Welcome to this stunning two-story, 1200 sq. ft. home, one of two homes in this duplex just a few minutes walk to the beach on the Balboa Peninsula.

Enter from the second-story patio entrance and find yourself in a spacious great room with plenty of comfortable seating, a large TV, a bar, and a dining area. The bar serves as an attractive divider between these two rooms and a beautiful modern kitchen that has everything you need to create meals and snacks for everyone. And there is a grill on the balcony deck for times when meal-making needs to be quick and easy. There is also a queen primary bedroom on this floor. It has a ceiling fan to keep you comfortable, a large TV, and an en-suite bath with a shower/tub combination. The second bedroom - on the first floor - also has a ceiling fan and an en-suite bath that also has a shower/tub combination.

Come enjoy this easy, beautifully appointed home close to everything. It will allow you to spend lots of time enjoying the outdoors and all sorts of water and land activities you may wish to enjoy.

THINGS TO KNOW
Due to the coastal climate, this home is not equipped with air conditioning but does have ceiling fans in each room.
There is an exterior staircase the adjoining unit will use to access the garage from their private rooftop deck that passes this unit's exterior patio and second-floor access door. There is no third-floor or rooftop access for this unit.
This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy and/or parties.
Reservations for this home will not be refunded if canceled within 60 days of arrival.
This unit is one of two in a duplex.

Parking notes: There is free parking available for 2 vehicles.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Convenient location BUT loud and outdated compared to photos

900 ft from beach and a bunch of restaurants and shops are super close too. didnt realize the bedrooms were on 2 different levels and it was difficult enough to sleep on the second floor, I cant imagine how loud it would be to sleep on the bottom floor. with windows closed, we heard someone puking as the walked by, people talking and hearing every word they were saying. there is a unit above and we could hear their entire conversations and walking around. the photographs made it look much nicer than it is, cheap furniture and super generic plates, utensils, everything. no pillow cases and although cleaners were quick to come back, the bath tub was disgusting when we arrived, some mystery blown spots covering at least a 2 foot area. when you book you receive a message that if early check in is available they will call or email you, we arrived around 1pm, check-in is 4pm, it appeared to be vacant so i messaged and was told they couldn't confirm just yet but would let us know and sure enough, we could have checked in early but they never followed through.

Location, location, location.

This property was literally steps from the beach and the food scene. Anything you could need was within walking distance. However, patrons leaving the bars walk right by the property and can be a little loud at times. The home was super clean and homey. The family had a ton of fun!

Enjoyed our stay with a few issues

We had a very good time in NPB. Location was excellent and beds very comfortable. Issues…The carpet MUST go…terrible first impression entering the unit. Other reviews noting the thin walls are correct and could be real issue if the neighbors are loud during stay. Could not locate frying pan anywhere, but managed. Better coffee maker of any kind would be nice, like a Kurig. Might be time for a deep clean since a few bugs/flys. Outside trash bin area got too full and a bit ripe. TV remote directions/advise would help for the less tech savvy. Value for the rate was still solid in our opinion.
