Plus this house backs up to a great park with a creek, fields, and small play area for kids. You're just off Mount Herman Rd with miles of access to Mount Herman and national forest for camping, biking, or whatever you're into! 2800+ sqft, 2 level home (includes full basement). You'll have 2 king beds, 2 queen beds, 2 twin bunks, and a sleeper sofa. There are 5 bedrooms, 2.5 bathrooms. There are family/TV rooms on both levels so you'll have plenty of room to spread out.

The Space:
Monument is a quintessential Colorado experience. You'll be located near Monument Lake for plenty of family fun, including fishing, kayaking, and paddle boarding! Also, within walking distance of downtown Monument, two regional parks, and numerous hiking and biking trails. You're just a 10-15 minute drive to ATVing or camping spots. If some of your group wants to go hiking while others go shopping, this is a great base!

Layout:
- Two levels, bright and airy
- 3 bedrooms upstairs, with 2 bathrooms
- 2 bedrooms downstairs, with ensuite bathroom attached to large master
- Open kitchen/dining/sitting area and 2nd living room upstairs
- Large game/TV room downstairs

Bedrooms:
- Upstairs master has a king bed (uses hall bath)
- There are 2 other bedrooms upstairs with queen beds
- Downstairs master has a king bed and it's own bathroom and walk-in closet
- Separated from the basement master is "the kids room" with 2 twin bunk beds (sleeps 4)

Centrally located:
- 2 minute drive to Downtown Monument with tons of cute shops and restaurants.
- 2 minutes drive to beautiful Monument Lake
- 8 minutes to the north gate of USAFA
- 25 minutes to Garden of the Gods
- 35 minutes to Colorado Springs Airport
- 1 hour 10 minutes to DIA

Entertainment: highspeed internet, and a Roku for Netflix, Hulu, etc.

Guest Access:
You'll have full access to the entire home. You're located off a road that does not have room for street parking, so you'll be limited to 2 cars.

The Neighborhood:
This neighborhood is an established neighborhood with lots of large trees and a park and playground 2 houses down which you can get to through the back gate. It's very family friendly! From the park, you can also see the train that runs nearby, our daughter loves to watch it. You're nestled against the foothills of the Rocky Mountains and just a few minutes drive west to Pikes Peak National Forest!

Getting Around:
You'll be within walking distance of Monument Lake (12 minutes) and of Downtown Monument (15 minutes) with lots of cute shops, restaurants, etc. Just out the back is access to a large park with lots to do. A car is still going to be your best mode of transportation for anything outside of Monument, obviously.

Other Things to Note:
There are 3 room A/C units provided for the upper level. They do a good job of keeping things cool, and Colorado nights usually cool down enough to keep things comfortable as well.

No raging parties, but family get togethers, holiday celebrations, etc. are welcome. Please let us know and keep parking limited to the 2 spaces in the driveway.

*You are limited to parking in two designated parking spots on the right side of the driveway. The driveway does need to stay clear at all times! Any extra cars can park down the street at the park during the day only.
**Right now there is construction going on behind the house. The gate is closed and you will see construction workers coming and going during the day. The back deck is usable at all times but is more peaceful during the evenings. There may be some noise during the day due to this. We are sorry for the inconvenience.

We are available via messenger or phone/text to help with anything you need, we're located across town so you likely won't actually see us.
