Welcome to Three Streams, in the beautiful southern VT & NH borderlands. Nestled in a hollow between Parker & Coburn Hills in historic Rockingham, VT, our property is tranquil, rural and close to numerous area attractions (~30min. to skiing at Okemo & Magic; ~45min. to Bromley & Sunapee). We're a working tree farm, and have outfitted our c.1790 farmhouse with rustic and modern touches to provide a fun & cozy stay for our guests. We think you'll love it as much as we do!
Our land - 30 acres of young, regenerating forest and older, second & third growth forest - is available for guests to explore and enjoy. It features hiking trails, hillside vistas, a large pond -- and of course, three streams! The largest of these, O'Brien Brook, boasts several lovely waterfalls in a scenic gorge. Camping and campfires may be allowed, by request.
The living room centers around an enormous picture window giving onto the serene woods and pond, while a wood pellet stove and two oversized sofas invite you to sink in with a good book, start a board game on the huge maple coffee table, or relax to a movie on the 65" HD TV (Netflix is complimentary here and on TVs in two bedrooms, or sign into other apps with your credentials). 100+Mbps Wifi is available throughout the house, and original artwork by several artists is featured in each room.
The "main room" is the heart of the historic farmhouse, where a dining table (expandable to seat 8-10) stands across from a well-appointed kitchen with granite countertops, a vast butcher-block slab for preparing meals or gathering around, and top-notch appliances. Sleeping quarters include a master bedroom with king bed and sitting area, an office with a full futon, and a full bath on the first floor. On the second floor, a welcoming bedroom with queen bed and optional single air mattress adjoins a semi-private studio with single bed & trundle bed, as well as a second full bathroom. For larger groups, two plush living room sofas can each comfortably sleep an additional person.
The house includes an attached garage with automatic door, which guests may use to access the cellar, where there is seating for taking off boots and hooks for hanging wet garments.
SOME IMPORTANT NOTES:
Guests may use the entire main house and the surrounding land. The upper, detached garage is off-limits. You will be provided with a keycode to the front door and a code & remote control for the lower, attached garage.
Two cats live here, part-time, during our non-rental season. They are not big shedders and we vacuum regularly -- but if someone in your party is highly allergic, this may not be the perfect rental for you.
Two to three cars can park outside the lower, cellar garage, and three more can park near the detached garage (not accessible to guests). If you need to park 6+ cars (!) let us know and we'll make a plan.
All-wheel or 4-wheel drive is recommended for our driveway during the winter. O'Brien Road is mostly unpaved but is well-maintained and plowed quickly after a storm. Please obey the speed limit, as our neighbors & their dogs are often out strolling!
The house is in very good condition and is nicely appointed, but it is a work-in-progress. A few areas are semi-finished and some walls need a little love from the plaster & paint dept. -- but we're confident that none of these will impact the quality of your stay. We hope you'll return to visit again and see our to-do list get whittled down!
The pond is an awesome feature of the property, but it (and the waterfall over the dam) are obviously safety hazards for kids. Please admire it from a safe distance. If it is frozen enough to walk and skate on, we will tell you.
SUMMER & FALL RENTALS: During the warm months, we have work we must do to keep our trees thriving. We will not need to access the house, but may wish to visit the barn, nurseries, and tree terraces. Our primary goal is for guests to enjoy the relaxation & privacy they've come to Vermont for, and we're happy to accommodate your needs -- please drop us a message if you have questions. Of course, for anyone interested, we'd be delighted to provide a tour of the land & trees and to explain our operation!
