Beautiful open plan self-catering cottage surrounded by tranquil woodlands
The Studio is a lovely open plan cottage with tranquil views -it has been graded 4* by visit Scotland and both bedrooms have en-suite bathrooms and there is a downstairs WC as well. It is situated about 4 miles from Arbroath. Outside is a private terrace with outdoor seating and BBQ with path directly into Kinblethmont woodlands.
It is in the heart of the idyllic Kinblethmont Estate surrounded by woodland filled with birdsong yet is well placed for visiting many of Scotland's tourist attractions further afield From the cottages there are farm tracks and walks (or bicycle rides) through woodland or up the hill from where there are extensive views of the Angus hills and the sea. There is a golf course next door and beaches, birdwatching, fishing, horseriding, historic sights and tourist attractions all available locally. On the estate a few minutes walk away is the huge walled garden play area with play equipment, table tennis, badminton, volleyball and football area.
The Studio sleeps 4 in 2 ensuite bedrooms - A double with en-suite shower room and a twin ( can be made into a double) with en-suite bathroom. It can be joined to the neighboring Chauffuer's cottage which has three bedrooms all with private or en-suite bathrooms. to give a large holiday house sleeping 10.
They are next door to historic Kinblethmont house a private residence that occasionally hosts art exhibitions showcasing local artists.

This place was better than expected. Three bathrooms!! Extremely clean. Very private and beautiful setting. Kitchen was huge. Bathtub was great and I couldn’t believe how long the water stayed warm. Lovely place to stay. Would definitely return.

Home Away From Home
The Studio at Kenblethmont was perfect! It was clean and comfortable in a beautiful setting, and it is centrally located so we were able to venture out in any direction to explore Scotland. When we weren't travelling to other towns or cities, we found the surrounding grounds a peaceful, engaging alternative. It was truly a home away from home, and I would highly recommend staying here.

STUDIO (KINBLETHMONT)
The "Studio" utterly deserves the 4 star rating given by the Scottish Tourist Board.
We found the place to be comfortable and very pleasant to occupy, even during some adverse weather conditions.
A lot of thought appears to have gone into the design and layout of the interior, (two bed rooms suited for up to four people), which created an open-spaced effect with all the homey comforts of a small cottage.
It was a joy to return to after long days of sight-seeing.

The Studio at Kinblethmont
A beautifully appointed,spotlessly clean, cosy and homely holiday cottage in a really pretty and tranquil spot. Lots of lovely wee touches like a welcome pack of shortbread, oatcakes and marmalade as well as tea, coffee and milk in the fridge when we arrived.
All the stuff that makes a good stay were spot on: good showers, cony beds and bedding and all the kitchen amenities you could want.
We were in Angus for a few days and this was the ideal base, coming back to the peace of the cottage at the end of busy days.
The good weather we had when we were there probably helped as well!
I would throughly recommend it and hope to be back.

Beautiful Studio, Kinblethmon
The description is not an empty promise. The owner makes sure that your holiday is perfect. On arrival you find some goodies to welcome you. A lot of love is put in every single detail so that you feel at home right away.
The location is ideal for starting to explore Scotland. You can easily find your way to Glamis Castle, St. Andrews, Stirling Castle, Balmoral. After those castle trips you enjoy coming "home" to the Studio. As the house is located in a small forest it is quiet and peaceful.
I would always come back and recommend it.

There is lots to do in the surrounding area and we like to think that you can experience everything that Scotland is famous for - castles, whiskey,mountains, beaches within and hours drive. We also thinnk that you will like to spend a little time enjoying Kinblethmont estate just outside your front door!
Great cottage in a fantastic location, good for spotting wildlife and close to the coast. Cottage had everything we needed and is close to many places of interest.

