The Space:

This immaculately presented home offers everything you need for a relaxed and comfortable stay. The heart of the home is the open-plan kitchen, dining and living area, a light-filled space designed for entertaining. The gourmet kitchen features a full gas range and oven, stainless steel dishwasher, large fridge-freezer, and a generous island bench with four bar stools. A wine rack and full suite of appliances including an air fryer, microwave, and coffee maker mean you'll want for nothing.



The dining table seats six and flows seamlessly through sliding doors to a fully covered outdoor deck, complete with a six-seat timber setting and a Weber BBQ, ideal for alfresco meals in any weather. The spacious lounge features two recliner sofas, air conditioning, and a wall-mounted TV. A second sitting room/snug off the main living area offers a second TV and built-in bench seating, great as a kids' retreat or quiet reading nook.



All three bedrooms are freshly made up with quality linen and towels. The master bedroom includes its own heat pump, wall-mounted TV, and full dresser set. The main bathroom is beautifully appointed with a soaking tub, separate shower, and stylish floating vanity. A second bathroom with shower and vanity serves the remaining bedrooms. The home also features a double internal-access garage and a wide concrete driveway with plenty of additional parking.



Guest Access:

Guests have exclusive use of the entire home, including all indoor living areas, the covered outdoor deck and BBQ, the double garage, and the fully fenced front and back yard. You will receive a door code prior to your arrival for self-check-in at your convenience.

Basil Inn is situated in a quiet, well-established residential area of Rotorua, close to everything the city has to offer while remaining peaceful and easy to come home to. You're just a short drive from Rotorua's iconic geothermal attractions, the lakefront, Whakarewarewa Redwood Forest, cafes, supermarkets, and the city centre. The neighbourhood is family-friendly with tree-lined streets and a relaxed suburban feel.



Getting Around:

A car is the easiest way to explore Rotorua and the surrounding region, and there is ample parking at the property. Most of the city's major attractions, supermarkets, and restaurants are within a 5–10 minute drive. Rotorua's town centre and lakefront are easily accessible, and the wider Bay of Plenty region including Tauranga, Wai-O-Tapu, and Hobbiton is within comfortable day-trip distance.
