1515 Deer Pointe Villa

Drop your suitcases and start your Seabrook Island lifestyle at this wonderful, 3 bedroom, 2 bathroom villa with captivating tidal marsh views. The main living area of this open floor plan is lined with a wall of windows that highlight the awe inspiring natural beauty of Seabrook. Sliding doors in the living room lead to an open deck where you can sip your coffee and watch the activity at the crab dock in the distance.

Soaring ceilings and picture windows in this end unit enhance the feeling of a private paradise. The living room area boasts plenty of comfortable seating, HDTV, and even a puzzle table. Adjacent to the living room is the dining room with table and seating for 6.

The kitchen has bright, white cabinets and a granite countertop and is fully stocked including a wine fridge and lots of serving pieces so you do not have to run the dishwasher until it's full. The full size washer and dryer is located in a separate room off the kitchen as well. A large picture window in the corner provides a cheery breakfast nook with glass top dining table and 4 chairs. Sliding doors lead out from the kitchen to a newly renovated sun room where you can escape the television room to read a book; work at the desk (if you have to) or make yourself a drink at the wet bar. There is an open deck off the sun room for sun lovers to lounge.

The primary bedroom is on the first level and has a king bed, en suite bath and television. Sliding doors lead out to the deck that adjoins the sun room. The primary bath has a newly renovated (2025) single sink vanity, walk-in shower with glass doors and bench and hair dryer.

The 2 guest bedrooms are on the second level and share a full hall bath with a renovated (2025) walk-in shower with glass doors, single vanity and hair dryer. The first bedroom has 3 twin beds and the third room has a king bed with french doors out to a private balcony with long marsh views - the perfect place for sunset. King bed room also includes a dedicated split-unit AC.
Home includes high-speed 5G wireless, cable television with streaming in den, cable in primary bedroom and roku streaming in BOTH upstairs bedrooms.

On the lower level there is a gas grill for your barbecuing needs.

Pets NOT allowed

*Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
MAXIMUM number of passenger vehicles which may be parked during the overnight hours of 11 pm-7am, which require a gate pass: 3
The first gate pass is included in your stay. You must call our office if you require more than one gate pass
(although there is only space to park 2 cars - 3rd would have to parked remotely)

LSV (Low Speed Vehicle) RENTALS PERMITTED at this property. An LSV requires the use of one of the gate passes included in the maximum number of vehicles passes.
Requirements for LSVs
Must be registered and insured, have a 17-digit VIN and display an LSV license plate, display a valid SIPOA entry pass issued specifically to that vehicle. Drivers must have a valid driver s license. No off-road tires allowed
Usage Restrictions:
For street use only. No use on bicycle paths, walking paths, golf course cart paths, boardwalks, or beaches. Follow SIPOA vehicle and parking rules.
Safety Requirements: SC seat belt laws apply to all occupants. Child seats are a must. SIPOA officers and CCSO will stop vehicles with unsecured children

This property includes access to Seabrook Island Club's amenities: the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply). Additional fees are charged for all activities except outdoor pool usage.

Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
