Beautiful waterfront Viceroy cottage on South Muldrew Lake, located on 57 acres with a 1km private driveway. Only 20 minutes south of the town of Gravenhurst.
Boasting over 200ft of shoreline in front of the cottage directly in front of a large front lawn. Terrific for boating, fishing and catching frogs. The shoreline is protected as a natural habitat, but there is a floating dock placed out in the bay for swimming and diving.
You will have at your disposal, a canoe, paddleboat, fishing gear, fire pit, outdoor toys, board games, cards, dominoes, TV, VCR, DVD player, surround sound system, wireless internet, high-end appliances (gas stove, NEW Wolf electric oven, dishwasher, and NEW stainless steel fridge), also a propane BBQ that is connected to the large propane tank.
The living area is open concept with the kitchen and dining room overlooking the sunken family room that has a wood-burning fireplace. Through the French doors off of the dining room, you will find a relaxing Muskoka room (screened in porch) to eat your meals or read and play indoor games bug-free. From there, you can walk down a few steps where you will find the propane BBQ on a spacious deck with ample table room and seating for outdoor eating.
Down the hall, left from the kitchen, you have the main bathroom with shower and tub, followed by a bedroom with a queen bed, and another with two twin beds., The Master bedroom at the end of the hall also has a queen bed with an ensuite with double sinks, a slate-tiled stand-up shower with 4-jets and two showerheads. The Master bedroom also has a walkout balcony overlooking the lake. Perfect for that morning coffee.
The basement is where you will find the fourth bedroom with a double bed and a large TV suitable for hooking up any video games you would like to bring up. You will also find the third bathroom, games room with a pool table and dartboard, as well as all the outdoor, fishing and water gear. We have quite a few fishing rods and tackle but you will need to buy your own live bait.
This part of the lake is ideal for swimming off the floating dock, fishing, canoeing, paddle boating and many other water sports. This end of the lake has less boat traffic resulting in fewer waves and a peaceful environment. Combined with a large front lawn and gradual slope to the lake, makes it ideal for families with young children.
The driveway is approximately 1KM long and is private only to this cottage which makes for a lovely walk/ hike after breakfast or dinner.

NOTES: This cottage is located in a very private and family-friendly part of the lake. We do love sharing our little piece of Muskoka heaven but we do insist on renting to those who can respect the community and its peaceful enjoyment of our lake. We ask that outdoor music is off after 10PM and that your keep your voices down after-hours seeing as the noise really travels over water.

Great location and scenic cottage! Has great amenities and is well stocked for longer stays. Check in and out process is very clear and straightforward. Highly recommend for a summer getaway.
The cottage is located in a peaceful quiet area. Very few speed boats or jet ski's. Owners response time was amazing and overall had a great time with famiy at the cottage.
3 generations, 22-80 years old. Great secluded location on the water. Plenty to do inside and out and well stocked cooking facilities. Hosts were fantastic to deal with. Very clean and we found it as advertised.

The cottage was exactly like the photos. Very clean, well appointed, very comfortable and quiet. You have to canoe or paddle boat out to the floating dock to swim but we all quite enjoyed the exercise and being out on the water. The fire pit outside and the fireplace inside made the evenings very cozy. A wonderful cottage experience!
Our family had a wonderful week at Madiosa cottage. It was very clean and had every item we required to cook, play and enjoy our time both indoors and outdoors. There was a heat wave and fire ban when we were there so we didn’t get to enjoy a bonfire and sleeping was difficult because there was no air conditioning. However the ceiling fans and basement area was cool and we swam a lot off the floating dock. Host was amazing and responded quickly whenever we contacted them. Highly recommend this vacation cottage for families.
This was our second time enjoying this property. It lived up to our previous experience. The property is clean, well-appointed and has striking views over a quiet lakefront. Swimming from a raft and use of small water craft add to the charm. A large expanse of lakeside lawn make it an ideal spot to enjoy outdoor games with family. Nightly gatherings around a firepit for s'mores complete the Muskoka experience.
Our group had an amazing time at this cottage! The yard had plenty of room for our kids to run around and enjoy the ourdoors. The screened in room was key at night time to avoid the bugs when they came out. The lake was also great for both fishing and swimming. Everything was as described in the listing.
The temperature was in the low to mid 20s during our stay and we did not feel that it was uncomfortably hot at all in the cottage. I would recommend this cottage for anyone looking for a place in the Muskoka area.

The house is enjoyable, well- equipped for cooking, offers recreation options. We enjoyed the canoe and rowboat. Lot's of green space for outdoor enjoyment. Waterfront is growing in with Arrowheads, lily pads and other native species. Plenty of firewood for out door fires. A good spot for a larger group. Ozy was always available with answers.
Cottage was very well equipped with absolutely everything we needed. Gorgeous kitchen, lots of windows, comfortable beds!! We loved eating in the screened in porch! It was also spotless when we checked in, so you can tell it is well taken care of!! The lake itself was quite mucky on the bottom but is perfect for kayaking, canoeing, or paddle boarding. The only thing missing was not having a beach, but the floating dock was great for diving. Great spot for a big family.
The cottage was very spacious and well equipped with modern high end appliances. Loved the kitchen with views overlooking the lake. Had great access to Lake Muldrew with a row boat, canoe and pedallow provided. Our grandsons loved the pool table downstairs, We would definitely like to have a return visit.
Nice clean cottage, great wild life. Wish it had better air circulation and air conditioning and a beach. Was very difficult to be boating over to the doc every time we wanted to swim. Otherwise was a nice place :)
We had an excellent time at this property. We had a wonderful balance of inside entertainment with the games room and the screened in room to keep us busy during the rainy days, and the lake and the lawn for sunny days! The lawn is spacious and perfect for throwing a ball around and some outdoor family games. Swimming off the floating dock is amazing - the water is great! The only drawback was that with so much marsh it does get a bit buggy. But on the upside - the marsh brings in beautiful wildlife and fishing opportunities! Would definitely recommend for families or anyone looking for a quiet lake to relax and recharge.
We stayed for 2 weeks and although the weather did nit cooperate, we had a great time. The cottage is very clean and well appointed with many modern amenities that you would not find in a traditional such as a rain head shower, high efficiency laundry, a pool table wifi etc. It is really a very nice house on a lake rather than a cottage! The only drawback is that there is some very marshy areas surrounding and, because we had lots of rain there were many bugs. However, because of the geography, there were many beautiful birds, including a Great Blue Heron, humming birds and woodpeckers!
