Welcome to Deerfield Farm, a waterfront estate on 56 secluded acres in Berlin, MD, at the gateway to the upscale South Point neighborhood. We enjoy western exposure and are known for panoramic views of the coastal wetlands, soft breezes, and stunning sunsets.

We sit on Holland Creek with views of Newport Bay. We are only minutes from the famous beaches of Assateague Island National Seashore Park, Historic Downtown Berlin, West Ocean City, 18 championship golf courses, and the beaches.

With 9 bedrooms and 8 bathrooms, the estate sleeps up to 20 people and is accessed through a paved driveway that passes a stocked freshwater pond. The home features a large landscaped yard with multiple patios, a pergola, a fire pit, decks, and covered porches that offer views over coastal wetlands, Holland Creek, and Ocean City Golf Course.

We provide canoes, kayaks, SUPs, and a pedal boat for guests to use during their stay. Guests can enjoy fishing and crabbing from the dock and pier.

Large kitchen features two refrigerators, two ovens, and two dishwashers.

Absolutely fantastic place. We had a large group in town for a 14u softball tournament. With 8 bathrooms and a ton of bedrooms this house was perfect. Tons of room for everyone to have their own space. Had everything we needed to cook meals. I would 100% stay here again. Communication was great as well.

This was an incredible house, property, location, and ease of rental / communication. Our family was able to fish, kayak, canoe right on the property and enjoyed the quiet Assateague trails and beaches the whole week. Truly a perfect getaway!

Awesome House

We spend the weekend at Deerfield farms for our annual golf trip and the house, location, and amenities were amazing. 2 golf courses less than a mile away, beautiful views, spacious house, and an excellent host. Highly recommend for a larger group going to the Berlin/ Ocean City area!

Amazing property

We had an family reunion at the property with children and adults of all ages. Great time fishing, crabbing and visiting Ocean City and Assateague beach. Property manager and owner were very attentive and responsive to our needs.

The Non Football & Golf trip

24th year for our annual football /golf weekend which was reduced to golf only. Fantastic location and beautiful property. Plenty of room for all guests and indoor outdoor spaces were perfect in the age of Covid ! Would highly recommend.

Can't overstate how much we love visiting this property. We come every year and love it more each year. We joked this year about how many hundreds of pictures of the sunset we all have on our phones. We love to cook and eat great food and the kitchen is perfect for us. Love the spacious dining room for a large group meal and the terrific back patio for evening cocktail hour. The property manager, Karen, is a rock star and communicates regularly and is extremely helpful if you need anything (unlikely) or have questions. We'll be booking again in 2026.

OC Goodfellas Golf Classic

The property has an extremely efficient amount of beds, bedrooms and bathrooms to accommodate any party size. We were 13 adult men and the house was extremely spacious and clean. We needed nothing extra as it was perfect!

Perfect House!

This house was perfect to host multiple families. We didn't feel like we were on top of each other and there were multiple living room areas so the kids and adults could have their own space. The house was super clean and well equipped with EVERYTHING! Also, Karen was very responsive and helpful! Hope to return one day, we love South Point!

Good fellas Golf trip

Our stay at Deerfield was lovely. The property perfectly suited our needs. It was an annual golf trip of dear friends that was in jeopardy of being cancelled after 22 straight years due to Covid-19. Instead we were able to avoid hotels, bars and public places- we played golf, cooked at home and enjoyed the property.

Large Family Vacation

Perfect!!! Everything was perfect! This spectacular 56-acre rental estate is pure paradise! With 9 spacious bedrooms, it easily accommodated our entire group in luxury and comfort. The private pier offered stunning waterfront views—perfect for morning coffee and evening sunsets. Every amenity imaginable was thoughtfully provided, from a gourmet kitchen and spa-like bathrooms to high-speed Wi-Fi and cozy firepit. The grounds were impeccably maintained, with open fields that made us feel worlds away from everything. It’s the ultimate retreat for family reunions, group getaways, or special celebrations. We didn’t want to leave—this place is a hidden gem and truly unforgettable!

Wonderful Home in Beautiful Location

Every year we take a Family and Friends golf trip to the Ocean City/Berlin MD area. This is the first year we stayed at the Deerfield Farms property. It was great. Karen Colony was wonderful to work with. She provided excellent communication and service before, during, and after our stay. I would 100% recommend staying at this property. Everything you could want

We were a group of 8 guys (30-50) on a golf trip over a long weekend and Deerfield Farm was the perfect place for us. It had plenty of common space, both indoors and out... and with all of the bedrooms and sitting rooms, there was always a place to go if you wanted to be alone (and reflect on all those missed putts!). Another outstanding feature was the amount of outdoor activities that were provided in a setting that was unmatched by any. Highly recommended...we will definitely be back! Thank you so much
