In southern Ardèche, magnificent single-storey villa located 15 minutes from Vallon Pont d'Arc, Grotte Chauvet 2 - Ardèche, canoeing and all tourist and leisure activities. This totally independent house is not overlooked and is set in oak woodland. Our swimming pool is heated free of charge by our solar panels. It can also be heated, as an option, by EDF (invoiced at actual cost by specific meter), depending on the desired temperature. A haven of freedom and tranquillity, in an unspoilt natural environment with magnificent panoramic views over the medieval village of Labastide de Virac and its listed château. 2.5 hectares of wooded grounds with a large Mediterranean terraced garden. Large living room with fully-equipped fitted kitchen area, large lounge, 1 master bedroom with 1 x 160cm bed, 2 shower rooms and 2 WCs, 1 bedroom with 160cm bed, 1 bedroom with 2 x 90cm beds, 1 wellness room. 2 terraces. In the immediate vicinity (800 metres as the crow flies) of the Ardèche Gorges and 100 metres from the Ardèche Gorges Nature Reserve. Numerous walks, hikes and mountain bike trails depart from the house. Numerous other activities such as horse riding, tree climbing, canyoning, remarkable caves, canoeing, caving, via ferrata, etc. within a radius of just a few kilometres.
