This gorgeous home is located in town and can certainly be a walk-able distance or a super quick drive to all local attractions in downtown Grand Lake! A great home perfect for a family vacationing and looking to soak up sunshine and small town fun right by the water! This house offers 3 bedrooms and 2 bathrooms. Bottom floor hosts 2 queen bedrooms and a separate full bathroom. Large master suite upstairs with on suite master bathroom! Gorgeous new interior updates with a beautifully remodeled kitchen and bathrooms. Beautiful hardwood floors with radiant floor heat and a cozy gas fireplace create a comforting feeling for those days needed to be spent inside. Updated kitchen with everything you need to cook up a family meal to enjoy around the table and bar area! You'll enjoy super easy lake access just a paddle away, right outside your back door via the small channel the home is directly located on. Gorgeous lake views and fun are sure to be enjoyed for everyone! Be sure to bring your paddle boards and kayaks and take advantage of lakeside living. Plenty of parking for trailers and snowmobiles in the winter!

Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refunds related to weather or road conditions, please plan accordingly.

Edgewater Vista, great place to stay
Beautiful views and on the inlet to Shadow Mtn Lake. Kitchen is good enough. A good kitchen table and chairs to seat 6 or more.

Overall, I recommend this vacation rental. Reviewer Comments: A very enjoyable visit to Grand Lake, Co when the season was winding down. The weather was beautiful & so was the water. The house does not look like the photos would convey, it is smaller and the angles of photography are clever. That said, I would stay there again. All the accommodations were nice and access to the water was 20 feet away. The direct view was across the channel at the small housing development but look to your left and the world opened up to spectacular lake views.A couple small things were irksome, The windows needed to be washed and the screen on the back of the house was useless/ripped out. I felt like for the money, these are things that should have been addressed.

Reviewer Comments: We absolutely adored our stay here! 2 nights into our 5 night stay we tried to extend our trip and book for next year :) Yes the stairs into the canal are precarious and we would love a king bed in the master suite but these are all details. Overall, if you want a log cabin vibe where you can put into the lake with your SUP right from your backyard, this is it. Our little family was so happy here! Thank you!!

Overall, I recommend this vacation rental. Reviewer Comments: This house fit our family of 5 perfectly. We loved waking up and looking out on the canal and Shadow Lake each morning. The house was well stocked and comfortable. We have 2 teen daughters and a 10 year old son. Our thought was that the girls would share a bed but in the end one of our daughters made the oversized couch her bed and it worked great. We loved walking into town for dinner at night and for coffee and breakfast at the bakery. We stopped at a Walmart in our way into town to get supplies. I wish we had been to the house 1st because they had plenty of coffee filter, laundry detergent and paper towels. Now they have even more. We loved staying on the quieter side of RMNP! Saw lots of wildlife when we would grab an ice cream and do evening drives into the park. The only tiny complaint I have is that the house did smell very musty and took a couple days to really air out. I’m sensitive to smells so that was something that probably wouldn’t bother most.
