You will love Hicksie: a charming, quiet cottage, created by the owners of Carol Hicks Bolton, a world renowned home furnishings and antique store. It's the perfect place for a get away, an easy three block walk to Main Street. You'll find lavish, inviting bedding, cozy spaces, and plenty of room for your extended family or fun friends. We want to welcome you to our little town. You'll want to come back again and again to enjoy sweet fellowship around the big kitchen table.
The space There's lots of room for a cup of joe and lots of family or friends. Three bedrooms, and two sitting areas (one with a cushy sleeper sofa) with a cozy, welcoming dining room, this sparkling clean spot is one you won't want to miss. Mary Englebreit's Home Companion, as well as Victoria Magazine and Country Living Magazine and HGTV, as well as others, have all published our little jewel box.
You'll want to bring your favorite checkered picnic blanket for our great big back yard. The shady Cypress tree welcomes you to Hicksie, and it's the perfect place to relax after your day of shopping or climbing Enchanted Rock.

As much as we love our sweet pets, we also love our guests who have allergies. So NO pets at all and no smoking at all.

We thoroughly enjoyed our stay in this lovely home. It was comfortable, peaceful and beautifully decorated. Very close to Fredricksburg’s shopping and museum district. The host was friendly, kind and very easy to work with. Would recommend!!
Plenty of room for the six of us. Very clean and comfortable. Close to downtown and wineries! Big kitchen that was stocked well for nights and and cooking with friends!
We went to Fredericksburg for my niece's bachelorette and a few of us stayed in this beautiful house because we preferred a quiet retreat while the bridal party stayed about a block away. What a special treat this house truly was. We hope to come back and will seek to return to this property! So comfortable and I can't say enough about the detailed high quality of every room. Just perfect.
My sister in laws, mother, and myself stayed in this house for a girls weekend. We absolutely loved it! It was perfect! Super close to main street for shopping and the house was super cozy! We had 5 people in our group and we had plenty of room. It was in the 30s outside but you would’ve never known that inside the house. For an older house it kept warm really well! We absolutely loved it and would definitely book again!
The property was uniquely quirky and fun! There were interesting photos and items throughout the property, indoors and outdoors. I love antiques so really enjoyed it. If was clean, comfortable and a fun place to enjoy family scattered throughout the US, in Fredericksburg for a family wedding. The hostess was especially kind and patient with me during this, my first VRBO booking experience. I am grateful. One small item…you might add more hangers to the closets as we all had dress clothes to hang up. Thank you for a wonderful stay!
My husband, my son, my granddaughter and I stayed at Hicksie as part of my granddaughter's high school graduation gift. We shopped in Fredericksburg so that our granddaughter could choose some items for her dorm room this Fall. She was over the moon that we were staying at the 'Carol Hicks Bolton' house! Janet welcomed her with a kind personalized note and gifts. The house is warm and inviting, lending itself to our conversations and laughter. We played games in the breakfast and living areas; retreated to our cozy bedrooms for brief rests after days of shopping; and made use of the perfectly appointed kitchen. Thank you to the Hicks sisters for making our granddaughter's graduation trip one to remember!

We pulled off a Thanksgiving dinner in this home! It was so well equipped we had everything we needed. It's a beautiful home with plenty of living space and comfortable seating! Beds were comfortable with nice linens and the home was very clean. Nice outdoor space to enjoy as well. I would definately stay again!

We had an amazing experience in Fredericksburg. The location of this property is great and so convenient for downtown shopping and events like Oktoberfest. I highly recommend staying here.
The house was just as listed. Kitchen is well stocked. We cooked Saturday night for 9 women and it had all the cooking utensils and pans we needed! It has a cozy feel, which made it easy to relax. Host was very friendly and make check-in very easy. We all would highly recommend this house.
We had a wonderful weekend in Fredericksburg. The House was darling . Beautifully decorated. Lots of charm . Had perfect space for all the girls and the back patio was an added bonus. We all enjoyed sitting out under the lights . Janet was so easy to work with and quick to answer any questions. Loved making memories in the house
We used this as a bachelorette party location it was great for group meals around the large dining room table. The outside space was cute also. The chairs could have been a bit larger for adults. Most of us could not fit. The personal touches were fun to create stories about. Some items could us updating for functionality rather than just the looks of antiques. The one bed I would only recommend for children.
The property was even better in person. I was nervous since some houses are smaller in person than in pictures, however the house was very spacious! We had a group of 9 and did not feel crowded. The host left us a cute local gift and was quick to respond with any questions I had. I would stay here again in a heartbeat! You will not be disappointed if you stay here!
The house was adorable and even better than the pictures. It's just a few blocks drive to main street and very close to a lot of cute shops and restaurants. It is also conveniently located not far from H-E-B and a gas station. The host is very nice and easy to contact if you have any questions, she even left homemade brownies for us. I would book this place again!

We are three sisters...all crazy creative, home furnishing store owners, (in Fredericksburg and in San Antonio) and designers with a heart to have you have a home away from home...but we want it to be even better than that. We've traveled all over the world, but when we think of YOU coming to vacay in our beloved Freddy, we want your time to be THE BEST!! So we have not only redone, repainted, reimagined and fluffed the amazing bed linens and made the best backyard experience ever, we are thinking of incredibly fun experiences for you right inside "Hicksie". We are offering in home massages, personal wine tastings and yummy dining-in options or even a house concert with our very own willowcitymusic.com. So in case you just need to come to Freddy to regroup or refresh, you can do it all right here at Hicksie. We'll leave the light on. :)

A little bit about our cottage bungalow, Hicksie
Our sweet little mama, Rosa Mae Gammon Hicks, lived and loved in this house for 20 years. Like the Proverbs 31 woman she was, verse 16 says "She considers a field and buys it." Mama bought this little dilapidated house because she wanted to live across the street from our youngest sister Janet and her family ( because she's the favorite, not for the book). Janet's very talented husband, Tom, was the mastermind behind the glorious re do, just as mama wanted it. She would often brag about Tom and say "You should have seen this place before Tom Proch got his hands on it. Do you know Tom? He lives right over there, here's his number, you should call him." She loved this little house and loved filling it with all her found treasures. Every Saturday she was up and off to a new flea market or antique shop. It was a house of cream colored yumminess. Many still remember the many magazines that featured mom's home, Mary Englebreit's Home Companion, Country Living, Country Home, Tyler Beard's book, "Lone Star Living" and HGTV's Country Style. She was often referred to as the Queen of Cream. Our little 97 year old mama, a child of the depression, would often look around her home with tears in her eyes and say, "Who would have ever thought little Rosie who had no shoes, would live in a house like this." We know she would love the few changes we have made and would be so pleased to share her little jewel of a house with you. Enjoy her little bungalow and thank you for coming.
