Luquillo Beachfront Villa with Ocean Views & Room to Relax

Villa Rosa – Luquillo is located right on the beach; the backyard leads straight onto the soft sandy beach and into the clear-blue ocean.
It is a 3 story house with lots of room for you to spread out and enjoy the beauty of Puerto Rico. The house has 5 bedrooms, 4 baths, fully equipped kitchen, living and dining room, and 2 large porches with to relax and enjoy the views.

There is a 3 Night minimum required over Holidays. Events are allowed but there is a fee to host an event at the property.

We are a self‑catering property, and our goal is to keep costs low while offering you a beautiful, comfortable place to enjoy your vacation.

1. SWIM AT YOUR OWN RISK.
2. AFTER SWIMMING IN THE OCEAN, USE THE OUTSIDE SHOWER TO RINSE OFF THE SAND.
3. DO NOT TAKE BATH TOWELS TO THE BEACH.
4. DO NOT TAKE DISHES, CUTLERY, OR STEMWARE TO THE BEACH.
5. TURN OFF THE LIGHTS WHEN YOU LEAVE A ROOM.
6. TURN OFF ALL A/C WHEN LEAVING THE HOUSE FOR THE DAY.
7. NO SMOKING/VAPING ALLOWED IN THE HOUSE OR NEARS THE DOORS AND WINDOWS. DISPOSE OF TRASH PROPERLY.
8. NO PETS OF ANY SIZE ALLOWED IN THE HOUSE WITHOUT PRIOR WRITTEN PERMISSION.
9. TO AVOID ANTS, DO NOT LEAVE FOOD OUT AND PLEASE PUT ALL TRASH IN THE CLOSED CONTAINER IN THE KITCHEN.
10. FEEL FREE TO USE THE LIBRARY OR LEAVE A BOOK BUT DO NOT TAKE OUR BOOKS WHEN YOU LEAVE.
11. MAKE SURE THE FRONT GATE IS CLOSED AT ALL TIMES TO KEEP OUT STRAY ANIMALS.
12. DO NOT FEED ANY ANIMALS, AND DO NOT LET THEM INSIDE THE HOUSE.
13. A $350.00 RE-KEY FEE WILL BE CHARGED IF ALL KEYS ARE NOT RETURNED UPON DEPARTURE.
14. KEEP THE DOORS SHUT TO KEEP THE HOUSE COOL AND INSECTS OUT. THIS INCLUDES THE DOORS TO THE SECOND FLOOR STAIRWAY AND BEDROOMS.
15. PLEASE PLACE ALL USED DISHES AND UTENSILS IN THE DISHWASHER AT THE END OF YOUR STAY.
16. ONLY THE GUESTS STAYING AT THE PROPERTY ARE ALLOWED AT THE HOUSE. NO PARTIES OR EVENTS ALLOWED IF THE EVENT FEE HAS NOT BEEN PAID.
17. PLEASE MAKE SURE THAT THE HOT TUB IS TURNED OFF WHEN NOT IN USE AND ESPECIALLY BEFORE GOING TO BED.

Incredible Locations - so fun!

This is a great, roomy property, literally on the beach. We had 14 people and it provided plenty of room & fun. The owners and the manager were easy to communicate with and quick to respond. The only thing we can suggest is to bring your own soap, shampoo & conditioner and hand towels.

The family vacation was great! The location of our stay on this beach front property made it even better! The property manager Tato was very hospitable and attended all of ours needs! If you have a large party and you are looking for a great beach front location this is a great stay!

Great Family Spot!

We had a great time at this comfortable and scenic beach house. We were a big group of 11 including several teens. We were able to spread out and everyone had a great time. The kitchen is spacious and the open layout was great for accommodating everyone as we had meals, played board games, and enjoyed family time. We would definitely return.

Great Family Vacation Location

Wonderful customer service between the owners and caretakers. A little tricky to locate the address, uber got a bit lost. Great opportunity to enjoy a house on the beach and be with the local Puerto Ricans. The property is clean and spacious. Again right on the beach, 30 minutes from the airport, 5 minWe will book again.

Excellent location and lodging

We arrived to a clean place. Manager was right across the street and any issues we had we taken care of right away. Location was just perfect right on the beach and in a quiet neighborhood. I can’t say enough about how great an experience this was. I definitely be going back again.

Great Beach Front Property

Our group had a great time staying here with enough rooms for everyone. The beach is the best part of the house, it could not be more convenient and the river a short walk away is an amazing view. The check in was very easy and Randy was a fantastic resource. he came by any time we needed something and even gave us some fantastic recommendations for the area.

