Panama City Beach is currently proposing a city ordinance that would require all vacation rental guests to be 21 years of age or older, unless staying as part of a family. The primary renter and all guests must be 21+, with ID verification required prior to check-in. Hosts are required to enforce this policy and no exceptions can be made.
Bay County License # 39688 Panama City Beach License # 43868 No smoking inside the home. No events/parties allowed. No outside guests allowed at any time. Children must never be left unattended. Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.
Rental Agreement Terms & Conditions
Introduction: This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.
As an equal opportunity company, we firmly adhere to a policy of non-discrimination. Renter Requirements: - The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking. - The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy: - Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out: - Check-in: 4:00 PM local time on arrival date. - Check-out: 10:00 AM local time on departure date. - Early check-in requests are subject to availability and are never guaranteed.
Damages: - Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty. - Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy: - Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items: - The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance: Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues. Please DO NOT spam the host or property manager with photos of items that are normal wear and tear. The management may enter the property for maintenance or inspection. After-hours emergencies should be reported via our business line.
Housekeeping/Cleaning: Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival. The home comes equipped with essentials for a starter pack; replenishing supplies is the guest`s responsibility. Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.
Cancellation Policy: The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay. Please review the specific cancellation policy on your booking platform for detailed information and remember that we uphold the cancellation policy in place at the time of booking.
Harassment Policy: We maintain a strict policy against harassment in any form. Abusive, threatening, harassing, violent, hostile, or inappropriate language towards our staff, servicers, vendors, or other guests is not tolerated under any circumstances. Failure to adhere to this policy may result in the immediate termination of your stay without a refund and is considered a breach of the rental agreement. We are committed to providing a safe, respectful environment for all guests and staff, and we appreciate your cooperation in upholding these standards.
WiFi/Internet/TV: - Internet services are provided subject to availability. - The WiFi password is available in your check-in instructions, your guest portal, and the Touch Stay Guide at all times.
Bunk Beds & Sleeper Sofas: Top bunk beds are for children under 100 pounds. Safety instructions for bunk bed use must be followed. Sleeper sofas sleep 2 people maximum.
Stairs: - Stairs are maintained regularly. Guests use stairs at their own risk.
No Smoking or Open Flames: Smoking and open flames are strictly prohibited inside the unit and on the balconies/breezeways (unless a fire pit has been placed there by owner/property manager). HOAs may require smoking to occur in parking lots; homes and townhomes require you to be a minimum of 10 feet away from all doors and windows. Messes must be picked up. Violations will incur charges. This policy encompasses all forms of smoking, vaping, and the use of e-cigarettes. In addition, while we recognize the legal use of medicinal marijuana, the following guidelines apply: Prohibited Areas: Smoking, vaping, and the use of e-cigarettes or medicinal marijuana are strictly forbidden inside the rental unit and on the balcony. Legal/Medicinal Marijuana Use: The use of legal or medicinal marijuana is permitted outside the rental unit in designated areas, in compliance with local regulations. Guests are required to dispose of all marijuana residue and paraphernalia before departure. Proof of a valid prescription may be requested, in line with Florida state law. Enforcement and Penalties: Violations, such as evidence of smoking or marijuana use inside the unit, will result in additional cleaning fees, forfeiture of the security deposit, and potential eviction. Guests are responsible for any costs associated with restoring the unit to a smoke-free condition.

This house was very clean and the location is great! Short walk to the beach and has many amenities that will make your stay great! We had a slight problem with the garbage disposal but overall a beautiful home to bring family or friends!
My husband and I spent the month of February at Sandy Palms and are hoping to do it again next year. It was like a home away from home. Would definitely recommend this rental.
We enjoyed the pool and hot tub daily! We also used the grill for most meals. Having the extra refrigerator in the garage was a big plus.
The whole house had really neat decor!
This house met all of our expectations plus some. The mangers/owner was easy to contact and responded quickly. We had the best time as a large family. Can’t wait to do it again next year!

The home was even more beautiful in person! It was very clean, and had everything we needed. It's in a lovely neighborhood, and just a couple minutes walk from the beach and pier. The pool was great. The kids loved it. The hosts were so friendly and quick to respond. They also gave us a heads up anytime the pool cleaners, maintenance, etc.were going to be stopping by, which was nice. I would highly recommend and we will definitely be staying here again.
We really enjoyed our stay. It was very close to the beach. The golf cart was a bonus, but not really needed. The pool was perfect for the kids and those that weren't crazy about hanging on the beach all day. The king bed downstairs needs a new matress. The garbage disposal doesn't work. These were minor issues. The check in process was the easiest ive ever dealt with. Would defiantly recommend.
Location was great. No through traffic on road. Beach access within walking distance, less than 5 minutes to beach. Private pool was well kept and backyard area was very nice. Interior of house was immaculate. Lots of extra beach gear available for use which was a surprise and we were thankful! Would live to have had access to the golf cart in the garage but looked back at the listing and it is available starting with June 1st rentals which will be a game changer for getting to the beach with all your gear. Great decision to include the golf cart. Would recommend and book again!