An Excellent short break with my husband and grandson,
this short break at Kinblethmont was amazing , we stayed in the Studio which was perfect for us, the weather was really bad but we still found things to do , walking round the garden, watching for the dear,, making use of the table tennis, rugby ball, football and all the assorted sports equipment,, my grandson thought he was in heaven and could not believe he was allowed to roam in and out of the paths around the estate. .I loved the fantastic display of snowdrops all around ,quite breath taking when the sun did show its face,,,.The studio was lovely and cosy, very warm and comfortable, great to come back to after a walk along the sea front at Arbroath...and we really had such a good time that we hope we can get back next year ( or maybe sooner. if my Grandson has his way , .). next time hopefully for more than a few days.... thank you all at the Estate for a fantastic break...
NIce and cosy cottage, lot's to see and do in de neighberhood. The surroundings are nice, for the kids enourmous space in the garden to play. Mind you have neighbours too, though!! Maybe they like it quiet!

I am so glad that these guests enjoyed their stay. There is lots to do on the estate including visiting the walled garden which has garden games, table tennis etc - it is about 5 minutes walk away through the woods. We provide a detailed local information document about the local area - there is lots to do.
The Studio has a cottage next door so you do have to be aware of that. You can rent the two cottages together for a larger group of up to 10.
We've had the "small" studio right next to the actual Kinblethmont House, which is situated on a rather big, nice and quiet estate.
The studio has the perfect size for a family of four, it's clean, bright and comfortable. You can walk around the estate and find a nice walled garden including a playground for the kids and even some games for adults.
As it's just south of the highlands and near the coast it's the perfect starting point for both hiking or sea trips.
Angus and Aberdeenshire offer a lot of culturally interesting places and the little town of Arbroath (which is just a few minutes away) provides you with everything you need for a nice vacation.
Kinblethmont is easily one of the best holiday homes we've had so far.

Such a stunning setting with the large house and gardens to one side and a quiet garden area to the rear . Large grounds with vast trees and blooming shrubs aplenty , huge walled garden with badminton etc . As for the studio cottage you couldnt fault it 2 large en suite bedrooms with a further cloakroom downstairs . Hope to revisit at some point.George Pont.

Loved it!!
This place is clean, convenient, and peaceful. We hiked everyday and loved the quiet environment. We were close to Arbroath and horseback riding. Dunnottar Castle was only minutes away. This vacation spot was my favourite within the two weeks we were in Scotland. We just needed better Internet service.

I am so glad that these guests enjoyed their stay at the Studio - there is certainly a lot to do in this beautiful part of Scotland. The internet service currently is a rural connection and is quite slow ( approx. 2mbps). There service would have been badly affected by Storm Ali which arrived during their stay. We can provide a mobile wifi device for you to use should faster internet be important - you just need to pay £20 or so for the data. We are working on having satellite internet installed - this is slower to connect but much faster once connected.
Unfortunately rural broadband in this area is still a problem - we are told that faster speeds are coming- we can only hope and make the alternative provisions we can meanwhile.

Stunning
This was our first trip to Scotland and on arrival we was overwhelmed with the location, accomidation and the beautiful grounds.
We stopped in the studio and was perfect for the 3 of us (2 adults & 4 year old). Very well maintained and spotless. The owners where very friendly and made sure everything was ok.
We would highly recommend the studio to all of our family and friends. We will return in the near furture :)

A gem in Angus
These are outstandingly appointed cottages. All the appliances and furnishings are first rate. The decorating and maintenance are finely done. The setting is a country idyll--a manor house whose outbuildings have been renovated into first-class suites. The grounds are charming and include a massive walled garden set up for a wide range of activities. Presumably, the garden is reserved for groups who have booked the entire complex, but while we were there, there were no special events, so we got to explore and enjoy its features.

More Private than Expected
Having previously stayed in The Stables we were worried that The Studio may be slightly underwhelming, however it became apparent very quickly that this wasn't the case at all. We were met by Fiona who was lovely and very welcoming. She ensured we had everything we needed for our stay and made us feel like nothing would be any trouble.
The listing description was very accurate, the property had everything we needed and more for a very comfortable 4 night stay. The only thing it perhaps lacks is a dishwasher, that being said there was washing up liquid, sponge, cloth and dish brush all provided for our use.
All of the windows overlook lovely woodland and the estate grounds with the exception of the door and window to the back of the property which overlooks Kinblethmont House. I was a bit apprehensive as I knew there were guests staying there but it's surprisingly very private. The kitchen window would however benefit from having blinds/curtain as it's a very large window and guests staying at The Chauffeur's Cottage need to drive/walk past to gain entry and it looks right into the kitchen/dining area.
We really enjoyed our stay here and will definitely return.