Great location to everything! The beach was beautiful and just down the beach is a river coming down from the rainforest. Its such a cool convergence. The Kioscos are very close and have the BEST food. El Yunque was beautiful. A must do for active families! Property manager made everything easy. Grocery store very near by. Loved our whole time there. The jacuzzi on the second level is a crazy luxurious experience.

This place is beyond neglected. The jacuzzi in the master bed would not drain. the two out door decks were "under construction", but really just broken. The Hot tub control panel was busted and would change temperature at random. There was no toilet paper in FOUR bathrooms, no trash bags. The beach toys were ALL broken and COVERED in mold. The bathroom showers were covered in hair and dirt. The downstairs bathroom shower heads were stiff and impossible for my 70 year old mother to turn. Various outlets were busted. This house was meant to sleep 10, but only three beach chairs and two were broken. Outdoor eating set had only two chairs. Random lights were flickering and the dining room light did not work at all. The air conditioner in the first floor leaks and their "solution" is to leave a towel hiding behind the couch to catch it. The only good thing was Tato, who manages the house for the owner. He was there to help explain the house when we arrived. The house is structurally beautiful but neglected, dirty, and broken. The neighborhood was nice and the beach beautiful.

Because there was confusion in the calendar and the previous guests were allowed to have a late check-out when there was a same day check-in, Tato may not have cleaned the house as thoroughly as he should have. We’ve reviewed your feedback with him to ensure that future concerns are addressed more proactively and thoroughly. We do wish we had been made aware of these issues during your stay, as we would have done everything possible to resolve them promptly and improve your experience. Some of them could have been addressed immediately, e.g. all the chairs and cushions for the outdoor dining set are stored inside the property, except for the two head chairs, which are heavy to move. Our team is always available to assist guests, and we encourage communication so we can respond in real time. Regarding the beach toys, we don’t officially provide them as part of the home’s amenities. Any items found on-site are typically left behind by previous guests, and we’ll be sure to remove any that are no longer in usable condition. We’ve already begun resolving the other issues you mentioned. We’re also reinforcing our cleaning protocols. Thank you again for your honest review. We’re committed to making meaningful improvements and hope to have the opportunity to provide a much better experience in the future.

Wonderful Stay

I had the pleasure of spending my vacation with my sister and her 10 friends in this beautiful home. The master suite was awesome and I absolutely loved the jacuzzi tub. The sleeper sofa and futon in the den/living room area helped us accommodate 2 unexpected guests (our parents who surprised my sister for her birthday). The property was well kept and has a groundskeeper who was readily accessible to us while we were there. The home is just a few steps from the beach. The beach during our stay was very quiet, almost private, which enjoyed tremendously. Hot tub, boogie boards, volleyball equipment and gas grill on hand for an extra special time on the grounds. Great home away from home. Would visit again!!

I am very confused by the expectations of today's guests. If it wasn't for the fact that I had just been to Luquillo, July 12 - 19 and overseen a deep cleaning I would be all over the cleaners to explain this review. For some reason everyone seems to be expecting far more then can ever be delivered for a 6 bedroom house charging the rates we do. Whereas it is true that there are times that the property will have an item broken or not working, it is not anything that would be unusual for a house that sits right on the beach. These things are constantly breaking and being repaired. most of them would nt ruin your vacation. I bought this house for the beachfront not realizing at the time that the sea would reak havac with every thing in sight. We are very particular about the cleaniness of the house and our cleaners make this their priority. However anything machanical is a challenge. ordering parts getting people to show up and do the repairs even when you get the parts is another challenge.. our efforts are always to get things repaired as soon as possible and to notify guest as if at all possible whether or not an item is not working.

Big House at Affordable Rate

Our family of 12 had great time in PR and the home served us well. We were able to cook breakfast each morning and cook a few dinners together. The rooms all had AC and were large enough to be comfortable for each couple. With one bedroom on the ground floor it was perfect for our elderly grandmother. Everything was old and a bit worn but serviceable, and when considering the price and the location on the beach we were grateful to have found this home. I would say the bed linens could use updating and the pictures on this website should be updated to reflect what the current conditions are. That being said, it would not have changed our decision to stay there but it would have reduced some of the sour feelings for some family members. Overall the home helped us have a great time, create wonderful memories and we would consider returning.

Recent Stay

Great location on the beach. The local property manager, Tato, was outstanding and we can’t say enough positive things about him. The property is advertised as having a pool table, hot tub and ping pong table but they were in need of repair. The air conditioner units were loud and kept some family members awake. The property is right on the beach but we found only 4 rusted camp chairs; there were 11 members in our group. There is deferred maintenance; the toilet in the main bedroom leaked and and drains were slow to empty in the showers. The cleaning fee charged was not reflected in the way in which we found the house upon arrival. If investments were made to rectify these issues, we would be open to renting again.

