The Space:
Notice: This cabin does not have a washer or dryer. We have Wi-Fi however it can be slow for periods of time, this is a rural home. The home is on well water so you may experience a sulfur smell during your stay due to the type of water piped into this home. We have installed a charcoal aerator to minimize this smell!
This sweet little cabin on the St. John's River is a secluded family or friends vacation dream!
GET OUTSIDE: This is by far the star amenity! Get out into nature! Enjoy the dock, patio, basketball court, zipline, fishing poles, football and soccer ball.
FAMILY ITEMS: We have lots of baby and toddler family items on site: jumper, pack n play, kids toys, books and games.
The Layout:
Bedroom 1: Has a queen bed,
Bedroom 2: Has a full bed.
Additional sleeping: There is an air mattress in the closet of the queen bedroom.
Bathroom: Full bathroom with a walk in shower.
PARKING: 2 designated parking spots are marked with signs on the north side of the cabin which can easily be seen when you have come down the driveway. Please keep cars there to avoid blocking neighbors coming and going.

*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Entire space and property is included in this rental.
The Neighborhood:
We share land with the neighbor, there is no fence. The driveway belongs to the neighbor, and we are allowed to use it for ingress and egress (entry and exit) ONLY. The property line is marked by the large tree on the south side of the property between our home and the yellow house next door. Please stay on our property.
NO ATVs or 4-wheelers allowed.
This secluded neighborhood is extremely residential but rural and quiet. It is 25 minutes to the grocery store and 10 minutes to the gas station.
Getting Around:
We recommend having a car for the duration of your stay.
Other Things to Note:
Rental Agreement: A quick virtual rental agreement is required—simple and guest-friendly!
Please be aware that certain vendors, such as lawn care, pool and other routine maintenance providers, may visit the property on a weekly basis. Their visits are scheduled based on weather conditions and other factors, so they do not have a fixed schedule.
Guests must be 21 or older to book.
This home is on well water. You may experience a sulfur smell during your stay due to the type of water piped into this home. We have installed a charcoal aerator to minimize this as much as possible!
We have Wi-Fi however it can be slow for periods of time. Please understand, this is a rural home.
There is no washer or dryer on site and no dishwasher.
Trash is collected from the porch area on Mondays, please be sure to have all items bagged and ready for him!
Please note, you will encounter nature here. There are bugs, frogs, snakes, and spiders. While we do have regular pest control in and around the house, you cannot stop nature. Outside you may encounter some friendly, and not so friendly creatures. Please use caution and be smart, they're more scared of you.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.We share land with the neighbor. The driveway belongs to the neighbor, and we are allowed to use it for ingress and egress (entry and exit) ONLY. The property line is marked by the large tree on the south side of the property between our home and the yellow house next door. Please stay on our property.
