 minutes from Cape Charles, a cute small coastal town with lots of fun shops to spend an afternoon at. We will definitely look into staying here again in the future!

If you’re looking for a quiet beach getaway, this is it. Very close to the beach at Kiptopeke. A short drive to Cape Charles beach, shopping and restaurants. Owners were very responsive to all of our questions and had a well equipped house.
A little far to go back and forth into downtown Cape Charles but a wonderful property! Very clean and the property manager was very kind and helpful.

We first found Cape Charles in 1997 and fell in love. We returned several times and each time became more convinced we needed a part of this unique little town. In 2003 we finally took the plunge. One day, we will retire here. In the mean time, we'll play whenever we can.