We appreciate you letting us know of the issues you had but are disappointed to hear that the house was not cleaned up to your standard.and that minor issues were not attended to since all of the cleaning fee is paid directly to the caretaker in addition to a maintenance fee so that he can take care of minor issues or call a repair person for issues that are out of his scope. We know that beach front properties are difficult to maintain but we do our best to stay on top of the issues but believe me they are never ending. Our hope is that you have a great time at a great location. We do not supply beach chairs because unlike a hotel we are unable to keep people from leaving them on the beach and we do not have the staff needed to follow up on retrieving them. The chairs that are there are there are bought and left by other guests. Our goal is to provide a fun place for our guests to enjoy at an affordable price. We appreciate you making VillaRosa Luquillo your home away from home.

Great for big familes

My extended family (13 people) rents a house every year for a reunion. This may be the best house yet for our purposes. The lay-out provided us with excellent common areas inside and on the breezy upper deck for socializing, dancing, and games, and the kitchen/dining room downstairs was great when we all cooked together. There are plenty of bathrooms, and the bedrooms are situated very well for privacy and for being set apart from the common areas -- this is important for times when someone wants to rest in their quiet room while everyone else continues to party! Having the pool table, ping-pong, croquet, etc. was also terrific. The swimming was a tad rough but not unmanageable, just a little intense for the younger kids; anyway, Luquillo Beach, which is gorgeous and has excellent facilities, was just a few minutes away. On the down side, we did have some issues with getting service from the property manager, although I've been told he was new on the job. The dishwasher was not working, but it was replaced almost immediately when we complained. All in all, it's a lovely house, and we'd do it again.

Amazing family retreat grounds with very helpful staff!

We rented the property because we needed to bring the family together to a place where we can all retreat and reconnect. We arrived to PR two day after our schedule time due to plan cancelations but when we arrived all the stress from the traveling was gone when we open those doors. The property surpass our expectation. The multiple level is set perfectly to host large gathering and keep a good eyes on the little ones in the family. Having the beach right outside made it a beach day everyday and other bonus point. The nights on the second floor whether in the jacuzzi, playing pimpón or just seating on the open living room having conversation kept the family entertain and together all in one room. What can I said about the third floor living quarter. It was simile amazing. You must stay in the property to experience there are no words to descriptive it. We never turn on the TVs since we were too entertain with all the other amenities the property offer. If I had to described the time we had in the property,but if I would had to describe it I would said a religious experience. Highly recommend staying in the property, we are certainly coming back.

The Island is recovering very nicely and it is still one of the most beautiful places I have seen. Add to that the incredible properties that VillaRosaVacationRentals.com has to offer, you have the icing on the cake. Come back to Puerto Rico. It is still as beautiful as it ever was.

Caretaker is best thing about this property

The property caretaker, Tato was awesome, owners not so much. It’s obvious the caretaker does all he can to manage this very run down house. The owners clearly haven’t spent any money on this place in years. So many things broken down. Tato had to fix so many things while we were there, including the main AC unit which stopped working several times. It clearly needs to be replaced. The jetted tub in the master never worked at all and kept turning on by itself making noise that Tato had to come fix. The furniture is so old that some of it smells bad. The only outdoor furniture are some beat up folding chairs. The owners sent me the wrong welcome package so I couldn’t even reach Tato initially. It’s obvious the owners care very little about this property. Owners are lucky to have Tato because without him, I can’t imagine this property getting rented because reviews would be horrible without him.

Thank you for being a guest at VillaRosa Luquillo. We appreciate your business. I hope your vacation was enjoyable despite the issues you experienced because our goal is to make our home yours. I understand that you were not pleased when you called my daughter while she was travelling and you had poor connection issues but you did have the option of calling me. Unfortunately a property this close to the beach has constant problems due to the salt that rusts everything in site. It is Tato's job to keep on top of these repairs at the house and inform us if anything needs repairing that is beyond his scope. Please look at the house you get and the price you get it for. You could not rent a room at the nearby hotel for our nightly amount. We are for those who want a house they can be comfortable in with space to enjoy with your family. We have owned and operated this house since 2007. Tato started working for us 2021.

