Very nice, but some things to consider based on your group
The host always promptly replied to questions before we arrived and during our stay.
The bedroom beds were very comfortable and the house was clean. It was a very nice stay, but not exceptional. I'm listing the items we noticed not as a negative review, but because they could impact your decision to stay.
Occupancy is realistically 10-12. The pull outs in the media room are uncomfortable & not sleep-worthy.
No bathroom in the common areas really is an issue, especially for those whose bedrooms are not on the 1st floor.
The "railings" going to the upper and lower level are ropes. While aestetically pleasing, they offer no support and I contend would be worse than nothing if you needed to grab for balance. Some of our family members with aging knees rely on railings for support.
The kayaks were "well loved" and could have used new cloth seats to replaced the ripped ones.
We were a group of 11-14 people. We like to play family games and eat as a group. The upstairs table could squish 8 [6 comfortably] and the breakfast bar sat 4, which meant we couldn't eat or play as a group.
The hot tub is older. Most of the jets didn't work, although it was clean and warm.
The windows in the main living areas were painted shut. Check-in instructions said not to prop the doors open, but it was a sauna even with outside air temps in the high 70s, especially when cooking. Check-in instructions said AC would kick in if it was 95!
We did have a very nice family reunion here.
