SEABREEZE@Longshore: heated swimming pool, spa, tennis court, 2 minutes to beach

Seabreeze is a sunny and spacious 5 bedroom Lockwood house adjacent to the big Longshore beach house and the Tennis Pavilion (a studio bach). It's just one house back from Waikanae Beach, with beach access via a private walkway. Just 2 minutes' walk to Kapiti's best beach!

The three properties share an all-weather (artificial grass) tennis court, a large, heated swimming pool (mid-Sept to end of April) and a big Springfree trampoline.

Seabreeze is comfortable and very well-maintained, with quality beds, a great kitchen and plenty of space.

We have flexible bed configurations to suit families, singles and small conferences etc. All of our beds are superkings that can be split into two long singles on request. (Please ignore the summary bed descriptions from Bookabach - they don't have options to show superkings or long singles! Just click the blue "See all rooms and beds details" link above and you'll be able to see the precise options. )

The living/dining/kitchen area is on the first floor. It's open-plan, with a huge solid dining table for 12, heat pump and wood burner, three leather sofas, access to a first-floor deck and stairs down to the pool area. There's great sun and views all around, and a 55" smart TV, DVD, unlimited WiFi and stereo.

There's a new kitchen with stainless steel benches, double fridges, 5 burner gas stove, large oven, microwave, dishwasher, plenty of crockery etc.

There are two bedrooms on the first floor, each with a superking bed splitable into two long singles. Downstairs are three bedrooms, two with a heat pumps: Bedrooms 3 and 4 each have a superking bed splitable into two long singles. These two rooms have a lockable interconnecting door, so are perfect as a family suite. Bedroom 5 has two superking beds, each splitable into two long singles. Pillows and feather & down duvets are supplied; linen and bathtowels are optional.

There are two new bathrooms on the ground floor and one bathroom on the first floor, plus a hot and cold outdoor shower. There's continuous mains pressure hot water. There's a separate laundry with clothes-washer, dryer and supertub.

The backyard features a shared and fully fenced swimming pool, heated from mid-September until the end of April. Seabreeze guests also have a separate area with 7 seat spa pool, sun loungers on extensive decking and a big outdoor dining table.

There's plenty of parking in the front yard and a bus stop across the road.

Waikanae beach is the best on the Kapiti Coast, north-west facing and sheltered by Kapiti Island.

Seabreeze can be booked singly up to 12 months ahead or with Longshore up to 15 months ahead.

Special conditions:

Maximum overnight guests: 13 (12 in beds, 1 on a foam mattress). The base rental covers the first 6 guests; per-guest charges apply thereafter. A bond is usually required. Smoking outside only. Please discuss proposals for special events with the owners.

The minimum rental period may be negotiable - please enquire. (We seldom accept one-night hires due to the cost of setting up and cleaning up the property but will consider two-day one-night hires for mid-week business conferences. A supplement applies to 1-night hires, if accepted.)

The tennis court, trampoline and swimming pool are shared between Seabreeze, Longshore and the Tennis Pavilion. The swimming pool is heated from mid-September to end of April. The swimming pool is for the exclusive use of Seabreeze guests in the evenings (after 6pm) and before 9am in the morning.

Sorry - we cannot accept any requests for noisy parties at Seabreeze due to the possibility of disturbance to our neighbours. Definitely no 21sts, stag or hen parties etc. Well-managed family celebrations including intergenerational groups are welcome. Strictly no noise that can be heard by neighbours after 10pm.

Sorry - no dogs (except guide dogs).
