Guests have exclusive access to the entire property (excluding a few locked storage areas e.g. a few wardrobes in some of the bedrooms, a few cupboards in the kitchen and bathrooms).

Entry is contactless with a digital door code provided prior to check-in.

Please note: the Garage is not accessible and parties or gatherings are strictly prohibited in accordance with local council regulations and our house rules.

🔇 Noise & Quiet Policy

- Strict no-party / no-event policy. Casa Bella is intended for peaceful stays only
- Quiet hours from 10pm – 7am to respect our lovely neighbours
- We welcome respectful guests who appreciate a quiet, premium environment and wish to enjoy the home and its surroundings as a private retreat.

💦 Pool & Spa Policy

Regarding the Pool and Spa, please ensure you follow the rules below:

- Children must be supervised at all times
- Do not obstruct / force open / leave open the self-closing sliding door
- Under no circumstance is glass permitted in the backyard
- If broken glass is found in the pool it will have to be emptied and treated at the primary guest’s expense
- No running around the pool, as tiles are slippery when wet
- The Spa bubbles can be activated via the button near the rear stairs. Please ensure to turn off when not in use.
- Children must be supervised at all times near the pool and spa area

🐾 Pet Policy

- Casa Bella welcomes small, well-behaved dogs (under 10 kg) by prior approval only
- A $75 pet cleaning fee applies per stay
- For the comfort of all guests, pets must remain off beds and furniture, be supervised at all times, and never left alone inside the property
- Guests are asked to clean up after their pets, including outdoor areas
- Any damage or additional cleaning required (e.g. carpet or upholstery soiling) will be charged at cost through Airbnb’s Resolution Centre

We love hosting responsible pet owners who care for the home as if it were their own.

🚭 No Smoking or Vaping Policy

For the comfort and safety of all guests, smoking, vaping, and the use of any e-cigarette devices are strictly prohibited inside the property, including all indoor rooms, bathrooms, and hallways.

A $250 deep-cleaning fee will apply if smoke or vaping odours are detected inside the home, or if evidence of smoking/vaping is found.

For transparency, VRBO also collects a refundable $500 security deposit as part of the booking. This is held by VRBO and is automatically refunded after checkout, provided there is no damage or breach of house rules