Not good

The property manager is the ONLY good thing about this place. He was kind and helpful. Thank you Tato! Other than that this place is NOT what is listed as. When we got there there was pubic hair all over each bathroom toilets, shower, sink, etc. My family and I had to go to the store to grab cleaning supplies to clean the whole house. Disgusting! The overall conditions of the house are terrible, nothing like the pictures online. False advertisements at its best! The house looks like not a penny has been put into it for years and years. Its a shame because there is so much potential in this house. This is a classic case of an owner that is not from PR, doesn't care about the property and only cares about getting paid. The kitchen appliances are terrible, the pool table needs to be thrown out, the toilets needs to be replaced, the house needs to be painted, windows needs to be cleaned, and much more. Overall is a nice place to spend time with family. But be aware you will be dealing with filth, insects, etc. Again, thank you Tato (Property Manager) for being nice, helpful and responsive.

We depend on our property manager, Tato, to let us know of any issues at the house that need to be addressed or complaints from the guests. He is responsible for cleaning and maintaining the property and any and all problems should be brought to his attention so he can take care of it right away or let us know if it is something he cannot do. We are always available by phone or email if you have problems during your stay as well. However, if you do not let us know then we have no way of trying to remedy the issue to improve your stay. We love Puerto Rico and are there often to check on the property and make needed repairs through out the year.

It has potential

We arrived in the middle of the night, and it was immediately obvious that things were not as advertised. The gate that is supposed to stay close was broken and the motor had been gone for a few days, so during our stay, the gate would stay open 27/7. The house is spacious and there were enough rooms for all of us, but the furniture, the linens, and the overall house needs to be deep cleaned and updated. When we got there the internet was not working, the owner and manager did respond quickly to this problem and a person from the cable company showed up on Monday to fix it. We also discovered there is no phone line in the house even when 2 phones are on display, one on the first floor and one on the second floor. The Jacuzzi was not working either and my understanding is that it had been out of commission for a while. In the pictures the second-story terrace facing the beach had screen or windows, it does not, the "windows", "screens" had been removed and the area is totally exposed. The Ping-pong table is cracked and unusable, the pool table on the first floor all the pockets are broken needs to be rebalanced and re-covered. The day before our departure there we had a water leak from the second floor to the area of the front door on the first floor- it looked like it was raining. It originated in one of the bathrooms above and is my understanding it was not the first time. The caretaker on site is wonderful and helpful- he tried his best to fix all these issues, but the maintenance issues seemed to be long-standing and need professional repair. The beach is wonderful, and the neighborhood is a working-class neighborhood, the neighbors were friendly and respectful. This house could be so much more with some maintenance and updating. My issue was mainly is not what is advertised, and I did mention this to the manager in one of our calls. I should explain that the group staying there included an industrial engineer who is used to putting facilities together, internationally, a physician, 2 public health professionals, and two lawyers so we as a group are very conscious of our environment. So, from the windows that have been caulked shut (you cannot open them), to the obvious presence of leaks in various parts of the house, broken furniture, an unusable second-floor terrace and old linens most of the issues are maintenance-related. We are always saddened when our guests are not happy with our property. Both the hot tub and the gate were an issue of parts and availability of service. The gate has been repaired but we are still waiting for parts for the hot tub. What we would like our guests to think about when they book this property is the following: You are paying $500/night for a 6 bedroom house that sleeps 14 people and is right on the beach. We are able to do this because we decided to prioritize what you are paying for. So we have skipped the fancy furniture that get ruined when the kids sit on them with wet bottoms. Yes we use our furniture for as long as we can so as not to increase the rental amount to you. In fact our rates have decreased from $700 to $500 per night to allow more people to enjoy this beautiful beach. No we don't have luxurious sheets but they are clean and serviceable The house is fully equipped with what you will need for your stay .Maintenance at a beachfront is constant. we will do our best to make sure that your needs are met. On the occasions that we fall short, it will be because it is not something that is in our control. We have to call in a specialist. Even though the people we work with have been with us since the house was first built, they have other customers therefore are not always able to provide service right away. Realize that you are visiting Puerto Rico, an island that is enchanting but that also comes with many challenges. Yes there are power outages, mosquitoes and difficulties with the internet & getting parts to repair . SCome with bug repellant, hot spot if internet is a must have, we have candles and flashlights) you will be very happy with this property. Rest assured that those things that we can repair if broken during your stay will be taken care of promptly. If our caretake did not clean something to your standard, please let him know & he will fix it. We want happy guests therefore you are our priority

