We are offering this charming 30 m² flat for rent in the municipality of Grosseto-Prugna, complete with a 70 m² terrace, air conditioning, sea and scrubland views, and access to a shared swimming pool within a small, private residential complex.

Situated on the first floor (on the raised ground floor of a residential complex), it comprises a lovely 20 m² living room, a fitted open-plan kitchen, a beautiful bedroom with storage space for two people, and a shower room (with toilet), and you can enjoy a shared garden with the complex as well as a lovely private terrace with plants and a pergola.
The flat is ideally designed to comfortably accommodate 2 guests; the kitchen (fridge capacity and storage space for groceries) is suitable for 2 people. However, it is possible to accommodate two additional guests with slightly reduced comfort, thanks to the sofa bed in the main room, which can be used as an extra bed. Wi-Fi is included – we’re just waiting for you!

The accommodation is laid out as follows:
- A 20 m² living room (with air conditioning), double sofa bed
- An open-plan kitchen equipped with, amongst other things: an electric kettle, oven, microwave, toaster, dishwasher, hob, Nespresso pod coffee machine…
- A bedroom with a double bed (140×190), TV and air conditioning.
- A bathroom with shower, heated towel rail and toilet.

Outdoors:
- A private, enclosed terrace of 70 m², facing east / south-east / south, with outdoor furniture (pergola, gas barbecue, etc.) to enjoy sunny days and the 180° view of the sea, scrubland and mountains.

Communal areas:
- A swimming pool (unheated) shared with the residents of the block of flats, open from June to September (opening dates subject to contract) and fitted with an alarm system.
- A garden enclosed by hedges and gates, shared with the residents of the block of flats.

For even greater comfort, the owners have decided to invest in the following additional equipment: washing machine, plancha, ironing board and iron, and a cot.

The flat is ideally situated in Grosseto-Prugna, on the shores of the Gulf of Ajaccio, in the municipality of Porticcio, in a very pleasant and peaceful setting set back from the coastline, which can be noisy in summer. You’ll find all the essential shops nearby, as well as boutiques, restaurants, bars and a market…

If you choose to come by car, you can park directly in the residence’s private outdoor car park (unnumbered spaces; 1 vehicle).

- Nearest airport: Ajaccio airport, approximately 15 minutes’ drive away.

Other notes:
- Air conditioning is available in the living room and bedroom.
- Free Wi-Fi available (fibre optic).
- Pets are not permitted in the accommodation.
- Bed linen and towels available on request, at an additional cost to be paid on site at reception: a kit comprising bed linen, towels, bath mats and kitchen tea towels: €15 per person.
- End-of-stay cleaning includes preparing the property for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use.
- There are no stairs to access the property from the car park.
