Security Deposit: This property requires a $1000 refundable security deposit due no later than 5 days prior to arrival. The value of the bond will be added to the total at the time of booking.
Important note for party planners: Unfortunately, this is not the property for you. This home is located in a quiet neighborhood, so a hens/bucks/schoolies type celebration is not appropriate. We can easily determine if the house rule of “No parties or events” is disrespected, and this means additional charges and/or eviction will apply, which everyone wants to avoid. If you are unsure, please enquire before booking.
How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable. Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2 pm on your arrival day via SMS and you will use this code for the duration of your stay.
Pets: Pets are allowed in this property.
Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO.
No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.
Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.
Cameras and Noise Monitoring: There are # external security cameras installed at this location presently but the owner reserves the right at any time to install additional external cameras at their discretion. Cameras are positioned to view X Y Z areas for external security monitoring only. All cameras are installed in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.
Guest Registration / ID Check: Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for a photo ID i.e. a copy of your driver's Licence or Passport. The primary booker will also be required to complete a list with the guest's names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.
Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

Absolutely amazing property to stay in. Fastest way to escape the hustle and bustle of the city life would be to stay in this property which is nice and secluded from the hectic world, while also being close to all necessities like shopping.

So I’m not one for a review but after our stay (Anzac weekend) I felt it was necessary to write an honest and legitimate review of our experience.After booking this property back in January for a family weekend away (14 family members) unfortunately we were left quite disappointed and misled. Trying not to be picky but when you’ve got an expectation based on their selling points it’s hard not to be. In the 3 days we were there we were met with issues across the entire time. The entire exterior living(massive selling points) were very disappointing. The back deck was wobbly and the glass balustrade was shaking with the seals falling out. (A massive safety hazard). The BBQ had clearly not been cleaned the since the last time it was used thankfully we brought our own. The pool area looked like it hadn’t been maintained in quite some time. Broken furniture and tools around the pool, over grown plants and trees, spiders everywhere that looked like they’ve been there for quite some time. The fire-pit area was sitting right next to the property’s sewer pit which was the first shock, which stunk 24 hrs. it was also nothing like the images in the ad, the chairs and cushions were disgusting and covered in dirt and moss with creatures all over the place- understandable it’s an outdoor space but we all have outdoor spaces at home which we can maintain. refer to the images for some visible proof plus the remainder of our review as screenshots as there isn’t enough space here.

Joshua your stay and all communication have been thoroughly reviewed. It’s important to note that during your time at the property, you emailed to say there were no issues and described your message as constructive. Only after departure did your tone shift and further complaints emerge.
The property was professionally cleaned, well maintained, and presented as advertised. Additionally, we have provided Stayz with an official building report confirming that your claims regarding a "The back deck was wobbly and the glass balustrade was shaking with the seals falling out" are false.