I am so glad that these guests enjoyed the Studio after having stayed in the Stables before - all our cottages are different and if you have any questions regarding facilities etc do ask.
The Studio is next door to Kinblethmont house but the main focus and driveway are away from Kinblethmont house with privacy curtains so it does feel quite private. The kitchen window has lovely views into woodland and the Studio/ Chauffuer's cottage drive - it would be a shame to block them but I will look in to getting a blind and see if that would work. Unfortunately there is not dishwasher in the Studio - the kitchen layout may prevent fitting one in I am looking in to it!

Beautiful tranquil place to stay
We had a very pleasurable stay at the studio cottage. My daughter, husband and two sons were in the cottage next door and it was perfect for us.The cottage was very well equipped and was very clean and well maintained. We particularly enjoyed the walled garden. Would definitely recommend it to friends and family and look forward to going back next year. Thank you

Kinblethmont Studio: Cozy & Comfortable
The Studio, adjacent to the Mansion, is a surprisingly large, but clean, cozy and comfortable- 'homey' cottage. Although it shares a common interior wall with the Chauffer's Cottage, we didn't hear a peep from the occupants. The unit was fully equipped right down to a charcoal grill and a telescoping close line! Both bedrooms were ensuite, plus a toilet and lavatory is off the first level entry. The weather was so nice we didn't need to have the heat on, but there are bio-fuel boiler-fed radiators. We loved to walk on the various paths including the path around the field of solar panels and the area enclosing the grazing goats, and the walled garden. The Pheasants and a Red squirrel made frequent visits to the front lawn and were a joy to behold.
I highly recommend this property to everyone who wants to relax in verdant surrounding with singing birds.

Excellent family holiday accommodation
We stayed in the studio cottage which was everything we wanted and more. The cottage was equipped with everything we could need and more and the little extras such as tea/coffee/milk on arrival were so fantastic.
Jessica was so welcoming and nothing was too much , sadly we didn't have chance to talk to Robert about the windmills or solar panels - next time for sure!
The walled garden was superb, equipped with everything my young children could dream of and perfect for teens too!
We would love to go back and explore further afield as there was so much to do in and around Arbroath we couldn't do it all!!

Outstanding cottage on beautiful estate!
We stayed at The Studio for 8 days in May and found it to be very comfortable (perfect for a family of 4), exactly as described, and excellent value for money. The cottage is set in the beautiful Kinblethmont estate which is ideally situated for exploring Arbroath, Montrose, Lunan Bay, and all of Angus. There is plenty to explore on the estate itself - check out the walled garden or the view from the pathway leading to the mast. The art gallery in the main house is also well worth visiting.
Some nice touches in the cottage include wifi, Sky tv, a well stocked kitchen, and powerful showers!
We highly recommend the Studio and definitely plan on visiting again!

I am so glad that these guests enjoyed their stay at the Studio. They were some of the first to be able to use the walled garden, we are still making some improvements but it is a nice place to go. There are many digital TV channels available at the Studio so plenty to chose from. If you would like the full Sky package, we have that available in our new Kinblethmont Coach House and Stables (property no 1039962).

Overall
Greatly enjoyed the week on the working farm with red squirrels, pheasants, and song birds. Very quiet in the evening and able to walk around the treed property with a surprise walled garden. Each morning from the bedroom was a view a extremely tall fir tree in the front estate house property.
Logistics were good from Edinburgh airport or Arbroath train station. Very scenic drive to the Highlands (aka narrow road), castles, and Killiecrankie hiking trail is available.
Recommendations:
Edinburgh - the Sheep Heid Inn and the Royal mile - with a surprise hike over the old volcano in the middle to town.
St. Andrews on Sunday was enjoyable (closed to golfing - open to walking the old course)
The Macallan Distillery (reservations required) 3 hour tour that includes samples of 15, 18, 21, 25 year old scotch.
Pitlochry - Heather Gems factory and Killiecrankie hike.
Arbroath is a nice sized town with plenty of grocery stores, postal services, quick food, and restaurants. Great base town.