Our personal experience in Feb 2009

I waited a few weeks after our trip before writing this review because I wanted to as objective as possible and not let any emotion to influence the review. Our party consisted of 9 adults with three children ranging from three to seven years old. First, the positives about the house: 1. Nice location with a marina only 15 minutes away and San Juan about a 40 minute drive. 2. House is nicely furnished with a pool table, HDTV, each bedroom with an AC unit which works very well and of course the beach right in the back yard. House is in a reasonably clean state given the humidity and locale. 3. Carlos, the assistant, did come out mid week to rake up new leaves and clean up the outside. Now for the negatives: 1. Microwave broke down on the third day of stay. While the owner didn't specifically said it was somehow our fault, her quote was " It's funny how it stopped working when you guys came." It was not replaced for the remainder of our stay. We're talking about at most a $150 appliance and she'll have to replace it eventually anyway. 2. The downstair area has two AC unit. One was already malfunctioning on the night of arrival but the other unit was bigger and with it on, it was not a big deal. However, the second unit also gave out on our second night (sunday). We notified the owner the night. Now, there is a cool breeze and with the windows open, it was okay until you factor in 12 bodies generating heat with the TV and lights on and after a few hours, it did become slightly uncomfortable. Again, we told the owner of the problem on Sunday and given Monday was president's day and apparantly a holiday, she told us she would call someone tuesday morning. When nothing happened by wed, we called her. She told us she did call on Tuesday morning but when the repair person came out later that day, no one was home so they left and now can not come back until next week because they are so busy. First of all, when Carlos came out Thursday, he told us he called the number the owner gave him for the AC repair but it was not a correct number. Secondly, she never called us and told us we had to be there for the repairman and in addition, we don't think it was our responsibilities to be there for the serviceman. To summarize, there are inconsistencies with the owner's version of what happen and the bottom line is, the service should have been better.

I can understand your frustrations with your vacation. It began with your cars not being at the rental company when you got there. I wanted nothing more than for you to forget that experience & have an incredible time at the house. This is why, 1. When you called, I went online and found a car Rental Company that had mini vans available. 2. I waited with the caretaker for 4 hours to show you the house. He was a new hire and I wanted to make sure everything went well even though I had a 2 hour drive back to Arecibo. 3. I drove you to the supermarket and a restaurant because it was now dark and I did not want you to get lost. 4. I refunded your entire security deposit despite the coffee table and counter stools being written on in markers and the large gouges made in the master bedroom furniture. 5. I gave you a substantial discount on your rental. I wanted to mitigate any bad feelings of your vacation. Why would I not get the A/C & the microwave repaired if I could have during your stay? There was no cost to me. They are both new and under full warranty. After all, it is to my benefit to have these things working for my guests. I am truly sorry that these things happened and wish none of it had. But I would like to offer up a few counterpoints to your comments. 1. The first two days of your stay was a Sunday followed by a holiday eliminating 2 days. 2. I never expected you to wait for the repairman. I drove back (2hrs) to do so. We did not connect. I told you that. 3. There was no conflict in what Carlos told you and what happened. I asked him to follow up on the service call. When he tried the number I had given him, all he got was a busy signal. We found out when we finally called their Bayamon office, that they had consolidated their offices, eliminating our service center. Unlike the States, there’s no recording giving you another number, only a busy signal. 4. I told you that I did not think you broke the microwave or the A/C. How could you have? You said you guys were fine and would be out of the house most of the day anyway. In summary, I wish Carlos had had a petty cash fund to buy a countertop microwave until the hooded one was fixed and that I had caught the A/C repairman in time, but it was certainly not due to a lack of effort or desire to give you great service. I fell short of my goal. A petty cash fund has been set up and the repairs made. We hope and expect that your next visit will be totally without mishap.

Needs

I want to start by saying that the house is beautiful and has great potential. but it needs many updates, #1 the profile picture is not, the second floor is completely open, #2 housekeeping needs better cleaning, #3 the bedding and bath towels deteriorated and poor condition, we had to go to walmart to buy #4 the pool table in poor condition. And keep in mind that if you arrive after 3: pm check in they want to charge you a fee too. Despite the inconveniences we enjoyed our stay, it is a quiet neighborhood and accessible to many places.

Why they chose this property

I originally came to Puerto Rico to spend a full month with my then-11-year-old daughter. We toured the entire island by car and immediately fell in love with "la isla del encanto" - with the tropical rainforests, the historical cities of Ponce and San Juan, and the natural wonders of the Cordillera Central ... not to mention the beauty of the two smaller islands, Vieques and Culebra. It wasn't until 8 years later that I came back to Puerto Rico in search of the perfect vacation spot, this time with my husband. We found just what we were looking for in Luquillo. The breathtaking beach, running miles and miles along the coast, was the first selling point. Furthermore, Luquillo was so close to El Yunque Rainforest and the port town of Fajardo, allowing easy access to our favorite little island, Culebra. As we did more research, we noticed how friendly the people and how peaceful the area. Luquillo became the perfect spot for our family - kids and grandkids - and we hope it will be the same for you and that you will “Make Our Home Yours”!
