Welcome to The Hamptons Retreat, a beautifully appointed home offering relaxed resort-style living in a quiet location just minutes from Lake Mulwala. Designed with families and groups in mind, this spacious property comfortably accommodates up to eight guests across four generous bedrooms and two bathrooms, providing the perfect setting for a relaxing Yarrawonga Mulwala escape.



The heart of the home is the light-filled open-plan kitchen, dining and living area, creating a welcoming space to gather, relax and enjoy time together. The fully equipped kitchen features quality appliances and everything you need for a comfortable stay, while the beautifully furnished living area includes a Smart TV and complimentary Wi-Fi. Ducted heating and cooling ensures the home remains comfortable throughout the seasons, with a dedicated study nook providing a convenient space for those who need to stay connected.



Step outside and the home truly comes into its own. The resort-style outdoor entertaining area is centred around a solar-heated magnesium swimming pool, creating the perfect place to spend long summer days relaxing poolside. The outdoor kitchen is ideal for entertaining, complete with a BBQ, bar fridge and sink, allowing you to enjoy easy alfresco meals with family and friends.



The thoughtfully designed floor plan provides plenty of privacy, with a luxurious master suite positioned separately from the additional guest bedrooms. Guest Access:

Guests have exclusive access to the property during their stay, however the Garage is not available for use.

Check-in instructions, property address details, and access information will be emailed 24 hours prior to arrival.

Getting Around:

Yarrawonga, Mulwala and the surrounding region are easy to explore, with a local taxi service available for convenient transport. Many local clubs and selected hotels also provide complimentary courtesy bus services, making it easy for guests to enjoy dining, entertainment, golf, and social events without the need to drive. Whether you're heading to a restaurant, winery, golf course, or one of the area's popular clubs, transport options are readily available throughout your stay.

Karen Mitchell heads up the reservations team, all specialists in premium holiday accommodation throughout Yarrawonga, Mulwala, Bundalong and Woodlands. Karen is a Murray River Tourism Ambassador and local tourism advocate who enjoys golf, water sports, food, wine, and showcasing everything the region has to offer. Along with local team members Jo and Kyla, Karen is committed to ensuring every guest enjoys a memorable stay.



Booking Terms and Conditions:



Photo ID with residential address is required within 24hrs of making a booking.

Private functions or parties are not permitted



Standard Booking Cancellation Policy

Payment of the rental deposit confirms acceptance of these Booking Terms and any Property Specific Terms and Conditions. Property-specific conditions may apply to matters including noise, swimming pools, pets and parking. The rental deposit required is 50% of the booking total. This is required at the time of the booking.



Booking Payment

The remaining balance must be paid in full 28 days before the booking date. If payment is not received, the owner may cancel the booking and attempt to re-let the property.



Direct Booking Cancellations

Cancelling 6 or more months before the booking date:

Refunds are subject to a $150 administration fee, with the 3% (approx.) merchant fee non-refundable.



Cancelling within 90 days before the booking date:

Deposits are non-refundable unless the property is re-let for the full booking period at the same value.

Refunds are subject to a $150 administration fee, with the 3% merchant fee non-refundable.



Cancellations of a peak period booking, or with less than 28 days’ notice, a $250 refund administration fee applies where a refund is otherwise approved.

Deposits are non-refundable unless the property is re-let for the full booking period at the same value. If the property is re-let at a last-minute discounted rate, the booking deposit will cover the difference in the booking total tariff.



Medical Cancellations

Medical cancellations require medical evidence. Options will depend on the booking date, number of guests, availability to re-book within three months and owner approval.

If approved, the guest must still pay for any cleaning completed and linen used to prepare the beds.



Booking Changes

Request for a date change will depend on the booking date, number of guests, availability to re-book and owner approval. Changes to bookings will incur a $45 administration fee.

If the preferred dates are unavailable, we may seek owner approval to transfer the booking to another property.

Transferred bookings remain subject to the standard cancellation policy.



Peak Periods

Peak-period bookings, include:

Melbourne Cup, Christmas, New Year’s Eve, January, Australia Day, Labour Day long weekend, Easter, June Long Weekend and AFL Grand Final weekend.



Third-Party Bookings

Please note, the YMHH cancellation policy overrides bookings made through Airbnb, HomeAway, Booking.com, Stayz or other third-party websites/agents.

Cancellations, changes and postponements must be requested through the relevant booking platform.

Third-party service fees, booking fees, commissions and merchant processing fees may be non-refundable according to the platform’s terms.

Where the Property Manager receives funds from a third-party platform, any approved refund will be processed within 7 days of receiving the funds. Funds will not be returned before the original booking dates where the platform’s payment terms prevent this.

For Airbnb bookings, please do not select “Request Money” when requesting a cancellation. Follow the cancellation process provided by Airbnb.

Third-party booking changes are subject to availability, the booking site’s conditions and owner approval where required.

Security Bond

A $1,000 security bond applies to all bookings

Where a security bond has been paid in advance, it will be returned within 7 days, provided there are no applicable deductions. No administration fee applies to the return of the security bond.
