If your idea of holiday heaven is not having to share your beach or jetty with anyone else then this is a rare opportunity. Wonderful Waterfront seclusion on 30 acres. PET FRIENDLY.
5 min water taxi to lakeside hot pools, kayaking, white water rafting and a great cafe.
North facing deck plus huge 11m x 7m outdoor room with second kitchen/dining/living . Built in gas barbecue and extra fridge/freezer. Ideal for groups. Spacious modern 4 bdm holiday home with 2 x bathrooms, high pressure showers with endless gas hot water. 4 x handbasins. Stone top modern kitchen. Heat pump, bedroom heaters, feather duvets and electric blankets for a cosy winter stay.
Hired linen service available @$22pp or bring your own. Please inquire once booked.
We are able to cater for larger crowds with plenty of room for boats, caravans and tents and no noise control. The owners also reside on the 30 acres but you are very private and have exclusive use of the beach. Suitable for events with plenty of room for your marquee. N/B If you want to use the property as a venue for an event with extra invited guests over the number booked to sleep, there is a charge and this must be discussed with the owner when the inquiry is made.
Quality track to the beach that will take any vehicle and does not require a 4WD.
Deep, clear water swimming with commercial size jetty for up to 3 x boats. 5 mins by boat to Manupirua hot pools. Privacy and views over the lake and 100's of acres of tribal land. Modern construction with north facing living/ deck and huge covered outdoor room. Good local store, superette, cafes, restaurants and golf course. 15 mins to closest supermarket. 30 mins to Rotorua central and major tourist attractions. 30 minutes to the coast for the best of both worlds. 45 mins to Tauranga and Mount Maunganui.

Your DOG IS WELCOME if it has its own bedding and you do not mind the extra attention from our Pekinese/Poodle cross up at the farm house. We have a pet fee of $25pn. Please discuss with the owner. All outdoor areas are very private from the rest of the farm. Gates to the beach are left open and live stock moved a distance away for ease of beach access.
A comfortable and relaxed holiday for couples or a group.

SPECIAL CONDITIONS: Smoking outside only. No open fires (Council permits required) Gatherings: $35 per person for over 10 booked whether sleeping the night or not.
There is no charge for tents. $30 per night fee for caravans and campervans separate from the extra guest charge.
Cleaning NZ$150.00 per stay. Hired Linen available @ $22pp.

Great house located at Lake Rotoiti

Lovely open plan house which had plenty of space for our 3 adults and 4 teenagers. Was close to the local boat ramp 3km drive away which was perfect for our 2 days on the lake. Comfy beds and clean and tidy house. We loved our stay.

A lovely place and enjoyed our stay Disappointing that the fridge stopped working and warmed the food so on Sunday morning we had to discard all the dairy and meat products and the vegetables were very limp ( we were out all day and evening on Saturday so had no idea it had stopped chilling) Meryls reply was the fridge is only 2 years old and I’m sorry that it broke down during your stay - no offer of any compensation

Stunning property and location but didn't quite meet our expectations fully

Stunning property with gorgeous views and large enough to accommodate 13 of us. Was however overpriced for what we got and we paid extra for the linen package but beds weren't made (Paid $1300 all up for 1 night for 13 people). We also didn't expect to then pay to dump our rubbish at the refuse station and the RAV 4 was dirty and was missing so badly we couldn't use it to go down to the beach. We had planned to play an outdoor game on the lawn area to the side of the house but there was so much cow dung we couldn't. We get that its a rural property and we loved that and seeing the cows in the paddock next door but it would be nice to have some grass space that is clean to use. Was nice that the owner gave us privacy and our dogs loved running around outside. It's the perfect property for dogs and kids and would be amazing in summer.

Dirty and NOT Private - AWFUL

Total misrepresentation from the ad, it is a glorified shed which is attached to the main house, its so close they can look in and see you through all of the bedroom windows and the bathroom window is completely exposed to their circular driveway which has people coming and going constantly, so that was quite unnerving for our children or parents to have to have a shower or use the toilet. NOT PRIVATE. The furniture is all old and broken, they provide cushions for dining chairs because they know how bad they are.Broken couch, small beds, no room to put anything in the rooms but a small bag. The filth was unbelievable, we scrubbed out the rubbish bins, cleaned the oven and bathrooms. The extractor fans in the bathrooms I don't think have EVER been cleaned. We have photos of all of this if anyone wants to see them.Condensation is a massive problem, with everything getting damp.The steps down to the jetty and the jetty itself are so dangerous as they are so slippery.There are huge holes in the ground near the jetty which if they occurred due to the cyclone, the owner should have disclosed this to us, but they didn't. Unsafe for everyone including our animals.Their old dog likes to yap as soon as anyone goes outside, it DOES NOT stop and no one comes out to get it. The owners were contacted and took no responsibility for any of theses things and stated that it was 'unfortunate' for us and took no responsibility. The MOST misleading ad, save your money and DON'T stay here. AWFUL

thanks for the awesome stay. If I could give one bit of feedback, it would be that covered outdoor area was covered in bird poo and nests when we arrived . didnt bother us as we grabbed a broom and cleaned it up :)cheers

Birthday Getaway

Had an awesome time! We had the freedom and space in the scenic outdoors we wanted. The view is absolutely stunning, the air is so fresh up there. The house was very warm and cosy but even better, the outside sitting area is sheltered from most of the wind and has strong heating! Even in the coldest winter days this place was the perfect goto for our getaway and would recommend to anyone else wishing to book!

For a group of nine with children, the Bach accommodated us well. Plenty of space to park cars and turn a boat. Great view and fun walk down to the lake.

Overall a good place to stay

It's a really nice spot next to Lake Rotoiti with a fantastic view as per the listing photos and was a great location for our gathering. We were slightly concerned at first as the listing images do not show that you are literally right next to a large home where the owners seem to stay, which did feel a bit misleading. However, we never saw the occupants at all and they gave us all the privacy we needed so in the end it really wasn't an issue. (They seemed to be on the other side of the house entirely for the whole time). Overall i would recommend this location.
