Located less than three short blocks from the best stretch of beach in town one direction, and just steps from the bay in the other direction, all details have been thoughtfully planned and executed. Probably the most visible – or invisible – features are the front sliding glass doors that retract into the walls, providing a spacious indoor/outdoor mix of seating and entertainment as the front patio blends into the living, dining and kitchen areas. Custom materials and furnishings have been carefully chosen for a monochromatic setting that is relaxing, yet energizing at the same time: the perfect combination for any successful vacation stay!

The living room and outdoor patio are separated from moving glass doors that can be hidden inside of the wall to create a wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and top of the line appliances. You can choose to cook your meal on the outdoor grill or in the gourmet kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation.
As you continue through the house, there are private laundry facilities are conveniently located in the hallway that lead to the sleeping and bathroom quarters. The master bedroom has a King bed and private bathroom with a shower. There is also a large flatscreen TV located in the master bedroom.
The second bedroom has a comfortable queen bed. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.
To fulfill the sleeping arrangements for 5 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.
Air Conditioning: this property offers optional AC at the cost of $12.50 per day (taxable). During the warm months (June-September), some guest may want AC. We realize some guest do not want AC and we find it best to give them the option of not paying for its use.
Please be aware that this is entirely a non-smoking property, including the front patio.
PARKING: The parking is shared with the neighbors, but there is a parking space (midsize car or smaller) for our lodgers. One car parking in the shared garage with rear alley access. The garage slope is steep, please park on the slope. General neighborhood street parking (metered or unmetered) also in area.

Summer Rentals are typically 7 night minimum and arrivals and departures are on SATURDAY IN JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!
Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.
The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. A trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

We had a wonderful stay in New Port Beach at this location. Very clean and comfortable and a short walk to the boardwalk. Would highly recommend this beautiful townhome to anyone.
The property was located a short, five minute walk to the beach in about a 15 minute walk to the pier and downtown area. Surrounded by plenty of restaurants, grocery stores, coffee, shops, donut, shops, etc. everything your heart could desire. Parking can be a bit of a struggle, but it is a standard California beach town so that is to be expected. Accommodations were just as listed in the ad and I would highly recommend. Plenty of dishes, plates, towel, towels, etc. Pretty much plug-in play stay.
Perfect location! 4 minute walk to grocery store. Minutes from the beach. Also,close to lido shopping & restaurants. The host/manager was always there to answer questions. The only thing was the couch was older, small, stained,and uncomfortable. We were there a month & we wanted to buy a new couch. Kitchen was great. Loved the option to have open patio area.
Great location just a short walk from the beach. Quiet neighborhood and road parking is fine. Well equipped kitchen and super responsive host when we had an issue with the internet which was fixed quickly. We go to Newport twice a year to visit our daughter so would definitely look up this place again.
Fantastic stay. Everything in the home was pretty much new and Scott responded incredibly fast for our questions and inquiries. If you’ve got a large vehicle, just be aware that parking is super hit and miss in the neighborhood and the garage is on the smaller side with a steep incline that goes under the house. Super short walk to the beach. Quiet safe neighborhood. We do night walks and it was great. Highly recommend this place. Would definitely stay again.

Newport Beach Gem
This is a Newport Beach gem! Walking distance to the beach, a grocery store and restaurants. Home is lovely and exactly as described and photographed. Scott was a wonderful host!
We had a lovely stay at the property. We found the house to be true to the description. The location is fantastic. Close to the ocean and within walking distance to a grocery store and restaurants.
We absolutely loved this Newport Beach location! Very short walks to morning coffee runs, fantastic dining on the waterfront, & even grocery runs. Scott was very helpful with instructions and suggestions for the local knowledge. While we wouldn’t encourage the sloped garage parking, unless you are very experienced; street parking is available with patience and you can easily load/unload in the alley. The open living area onto the patio was our favorite spot while at the home. This place has it all.
This place is exactly as advertised - great location, beautiful house with everything a family needs for a wonderful stay. Scott was a great host and promptly replied to all our requests. Would highly recommend!
