The accommodation
The villa is on one level and comprises the following rooms:

Day area:
- South-facing living room bathed in light thanks to its 2 bay windows overlooking the terrace and swimming pool. The lounge has a dining table, 2 armchairs, sofa and flat-screen TV.
- Open, fully-equipped kitchen: central island with standing area, dishwasher, oven, hob, fridge, microwave, toaster, Nespresso coffee machine, kettle, crockery and cutlery.
- Laundry room adjoining the kitchen with washing machine and tumble dryer.

Sleeping area:
- Bedroom 1: 18 m² master suite with bay window overlooking the pool, fitted with queen-size bed (160 cm x 200 cm), dressing room, TV, private shower room with shower.
- Bedroom 2: 11 m² with double bed, storage space and wardrobe.
- Bedroom 3: 11 m² with double bed, storage space and wardrobe.
- Shower room with walk-in shower.
- Separate WC.

Outside
- 300 m² enclosed, south-facing plot with landscaped garden.
- 80 m² wooden terrace with bioclimatic pergola, garden furniture and outdoor dining area, sun loungers, gas hob.
- Private heated swimming pool (7.5 m x 3.9 m) open from May to September. The pool is childproofed with an automatic underwater cover.

The area
The villa is ideally located in a residential area just 800 m from Le Bureau beach and the town centre. You can do everything on foot or by bike! You'll also have all the local shops you need: supermarket 500 m away, butcher's, fishmonger's, baker's, restaurants, bookshop, etc.

Activities
Saint-Palais is a destination that will delight the whole family! As well as lounging and playing on the beach, there's a wide range of water sports and coastal activities to discover: paddle, sea kayaking, sand yachting... A network of footpaths is specially signposted for horse riding. In the very heart of Saint-Palais-sur-Mer lies the beautiful Raymond Vignes park lake, ideal for fishing, boating and walking. After a swim and a visit to the shops, take advantage of the night markets, restaurants and atmospheric bars: unforgettable moments guaranteed!

- La Rochelle TGV train station 1 hour away by car and Royan train station 15 minutes away by car.
- La Rochelle-Île de Ré airport 1 hour away by car.
- Stade" bus stop close to the accommodation.

- WI-FI available free of charge.
- There is a garage where you can store your bikes and beach equipment.
- Parking is possible in the property's courtyard, which is secured by a gate.
- For your comfort, the accommodation is prepared before your arrival, but no cleaning or change of linen is carried out during your stay.
