SUMMARY
Beautiful North Mission Beach townhome located just 1 house to the ocean & walking distance to local dining & shopping! Highlights include 3br +, 3ba, 3 levels + top level view sky deck, ocean views, 4 exclusive outdoor areas (including exclusive access to the ground level patio), BBQ, onsite washer/dryer, beach bear, & tandem parking for up to 2 vehicles! No A/C, floor fans are provided. Maximum occupancy 8 (6 adults max).

GROUND LEVEL (entry + parking + main living area + br #1 + ba + patio)
Step into the gated front yard into an oversized patio complete with an Ocean View patio table & seating + BBQ, exclusive only to this townhome.

Off the patio area is the front entry that leads into the main living area and features an open floorplan, ideal for visiting with friends & family. The living room includes an oversized sofa & mounted tv, the dining nook includes built in bench seating, and the kitchen is fully equipped + includes high end stainless steel appliances.

Off the main living area is bedroom #1 with a queen bed, full bathroom (tub/shower combo), and attached 2 car tandem garage.

SECOND LEVEL (br #2 + 1 ba + private deck + w/d)
Stairs will lead you to the second level that houses bedroom #2, complete with a King sized bed, ensuite restroom (tub/shower combo), and a sliding patio door that leads to a private outdoor deck. Rounding out the second level is a stackable washer/dryer.

THIRD LEVEL (master retreat)
The entire third level houses our light, bright, private, and spacious master retreat. This relaxing space includes an expansive Eastern King sized bed, gas fireplace with a mounted SMART TV above, and private outdoor deck with views of the sunrise. Of the master is a glorious ensuite bathroom with spa tub & separate shower, and oversized walk-in closet.

FOURTH LEVEL (*rooftop deck)
Take a private set of stairs up to the exclusive rooftop deck, with expansive views of the ocean & city of Mission Beach. The rooftop houses a patio table, chairs, shade umbrella, and is the ideal place for soaking up the San Diego sun! This rooftop is exclusive to this unit; the second townhome has its own rooftop deck space, separate & inaccessible from this unit.

PARKING
Parking includes an attached garage with tandem parking for 2 compact vehicles or 1 longer vehicle (approx dimensions 28'D, 7'10"W, 6'6"H). The outdoor parking space noted in the photos belongs to the other unit.

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will receive arrival instructions, parking details, wifi access, and tips on local eats & attractions.

Well located. Nice facility
The home workout great for our family and had all the necessary components. Appreciated the beach toys and chairs. The beach was just steps away Restaurants within walking distance. Only suggestions I can make is the home is set up for six people but the kitchen and rooftop patio only had seating for five .

Best location and value
Perfect accommodations for 3 couples. Good common space and kitchen, and private quarters for bedrooms. Fun outdoor spaces including a private patio out front (good for people watching) and a gorgeous roof-top deck hang out area. Close to activities and action, but not directly on a thoroughfare . One block from ocean, which is perfect. Go to sleep with ocean roar in the distance. Run down a short block for a morning swim!

Excellent location
The property location was perfect. Close to an awesome bakery (two houses down), restaurants, and of course a stones throw to the beach. You can literally hear the lapping waves when you sleep at night. Property was nice and clean and was as pictured. A small negative was because you are dealing with a property manager and they seem not to respond to you on weekends. We could not get the fireplace to work and had messaged the property manager over the weekend. They did not get back with us until Monday and their response clearly told me that they were not overly familiar with the property. Never did get it to work. The biggest issue is that the adjoining unit is being worked on. This is a big issue. We had one person walk in our front door one day without even knocking. He said that he thought that we has already checked out. He was clearly in the wrong unit and didn't even apologize for the intrusion. We also had a couple of 7-7:30 morning were they were sanding and basically woke the entire house up. Was super unhappy with that. I would ask before renting to make sure contractors stuck to a schedule for quiet time. Don't get me wrong, the property was great. Mostly updated and nice, we really did have a good time. Last thing, just make sure you checkout on time, the cleaning lady was waiting outside the front door at 5 minutes tell checkout.
