Spacious oceanfront home with palm trees, kayaks and spectacular views!
Casa K’iin-Ha (Mayan for “Sun and Sea”) is a spacious 3 bedroom, 2 bathroom (plus beach shower) home located on a large sandy beach just 20 minutes north of Mahahual. With spectacular ocean views, a collection of movies, games, puzzles and books for rainy days, and conveniences like a washer/dryer and a whole-house water filtration system, your group will love staying here. The ocean is your back yard! This is the perfect location for people who want to get away from the crowds and enjoy a wild beach, where the only noise is the sound of the waves, birds overhead, and the wind in the palm trees.
As you enter the house from the covered front patio you immediately step into the tiled open concept kitchen and well-appointed living room with soaring ceilings and warm ocean breezes. The kitchen has a stainless steel gas stove and full size refrigerator/freezer, as well as a large island with seating for six. There are plenty of dishes, pots and pans, and small appliances (blender, microwave, coffee maker, toaster, etc.). Due to humidity and individual preferences we do not stock food/drink items at the house but we have plenty of pantry space for guests to bring their own. A whole-house UV water filter provides safe drinking water directly from all the taps - no need to bring bottled water! From the kitchen and living room you look directly out at the ocean.
On the main level of Casa K'iin-Ha there is a queen bedroom with a wall of closets and sliding glass doors to the oceanside patio. Just off the kitchen and living room is a full bathroom as well as access to the garage (two tandem kayaks, a charcoal grill, and several beach loungers are kept here for guest use). The living room has a full size futon, a large sectional sofa, and sliding glass doors to the patio and beach. A smart TV, upgraded WiFi, and a collection of English-language DVDs will keep you entertained. Beach gear for guest use is conveniently located in a large closet adjacent to the kitchen and living room.
Upstairs you'll find the primary bedroom with a king-size bed, tons of closet space, and sliding glass doors onto a deck that spans the whole width of the house and looks out over the ocean. A second bedroom on this level has two twin beds and access to a private deck with views of the jungle. Double doors on each of the two upstairs bedrooms can be opened to a second living room or closed for privacy. There is a small library and collection of games and puzzles. The full bathroom on this level also has a washer and dryer available for guest use.
Up the stairs one more level is access to the roof, with stunning views of Caribbean sunrises and jungle sunsets. Watch the cruise ships arrive in the morning and depart at night. Stargazing from here is like nothing you've ever seen. Bring your photography gear!
Every room in Casa K'iin-Ha has beautiful views and the space is perfect for gathering together in the common areas or retreating to the privacy of the bedrooms or decks. There are plenty of beach chairs and hammocks for relaxing under the swaying palm trees, two tandem kayaks for exploring the bay, and an outdoor shower for when you're ready to wash off the sand and come inside.
Thinking of exploring the area? Within day-trip distance you will find pineapple farms, Laguna Bacalar (the “lake of seven colors”), Xcalak National Reef Park, the Sian Ka’an Bioreserve, and beautiful Mayan ruins. Even Belize is only 2 hours away! And you’re a short drive from the restaurants, vendors, and beach clubs of Mahahual, which bustles on days when cruise ships are in town and returns to its sleepy fishing village roots each afternoon.
Please note: Sargassum, a type of seaweed, has been a problem throughout the Caribbean since approximately 2015. It is generally much more prevalent May-October, although it can wash ashore or float in the ocean at any time during the year. We recommend that you take the time to research and understand what the beach conditions may be like during your visit. Our caretakers regularly clean the beach but we cannot provide refunds due to ocean conditions outside our control. If you are concerned that seaweed will ruin your vacation you should explore hotel/condo options in more developed areas of the Mexican Caribbean.

I grew up in the Pacific Northwest and now live in the Boston area with my family, but I have roots cross the globe (including Mexico). Decades of rainy and snowy winters here in the US have really made me appreciate the time we get to spend in Mexico. My whole family loves to travel but our favorite destination has always been the Caribbean coast of Mexico's Yucatan Peninsula. Although I'm not fluent in Spanish, I'm definitely getting better with practice. Feel free to contact me in Spanish and I'll do my best to respond!
Why they chose this property
We have been visiting the Caribbean coast of the Yucatan Peninsula as often as possible since our first trip in 2002. Over the years we have seen some of our favorite destinations, such as Akumal and Tulum, become overdeveloped and crowded with huge resorts. We chose to purchase a home near Mahahual because the town is off the beaten path and still has that "beach town" vibe. The people are unfailingly friendly and welcoming. We specifically looked for a house outside town for more solitude and privacy, but close enough that we could easily get in for groceries and other services. Casa K'iin-Ha will be our retirement home in just a few years. We feel so lucky to have found it!
What makes this property unique
Casa K'iin-Ha is connected to the electrical grid, has a whole-house water purification system (very unusual for this area), and is located on 24 meters of private beach. It feels remote and secluded yet is only a 20 minute drive from Mahahual and the Costa Maya cruise port.
