This home in Balmoral lake front community has a private boat launch and large beach on the quiet side of Winnipesaukee. The community has a tennis court, basketball court and great park for the kids. The home is just 3/10's of a mile to the beach and 1/2 a mile to a market in case you run out of something. Raised ranch with large family room, including Air hockey, darts and 65" TV to watch the big game. Off the family room is the kids room with bunk beds and a trundle. Upstairs is the master bedroom with a King 15" Memory foam bed, fully updated bathroom and another large bedroom with a Queen 15" memory foam bed. Also upstairs in an updated Kitchen with large island, dining table and Living room for some adult time with a 42" TV. Kitchen is equipped with Non stick pans, blender, coffee pot, microwave, large Fridge, dishwasher and 5 burner electric range. Off the kitchen is a spacious deck with screened in Gazebo for bug free outdoor eating and a gas grill. 15 minutes from Center Harbor where you can catch the ferry to Weirs beach. Gunstock Mountain is just 30 minutes away.

Laurie was so welcoming and helpful with booking. The house was fully loaded with everything you might need for a beach day. The kids had a blast and loved having their own space in the “game room”. We will definitely be back!
This was mine and my family's first vrbo. It was beyond our expectations our host was absolutely amazing the house was exactly what was described. It was so relaxing and quiet. We can't wait to get back.
We had a wonderful time staying at this home. It’s well stocked with everything needed for kids of all ages and plenty of beach supplies! My kids loved having a nightly family air hockey tournament! It’s in a beautiful location, a short drive or walk to a private beach that wasn’t crowded our whole stay. The kitchen is well stocked with supplies, there’s a lovely outdoor patio space and the beds are comfortable. Would definitely come back for another stay!
Late Summer Stay at Balmoral Estates on Lake Winnipesaukee.
We had a great time staying at Balmoral Estates. House was clean with all the supplies we needed. Beach was really pretty and only a .3 mile walk. People were very friendly. the Host went out her way. I had mentioned that we were celebrating my sister's birthday. Host left balloons and a bottle of champagne on the counter for us to celebrate. I highly recommend this property especially for kids and dogs. Beautiful setting and very much geared to families and pets. We would definitely stay here. again.

My now wife and I stayed at Laurie’s property for our wedding up the street at castle in the clouds. The house was so nice the pictures do not do it justice in my opinion! Much bigger than I thought. On top of that Laurie left us a bottle of champagne as a celebratory gift and a greeting. She was very helpful with some of her devices like the Apple TV which we were not used to working and answered very quickly and efficiently. 5/5 would recommend to anyone.
We had such a great time! The house was amazing- so much so that the kids didn’t want to leave the house. It had everything we needed. From high chair to beach chairs. We would definitely come back. We enjoyed the lake and the neighborhood and the neighbors too. Laurie was always quick to respond to my questions and a wonderful host. Thank you so much! We made great memories.
We had a great time and will likely stay here again! The house was extremely clean and it was an excellent set-up for the adults and kids. The private beach was just a short walk and thoroughly enjoyable. Also, just a half hour drive to Weir's Beach. Not many restaurants open monday through wednesday, so early week dining options are limited in the area. Nothing the owner can do about that. I highly recommend this property and my kids do as well!
This property had everything we needed. Plenty of room for two families and awesome for families with little ones. Laurie has thought of everything from gift basket of s’mores to games for the kids! It was just a short walk to the beach and not a far drive to Meredith. The property was clean and we would definitely stay again!!
We had a wonderful time staying here. The house was close enough to the beach and Lakes Region attractions. We are an active family and like to walk. The neighborhood had many quiet side streets perfect for walking. Castle in the Clouds is near by and offers a beautiful waterfall hike and it is free with plenty of parking (the castle is beautiful but there is a charge to tour it) We brought a Bayliner and the boat launch was perfect and the beach is quiet and beautiful. Lovely place. We had a great time.
My husband, daughter and I stayed here for our first getaway as a family of 3, and we had a great time! Laurie was so accommodating and provided all necessary baby-related gear so we wouldn’t have to lug ours from home. The house was spacious, clean, and felt like a home. We highly recommend this property!
We came up for the 4th of July and the weather just didn't cooperate, but even with crummy weather the house itself was great. The beds were comfy, the kitchen great, and the fireplace got used extensively (IN THE MIDDLE OF JULY!). The host even left us sparklers and smores ingredients for our festivities. We didn't get to use the beach much but the time we did it was great (a bit of a walk) and we did put our boat in the water. The ramp can get crowded and it's a single ramp where residents take their time putting in (not the house owner's fault) and you can't park your car/trailer at the ramp so you are forced to drive back to the house or clubhouse and park and walk back down (again, no fault of the host). She even let us borrow her beach chairs, paddle boat, and life jackets. It was a great weekend even though the weather was crummy as could be.
We had a great stay over memorial weekend. The weather was terrible but we made the best of it. The owners were wonderful and provided everything we needed!

I purchased this property as a getaway to make memories with my adult kids as well as my bonus foster children and my grandkids. I wanted a home on the quiet side of the lake so that I could take the kids out on the lake with out dodging other water crafts. When I lived in Alaska we had lake property and those are some of the best memories they have. I wanted to recreate this for the younger generation that we are raising so that they can put down the phones and enjoy the outdoors.
Why they chose this property
I purchased this home because I was tired of renting in New Hampshire and being underwhelmed with the accommodations. I took a very spacious home and updated it, its welcoming and stocked with everything you would need in your home away from home. Its close to everything whether its beaching, boating, biking, golfing, mini golfing skiing or riding snow mobiles.
What makes this property unique
All the beds are extremely comfortable. Kitchen and bathroom remodeled in 2021. Gazebo allows you to each or sit without swatting bugs. Its a quiet neighborhood on the shores of Lake Winnipesaukee. Plenty of parking in front of the house.
