Welcome to a Relaxing Retreat Along the bank of the James River at Paradise On the James Studio! There is so much to enjoy at this private, gated community! We would love to invite you to relax and unwind, or spend time outside enjoying the trails, playgrounds and access to the beach along the bank of the James River. This condo offers a full service kitchenette with full size refrigerator & stove and granite countertops, guest wifi and smart TV that is connected to cable. Linens, towels and washcloths are provided for your stay.

*Please note condo is located on the 2nd floor.
Minutes from the property you'll find Busch Gardens, Water Country USA, Colonial Williamsburg, restaurants, golf courses and much more.

THE KINGS MILL RESORT pools, golf courses, the Health Club, Lazy River, and the full-service restaurants are restricted to Kingsmill Members only and are not included. However, the following can be accessed by any of our guests:

Traveling with pets for golf

Really nice golf community with beautiful views, easy access to everything. Pet friendly. Nice walking areas. Small, efficient, quiet. Beds, dining table and small kitchen. Small back deck. Lovely. We will stay again.

Beautiful Community

We had an enjoyable stay at this location. The gated community is beautiful and has plenty of space to run, bike, or walk. You can see Busch Gardens from the entrance of the community. It is tight quarters for a family of four but doable. The kitchen is difficult to use for cooking for the whole family but again with a little innovation and creativity it is doable. Overall this was an excellent place to stay, would recommend.

Cozy, convenient and nicely priced

My wife and I stayed here for 2 weeks while visiting family in Williamsburg. The property is a short walk to all the Kingsmill amenities, including the resort, golf, tennis, the marina, and restaurants. Busch Gardens and Colonial Williamsburg are a short drive away. We had everything we needed for a comfortable and functional stay. Check-in was a breeze. We reached out to the property manager with a question about the TV and got an immediate and helpful response. I'd stay here again and recommend this property to anyone who wants an upgrade from a hotel room in a great location with a hassle-free stay

Lots of stairs

We did not know that the room was on the top floor which was an issue for our age along with the extra trips up and down to take our pet out. The unit could have been cleaner and the general area on the stairs along with the terrace was not good. People want to sit outside and not have cob webs and mold on the railing. Need a chair or two in the room.

The room was clean but cable did not work. The owner sent a friend over to try and fix it. He could not. I did get a message the cable company would come out the day after i checked out. I know this does not seem like a major problem but it would have been nice to turn on the t v and unwind after being out all day. The owner should have made sure everything was working before guests arrive. There should be a book with recommendations on where to eat. Also the pillows were terrible. I would not go back or recommend this place.

Owner's reply to the guest named "Tom" who stayed at our condo studio in the Kingsmill Resort Williamsburg, VA and gave us a 2-star rating. The reason given was the suffering experienced due to the cable TV not functioning during the couples 4 day stay. We are very sorry that our guest experienced such a debilitating event. We were completely unaware of the problem until it was brought it to our attention, otherwise we would have had it fixed before they checked in. Previous guests had no issue with the cable TV connection. We immediately called Cox Cable and if you ever had any experience with cable companies, you know how exasperating they can be to reach and send a tech to help. Since the cable company wasn't able to get there right away, we had a knowledgeable friend come and try to fix the situation. Unfortunately, he wasn't able to get the cable to work but the internet WIFI was up and running just fine. Cox reported they came on May 20th but no one answered the door therefore were not permitted to enter the unit. We came from 147 miles away on May 23rd to meet with the technician and Cox had to replace the whole cable system. We always have done our very best to offer a top quality unit and service for our guests. Future guests are invited to read other reviews for confirmation of the stars we continue to receive. We regret that we could not provide the same experience for this guest. The Kingsmill Resort and Williamsburg Historic Triangle have an extensive list of events and other activities to offer in the absence of cable TV. We do, however appreciate the suggestion of adding an information binder to the unit to help guests, who are unfamiliar with the area ,to become aware of all the activities available to them during their stay. Surely, the unpredictable failure of the cable during such a short stay and our efforts to get it repaired as quickly as possible doesn't warrant nor does it justify our guest cursing and screaming at my partner when he was trying to fix the situation.

Great, Quiet Location in Williamsburg

All of the photos and descriptions of the small condo are accurate. The lovely view from the second floor balcony was understated; it overlooks a creek running into the James River and the birdwatching was excellent. Having a coffee/ snack bar close was also a plus. We recommend.

Clean and cozy little space tucked away with a balcony overlooking treetops and pond.

We had a delightful stay in your cozy little space - very adequate for our needs during a couple of days revisiting memories of our time in Kingsmill and Williamsburg. A couple of suggestions for comfort of future guests: 1. The bed nearest balcony is awful - completely uncomfortable - consider replacing. 2. The shower is very dangerous - particularly for seniors - bc no anti-slip strips. For your liability sake - suggest putting some down. Thanks for having this space available for us and future guests. I do recommend as a lovely spot to stay.
