About this property
Fabulous open plan house in large country estate close to beach and visitor attractions
The Coach House sleeps up to 8 adult ( = 2 extra children) in 4 bedrooms with 4 bathroom/shower rooms and is situated about 4 miles from Arbroath. Its main feature is the huge living area incorporating the original stonework and arches of the original old Coach House and the tranquil vista into Kinblethmont woodlands through the glass fronted sunroom area. The walled garden and its play area, orchard and large terrace area is a short walk away.
High quality materials have been used throughout from the solid oak staircase to the polished granite work surfaces in the high-specification kitchen with all modern conveniences.
The Coach House is kept cosy and warm with underfloor heating downstairs and radiators upstairs - all fuelled by woodchips from the Kinblethmont estate and there is also a woodburning stove to snuggle up to on chillier evenings. It has a TV with Sky channels, access to streaming services and a DVD player as well as free WiFi for the times you feel like staying indoors.
The patio area is accessed from the sunroom french windows and has tables, chairs and loungers allowing you to make the most of the better weather . Or if you prefer, the sunroom area itself is a suntrap and has chairs for relaxing in allowing you to watch the world go by, do some bird spotting (we provide the binoculars) or simply to keep an eye on the children as they play outside. There is a free to use charcoal BBQ and a gas BBQ is available for you to use for an extra charge.
There is a double bedroom downstairs with a shower room next to it for those who find it more difficult to tackle upstairs. The large family room upstairs can sleep 4 though the use of a day bed and it has a TV for DVDs, The Coach House is attached to 'The Stables' which has its own entrance at the opposite end of the building and its own garden areas. The two properties can however, be opened up for larger family groups.
A high chair and cot can be made available on request at no extra charge and there are retractable stair barriers that you can use.

Kinblethmont Coach house was the old cart house for Kinblethmont Estate which has been owned by the Ramsay family for generations. The carts would have been in the lower area between the arches with the hayloft above. In later years it housed the smart motor cars before falling into disrepair. In 2012 an EU grant was obtained to have it converted into a beautiful holiday let.
The Ramsay are still farming on the estate - Robert runs the farming and renewable energy, his brother Jonathan the woodlands and estate and Jessica his wife runs the holiday business.

Kinblethmont Coach House is positioned in the centre of Kinblethmont estate surrounded by tranquil woodlands - such a peaceful place! The huge open plan living area h as a definite wow factor and looking out into the woods with plenty of space for all members of your group. The estate is wonderful -lots of walks and of course the walled garden - sometimes called the secret garden- with its play areas and peaceful setting - a short woodland walk away . You will have everything you need to feel at home and any help only a quick phone call or text away - there will always be someone nearby to help you.
