I have found over time that every VRBO is different and every guest’s expectations are different when they book a short term rental. It is my goal to make sure that I am as transparent as possible so that you can make an educated decision on your choice of where you would like to stay.
PET POLICY: All pets must be approved in advance. You must confirm that the animal has no history of property destruction, indoor urination/defecation, aggression, or excessive noise. I expect you to have the animal with you or crated when you're not home. In order to maintain an allergen-low environment for other guests, we have our cleaners do deep cleans after every animal stays there and hire a carpet / upholstery cleaner if necessary. Any undisclosed pet will result in a large penalty. FEES: Dogs and cats: 14 days or less: $100 // 15 days or more: $200. This fee does not cover any damages caused by the pet that result in excessive cleaning or repairs.
ESAs / Service animals: If you have an ESA animal please send me a copy of the paperwork including the letter from your healthcare provider. If you have a service animal trained to help you with a disability, I will be asking you the following legally allowable questions: 1) Is the service animal required because of a disability? 2) What work or task has the animal been trained to perform? (Your disability does *not* need to be disclosed)
NOISE: No excessive noise. No parties. No yelling. Quiet hours are strictly 10pm - 8am. You may hear guests in the main house. However, if they are disobeying the quiet hours or rules, please let us know asap.
SMOKING: No smoking anywhere on the property:
CLEANING: Sometimes a cleaner does a poor job and it catches me (and you!) off guard. Please let me know if the cleaner missed something(s) important and allow me to fix the issue. I assure you that we strongly value cleanliness and any lack of cleanliness is not on purpose.
AC: We will add an AC unit when it starts getting hot. Please let us know if that's the case.
SUPPLIES: We provide you enough supplies to get you through a month. If you end up staying more than a month, it is on you to purchase your own supplies (e.g. TP, shampoo, etc)

Our tennis team needed a comfy quiet house for our competition weekend. We were able to book both the studio and the house giving us additional bedrooms. We had a very comfy stay, the house was just right. Quiet with comfy beds, very close to groceries and other restaurants when we weren’t cooking ourselves. We would definitely stay here again.
The property was in a lovely neighborhood and very quiet. It was very neat clean and tidy. For a smaller space it was very well appointed and had everything we needed. The owner was always responsive to any questions or needs we had we would definitely stay here again.
I had a very nice time at Tobins. The suite is clean and well supplied. I found the bed to be excellent, but of course preferences will differ. The area is very quiet at night. Conveniently located for South hills in Eugene, but really easy access to anywhere in town. If your staying in the heat of summer a A/C unit is available, nice touch. Large back yard, shared laundry, plenty of parking space on the street. For one or two people this is recommended.
Overall it was exactly what we needed . I definitely feel this vrbo is a weee bit over priced for the amount of room / cleanliness/ it being connected to the main house . But thats just me . Overall the area was quiet and felt safe enough leaving all of our travel gear./ camping supplies in the bed of the truck.
We enjoyed our stay! Sweet space that met our needs for a weekend in Eugene. Backyard and plenty of street parking. Quick drive to stores, coffee, etc.
Very comfortable and pretty. It was clean and had stuff like soap, shampoo, tea, pots and pans, extra towels . Quiet and peaceful, good location. I liked staying here. very sweet place.
Perfect location to enjoy hikes, drinks and food in Eugene. I was 10-15 min away from everything.
Communication was great. The bed is super comfortable.
Perfect place and ammenities
We booked this studio along with the big attached house for a family reunion. It worked so great to have the extra space. The host is very responsive and the amenities are great. Highly recommended.

The shower didn’t work and it took 2 days to get it repaired. The manager reported he didn’t know there was a pet cat with my son after I annotated that in the reservation and paid the fee prior to arrival.

I needed an inexpensive place to stay while the flooring in my house was redone. This was exactly what I needed. I especially enjoyed the beautiful, peaceful backyard meadow, perfect for the three visiting deer.

Very happy! Only problem was the occupants in the adjoining unit were a bit noisy. Not a big issue and we were out much of the time.
Loud upstairs neighbors (renters?) well past midnight on a Friday yet we have quiet hours. Broken fridge. We notified the host and while they took it seriously they also asked us to do some of their leg work. After they asked us to take a pic of the serial number they wrote:“And a pick of the side of the fridge facing the bathroom door. So I can tell how much room between the fridge and the bathroom door - for sizing a new one if needed.”If we were their friends and family, sure, we’ll do this for you. But we’re your paying guests and we’re not here to do work.

Sarah,
We understand that there were a few issues that caused some disturbance during your stay and we truly apologize for the inconvenience it caused. While we can’t control when appliances fail we acted quickly to resolve it. You specifically asked us not to deal with the fridge during your stay so we respected your choice. Yes we did ask for a little help with the fridge replacement - sorry if taking a couple photos was too much to ask of you.
Regarding the upstairs noise - the listing clearly states that there are upstairs guests and noise can be a factor. The other quests were responsive and kept quiet during the quiet hours when asked.
I hope that your next stay is perfect with out any issues. All the best
We rented both units in this house for a group of high school students and chaperones. Everything was excellent and just as described. The basement studio is well laid out, well provisioned and spotlessly clean. We would definitely stay again. There is significant noise transfer from the upstairs but also many signs in the upstairs unit enforcing quiet hours and respect for the neighbours so I suspect it is generally fine. Thanks for the great stay!

No coffee
Modest studio suited to our needs except NO COFFEE. I realize it was cheap, but we weren't prepared to have to go out immediately in the morning for coffee. Messaged host, but no reply. Otherwise heat, kitchen, linens adequate.
The check-in process was super easy! The place was most adorable. Definitely heed the warning of the step up to the bathroom so you don’t chip your big toenail like I did. 😆
The refrigerator with freezer was awesome. The shower and sink were clean. The bed was nice and soft. The bedding was clean, and the two little chairs at the table was just enough for me and my daughter. I made a pot of coffee every and sat outside on the stoop and had coffee with the neighborhood deer. I was definitely stay here again.
