Step into your fully stocked apartment right in the heart of downtown Newport! This is a very cool space, boasting 2 bedrooms, one with a queen size bed, and the other with two twin beds. There is also a pullout sofa in the living room. The kitchen comes fully equipped with everything you need, and the bathroom has undergone recent renovations including a walk in glass shower. The unit also has a washer/dryer and newly installed mini splits.

86 Spring Street is one of the best locations in Newport. You are a five minute walk to famous landmarks such as Bannisters and Bowens Wharf, Trinity and St. Mary’s Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.
Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.
Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.
Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.
There are two off street parking spots which are on a first come, first serve basis. There are, however, paid public parking lots on Church Street,and also one on Clarke St. which are both just two blocks away. There is also the option of parking for free at another Windward Lot which is a ten minute walk away located off Broadway. Please contact us if you will be needing access to this lot.
86 Spring Street is a five unit building located on Historic Spring Street. Unit Four is located on the second floor, and is the perfect retreat after a day spent wandering around downtown. Step into the entryway and there is a kitchen located off to the left with a dining room table which can seat six. Off of the dining area is a bedroom with a queen size bed. Off of the entryway to the right is a large living room with pull out sofa, and two large lounge chairs. From the living room is the second bedroom with two twin size beds. There is a back staircase from the kitchen which leads down to a shared brick patio. This is really a cool spot, and with recent updates such as the bathroom and mini splits you are sure to feel like you are in a home away from home.
All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.
Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

The house was located in the old historic section of downtown Newport RI, walking distance to everything. It was beautiful, clean, and comfortable. Would definitely stay there again!
the spring st property was exactly as described. immaculately clean, perfect location with excellent AC during a very hot stretch of weather. we had everything we needed for a relaxing stay.
This apartment was the perfect place for my son, his girlfriend and my nephews to stay during a big family wedding! Walking distance to the venue and all the sights in Newport!!

Great place!
We had a fabulous stay here! Everything in walking distance. Bowens wharf all restaurants within 5 min walk. Very safe area. Will be back.

The apartment is in the best location. It is walking distance to restaurants, shops and waterfront, but off the main streets so it is quiet too. The apartment is clean, stylish and spacious. It has everything you need for a comfortable stay. We would definitely stay here again!
The apartment was a great place for us to meet up with our adult daughters and grandpuppy for a weekend of catching up, enjoying good food and nature. Newport is a fun place to spend a fall weekend!

First of all, the pictures don’t do the place justice. It’s huge! And so cute. The location is amazing! The communication with the management team leading up to our visit was top notch. We will absolutely be renting this spot when we come back to Newport!!
Perfect location, huge space, could not ask for more
Location is central to all. Owner is very responsive about one request and one ask-immediate action. Place is HUGE, much larger than photos. Check in was seamless, parking was available most of the time and windows/light all wonderful. Thank you! We actually own a place nearby we rent out in the off season so this was just as good as being at our own place-all amenities of home!
I took my daughters and dog for 2 nights so that we can visit Salve Regina University. The unit was perfect in location, comfort, spacious and tastefully decorated. They provided all the amenities of a hotel stay with plenty of towels and stocked bathroom. It is located 2 blocks from piers and bustle of the shops and restaurants on Thames Street. I would highly recommend this property.

Comfortable, sprawling two bedroom upper floor apartment. Limited parking in a hard to park neighborhood. Kitchen is large but sparsely stocked.

We were in town for a family wedding. Great spot close to all downtown Newport has to offer. Property was very clean. Had an issue with the TV that Matt was able to get resolved for us.
Convenient location close to shops, restaurants, and other amenities. Property is updated and in good condition. Owner was very responsive to a couple of items we needed help with.
The property was wonderful and we totally enjoyed ourselves. And would book this again. A suggestion would be to put something in the upper window in the bathroom as to have some privacy while showering. And maybe some matching china in the kitchen????? Just to be nicer... Bowls for mixing. We had a difficult time just making scrambled eggs!