Pool light garbage disposal dishwasher laundry room light freezer drawer and downstairs master bedroom mattress. All broken and didn’t work. Had to call about refill propane I didn’t wanna spend my vacation making and keeping appts for maintenance

Betsy, its always upsetting when a guest leaves a retaliatory review on a home. We scheduled a maintenance appointment with you the first night you arrived, and no one came to the door. I called several times and you did not answer. The things that you mention that didn't work were a simple GFCI button that could have been pushed. Upon the morning of check out, your group refused to leave and again no one would answer our calls, we found that folks were standing in the garage smoking and when I provided concerning feedback, you were upset and left this review. So very disappointing. I hope you choose to respect your next host.
The home was true to its pictures, and I was very happy about that. The place was comfy and cozy. The mattress in the upstairs master was heavenly. My kids said their mattresses were good as well. The grands loved the pool and hot tub. We did not get to go to the beach our last day due to the raining, wish we had a few more days. Maybe next time. There were a few issues (the kitchen faucet handle kept coming off, the 1/2 bath toilet tissue holder came off the wall, the upstairs banister looks to be coming loose, all appear to need a screw or tightening up, and there is a hole behind the door of the upstairs bedroom with the balcony). Yes, we will recommend to others and plan to come again. This was my first-time renting. I read some of the reviews on many homes before picking this one and they were horror stories. So, I was VERY happy with your home. Thanks!!!!

A true and honest review
At first glance everything seemed perfect. First night the bottom floor toilets wouldn’t flush. Discovered the septic tank spilling over in side yard. Contacted Mgnt at 11:17pm. Someone was sent out to check it next day. Second night the 2nd floor a/c cut off after 10pm because of a clogged drain pipe. Someone came next day to clear it. 3rd day discovered that the dryer was not drying after running for hours. So as not to have to call Mgnt again we climbed back there to check the vent hose, which dumped a huge pile of sand onto the floor when we pulled it off. Send message to Mgnt to inform and they promised a $100 credit for our troubles, which was never given. 4th day, we were told that we could not use the hot tub, even though it is part of the listing and was already half filled with water when we arrived. Only thing indicating it wasn’t available was a sign stuck to the hot tub with tape. So, for those of you viewing this listing, the seasonal use is only after Sept 1!! 6th day, the pool pump went out and was screaming unbearably loud thru the walls of the bottom floor room. Contacted Mgnt and they sent someone out to change it, which took 2 days because he had to come back the following day with the pump.
So, we basically spent our vacation with the maintenance man. The only perk of this place is that we never ran out of hot water!!
PS - this is NOT a 5 bedroom house. There is no king size bed in the room with a desk (listing says king, photos say queen).

Our records show that each issue was responded to and resolved as quickly as possible, often the next day. This quick response time is typically appreciated by our guests, especially when it involves after-hours communication.
Regarding the hot tub, we provide clear information in our house rules, rental agreement, and several sections of our listing about its seasonal usage. We also provide additional reminders onsite, like the sign on the hot tub. Your decision to use it regardless of these notices led to additional maintenance needs and costs. As for the $100 credit, it was initially offered in good faith, but we had to rescind it due to violation of the house rules, specifically regarding the hot tub usage.
As for the confusion regarding the number of bedrooms, our property is advertised as four bedrooms with an additional triple bunk area. We strive for transparency in our listing and believe the photos and descriptions accurately depict the property.
We are disheartened to learn about the conduct towards our maintenance staff and the condition in which our property was left. Mutual respect and understanding are crucial elements in ensuring a positive experience for both our guests and staff.

This was my friend group’s first time in Panama City, and it couldn’t have gone better. Mike was very commutative and I would get an answer to any question or potential repair need promptly. Having a heated pool was great this early in spring, especially with the high winds and harsh sea making it impossible to actually get in the ocean. We were walking distance from some great restaurants and not even a mile from Publix if you need groceries or anything. Highly recommend!

You know how it goes. You make arrangements for a nice vacation months in advance and then the weather doesn't cooperate. If we'd stayed in another house, our vacation may have been ruined. But lucky for us, we stayed in this house and had a great time.
Our family of five had lots of room to spread out and we had everything we needed--from kitchen supplies to hand soap to laundry soap to toilet paper. The pool was nice and warm, so even on the cloudy days (so many cloudy days) we could take a swim before sinking into the hot tub.
Can I recommend you skip the big trip to Publix and just let someone deliver your groceries? Doing that saved us time and let us meet some really nice people.
Location is great. We were able to walk to the Shrimp Basket for our traditional fried food dinner. I was able to take some little runs. Our little dog enjoyed her walks although there are burrs everywhere if you leave the pavement. Your dog might prefer booties if you have any.
Homeowners were very nice to work with and quickly responded every time we had to contact them. Thank you for that and everything else, Mike and Misty.
We had a 5 day stay at this property with adults and kids (6 years to 6 months). This is a newer property and was very clean and well stocked. All that we had to bring was our food and drinks. Short walk to beach and the garage has lots of wagons, chairs, floats and beach toys for the pool and beach. The kids really enjoyed the pool and the adults enjoyed the hot tub. The Host was quick to respond and solve the few small issues that came up. Parking was cramped but we managed to park 3 vehicles. This was our first time renting a beach house and overall it was a great experience.
