NH Farm House on Lake Winnisquam! Book now for boat slip access!!

This 4 bedroom home also known as “Phillips House” has been in our family for nearly 62 years. Guests have access to our private beach. We are part of a condo association called Lakeside House and Cottages. We have boat docking available and dock reservations are available on a first come first served basis as we share docking rights with our very small condo association. Our community is very private and we are surrounded by 8 acres. of undeveloped land. Spend your morning sipping coffee on our porch watching the wildlife off our back porch or walking down to the beach to view a beautiful lake. Come visit us, we'd love to have you share this special property and make memories you and your family will never forget.

If you have a larger group just reach out we partner with another cottage on the property that sleeps 7, so we can help coordinate your vacation plans.

Family Vacation at the Lake House

We had a great tine at the Lake House! It was large enough for our family of 9 (6 adults, 3 kids- 8, 5, & 3). The large enclosed area on the back of the house was perfect for hanging out and the table fit all of us for meals! The beach was lots of fun! TWebrottttttandemttandeminflatable ka

Amazing Hostess & Great Old Farm House

Amazing and beautiful - old farm house walking distance to the lake (less than 2 minutes) and the beach is perfect! The hostess - she’s beyond sweet and will give you all the details you need and very responsive. The families that rent the cottages in the condo community are incredibly nice. Can’t wait to go back next year, may be a yearly family spot! Thank you!!

Nice old house in a great location, nice host

I really liked this old house. It was kind of fun just walking around in it and trying to figure out which parts were modified when. Location is very nice, you can easily walk down to the little beach area on Lake Winnisquam. The lake itself is large enough for a fun day if you rent a boat from the local marina, but basically linear in shape - so you can't get turned around and lost, like you can on the larger Lake Winnipesaukee. I'm giving it 5-stars because as I said in the title, it is a nice old house. But you need to recognize that it is an old house and have your expectations geared to that. The bathrooms are smallish but workable, and the house does not have AC. The latter item was fine - even for a stay in late July - because the outdoor temperatures fall below 70°F by about 8:30 p.m. and they have ceiling fans, and also some window fans you can use to draw the cool night air into the bedrooms. Thanks Monica - we had a great stay!

Nicole was absolutely amazing before and during our stay. I cannot say enough good about her. They were very accommodating with our large family and the issue we had with their association over is having more than one water craft. They were lovely and made it work for us. The beach is truly a bonus, it made a huge difference with our trip. We enjoyed having a dock for our boat as well. The house was very clean on the inside and it is fully stocked with all you can need, from cleaning to cookin, it was nice to walk in too. Nicole explained the house was near the road but we didn't fully understand the magnitude of that until we got there. Now for the rest, note there is no AC, first night will be very warm until you get airflow, once you do you are good. The outside is much more than a work in progress. The inside is very old, some chipping paint but clean as we said. The tub is deep too get out of, be careful. The house sits on the road.. within 14 feet of it and it is very loud, all day and all night with high speed traffic (tractor trailers to motorcycles). It does not stop folks in every part of the house. There is no yard, you need to go down the hill to the shared areas, which is okay unless you run into the other owners (they make you feel uncomfortable). The firepit is by the beach and shared, as is the gazebo.Overall, would we rent from them again, yes but it would be one of the other cottages and not necessarily the main house so we are away from the house.
