Kaslo, Ainsworth Hot Springs and outstanding golfing, hiking, biking, fishing, paddling and skiing are within easy reach.

Set within mature forest near Kootenay Lake, this bright, spacious suite is a place to disappear for a while. Step outside and wander private trails, listen to the birds and the creek, or find a quiet spot in the shade. With no hosts or other guests staying on the property, the space—and the solitude—are yours.

Mornings begin with coffee overlooking the forest. Days can be spent at the lake, hiking, paddling, cycling or exploring Nelson and the Kootenays—or simply going nowhere at all. At night, the forest grows quiet and the dark mountain skies are made for stargazing.

THE ACCOMMODATION
The private, open-concept suite is designed to be a bit of luxury for a weekend getaway and fully equipped for a longer stay. Features include ground level access, polished concrete floors and fine wood finishing throughout, and lots of light. Surrounded by greenery, the suite is immersed in views of forests, mountains and lake.

A full kitchen with induction cooking, dishwasher, fridge/freezer and everything needed to prepare meals makes staying in - easy. The living area has comfortable places to read and relax - a wide, comfortable sofa, a sunny window bench, high-back velvet chairs - as well as a dedicated workspace with high-speed Starlink internet.

The peaceful bedroom features a queen copper-frame bed, premium gel-memory-foam hybrid mattress and quality linens - and the magical trio for restorative sleep: a quiet, dark and cool space.

The spacious ensuite bathroom has a large tiled walk-in rain shower, marble vanity and plush towels.

Radiant-heated polished concrete floors provide wonderful warmth in winter while helping keep the suite naturally cool in summer.

12 ACRES
The property itself is part of the experience. Explore the forest, take in the vibrant coolness of the creek, watch for wildlife, or simply enjoy having this much space and quiet to yourselves. Out-and-back trails wander through the gentle grades of the forest. For the fit and experienced hiker, a steep hike is possible to visit the waterfalls on the property - historically a destination for weekend visitors from Nelson, who from 1898 and for 60 years, would take day trips to Procter on the passenger-carrying steamers S.S. Moyie, S.S. Kuskanook and S.S. Nasookin.

This unique property also features an on-site hydro system that powers the estate year-round; pristine, mountain sourced drinking water; and ecologically-based forest management. It is adjacent to Crown forest land and the Harrop Procter Community Forest.

For guest and host safety, exterior security cameras are located on the south, east and north facing sides of the house, and provide monitoring of the upper driveway, parking area, and part of the back yard.

THE SURROUNDING AREA
Kootenay Lake, a public wharf, and a boat launch are just two blocks away from the property. The free, 24/7, very pretty Harrop-Procter ferry ride across the West Arm of Kootenay Lake provides access toward Nelson; Procter is also a central staging area to visit Kaslo, Ainsworth Hot Springs, Balfour and the whole north end of Kootenay Lake. The world´s longest free car ferry departs from Balfour and crosses the center of Kootenay Lake to the East Shore and Creston. Some of the region’s best beaches, and world-class hiking, biking, golfing, fishing, paddling and skiing are all available as day trips from the property. Plan your adventure!

We have lived on this property for nearly 20 years, and we love the nature, wildlife, peace and solitude. Lately we have been practising active fuel management on the property and in the past we have had large vegetable gardens and domestic livestock on the property.

Pamela is a forest ecologist and former researcher with the BC government. When we’re not cleaning up the woods in Procter, we love sailing, hiking, skiing, fishing, reading, and cooking.

We’re grateful to share this special property with respectful guests who seek to enjoy nature, calm and peace.
