OTHER THINGS TO KNOW:

• We have a minimum age requirement of 30 y/o to be able to book the property.
• Check-in is after 4 pm - UNLESS you obtain prior written authorisation.
• Upon booking, we require a photocopy of the lead guest's driver's license, which matches the credit card used to book.
• No more than 18 people allowed at the property at any time.
• Outdoor music must be kept low and must end by 8:00 PM. Music or amplified sound should not be audible beyond the front gate.

SECURITY

• Security cameras monitor the outdoor perimeter and driveways. If cameras are tampered with, we reserve the right to visit the property to fix the issue.

PARKING

• A maximum of 10 cars is allowed unless approved beforehand. RV parking is available upon request. No Street Parking.

EARLY CHECK-IN / LATE CHECK-OUT

• Early check-in and late check-out are based on availability and at the host's discretion. While we always try to accommodate, we can't guarantee it, and it may involve an extra charge depending on the circumstances. Please confirm with us ahead of time.

HOUSE RULES

• Treat this home like it’s your own. Under no circumstances are loud noise or unauthorised gatherings allowed. Outdoor noise must be kept to a minimum after 8 pm. No fireworks are permitted. Smoking is strictly prohibited inside and will result in a $500 fine.

BBQ GAS GRILL / KITCHEN OVEN

• Our property offers a gas grill for your enjoyment, perfect for outdoor cooking. Please note that guests are responsible for cleaning the grill after each use and before check-out. If the grill is not cleaned to a satisfactory standard, a $150 cleaning fee will be deducted from the deposit. The same policy applies to the kitchen oven. Thank you for helping us maintain these amenities for all to enjoy!

CANCELLATION POLICY

• We adhere to a strict cancellation policy. There are no refunds or reschedules without travel insurance. For any concerns regarding potential cancellations or changes, including health issues, emergencies, or other unforeseen events, we highly recommend purchasing travel insurance.

GUEST POLICY

• Unauthorised guests will result in an immediate cancellation of your reservation without a refund. Only the booked number of guests is permitted.

MUSIC & NOISE

• Outdoor music must be kept low and not extend beyond the property boundary. No music is allowed outside from 8 pm to 8 am. Disturbances may lead to immediate removal without a refund.

OUTSIDE VENDORS

• All external vendors must be approved prior to arrival and adhere to guest limits.

NO CONFETTI OR GLITTER

• Absolutely no confetti or glitter is allowed anywhere on the property. If found, an additional cleaning fee will be applied.

NON-SMOKING PROPERTY

• This is a smoke-free home. No smoking of any kind, including cigarettes, cigars, vaping, or marijuana, is allowed indoors.
