Cute Beach Condo

The Rollin Tides condo is exactly as photos show on VRBO. The Kingsize bed is very comfy and the decor nice. It was clean and had very easy access to the pool and parking. It was super convenient for beach access. The beach was gorgeous and less than a mile from the condo. We had a wonderful time.

We had a good stay at this property. It is a 5 minute walk to the public beach access, which we found to be pretty small & crowded. The property met our overall needs but could benefit from a few items that we didn’t locate like a cutting board, scissors and plastic storage containers with lids.

Lovely stay a short walk from the beach

This unit is part of a medium-sized condo complex, with a shared pool in the central courtyard. It's great for a couple or perhaps a small family (there's a Murphy Bed in the living room). It's a short 5 minute walk to the beach, and there a several restaurants and a convenience store a short walk away. A Publix grocery store is a a few minutes away by car. I'd happily stay here again for work (as I did for this trip) or for a vacation.

It exceeded anything I could have asked for. It was easy to get to and so clean. The entire complex was quiet and kept up so well. The walking to shopping and food was amazing - I would never have rented a car. I want to say most importantly was Benchmark and their customer service. It was OUTSTANDING !! They texted with immediacy and answered the calls I made. It was amazing all the way around. 5 out of 5 stars.

Very clean and nice

Very nice place ! Was really clean and pretty as the pictures show . The only complaints would be the Fridge and freezer had a hard time keeping things cold and it wasn’t overstocked. There were no hangers to hang our clothes on. Tried to buy some but couldn’t find any around the area. Overall had a nice time , quiet area great biking neighborhood

Overall, I recommend this vacation rental. Reviewer Comments: Overall the unit was good. The pool area is great and the overall complex is quiet most of the time. Not Rollin Tids fault but the beach in this area is stressful. Even though there are beach accesses up and down 30A, the county allows the beachfront homeowners to actually buy the beach. So they are now keeping beachgoers off 'their land'. So the beach has long stretches of rows of beach chairs and umbrellas with noone in them and nooone on the beach. The areas where everyone else can go (like renters that are renting across 30A) have to go to the limited public beach areas which are small, infrequent and overcrowded. There are some areas where the public beach is the width of the public beach dock/sidewalk which is about 4 ft across. So less beach space at the same time more demand because more and more houses being built on the North side of 30A.

Great location but beware of noise (unit is on lower floor)

My wife and I enjoy spending time in the Fort Walton Beach area. We selected Seagrove for our anniversary and booked Rollin Tide Villas C2 for our stay. It's location is perfect as it is a 2 minute walk to Angelina - a very nice family style Italian restaurant and one more minute to the more upscale Cafe 30A restaurant. Beach access is across the street from the complex and grocery shopping is only 5 to 10 minutes away by car (Publix). The apartment was comfortable and spotless with all the necessary amenities and a very well stocked kitchen. However, we had a major problem as this unit is on the first floor and any movements from the people above could be heard. At times it felt like people were exercising as the stumping was so loud and pronounced that we could actually feel the vibrations emanating from the ceiling. We also had problem with the bedroom TV intermittently losing the picture (appeared to be buffering - wheel spinning). We would rate this property higher if we had not experienced these problems.

It was an easy walk to the beach with public beach access. We couldn’t have asked for more in regards to the unit itself or the location. My only problem with the unit was with the refrigerator. It does not cool properly. It never got cool enough to make ice. I had to put the refrigerator foods in the freezer portion so that they would not ruin. I called the management company on day one and someone did come in that afternoon...however, they didn’t check the correct appliance. They left a note regarding soap - so I am thinking they looked at the dishwasher??? - which had no problem. Anyway, I called the management company back and explained and they apologized...however they never did send anyone to look at or fix the fridge. I did notice another reviewer back in May of 2023 that had the same complaint regarding the fridge. It is not a problem at all of it being overstocked. It simply doesn’t cool. It either needs fixed properly or they need to purchase a new one for future renters. I wouldn’t have been happy at all if we would have lost our food that we purchased for this vacation....but thankfully, we made it work by placing it in the freezer - which was more of the temperature of what the actual fridge section should have been.

Could use some more cooking supplies for people who like to eat in. We had a bit of a Nat problem in unit, couldn't tell where they were coming from after killing 25 or so of them. Couldn't ask for an easier checking process and property management answered all and any questions we asked. Would rent from them and in the area again for sure
