Enjoy afternoon sunsets from the top of the hill in this majestic Condado home on Tres Hermanos St. An exclusive Condado address highly sought after for its prime convenient access to Condado Beaches, restaurants, stores, etc The main house is a 3 stories building with a gorgeous porch connected with the living and dining area, laundry room, and an outdoor patio & yard with a new perfect pool.
The big kitchen leads to relaxing outdoor dining area with an electric barbecue.
2nd floor consists of master suite and 3 full bedrooms .
Master suite has its own private balcony, an expansive bathroom featuring a tub and shower. 3 bedrooms share Jack & Jill bathroom. (2 queen beds, and 2 twin beds).
The 3rd floor is a full jr. apt. with a living area, an one queen bedroom and one king bedroom, and a full bathroom, and a very private yet open rooftop terrace
The guest house is a 2 story building with a living room an open kitchenette and 1/2 bath. The second floor: 2 bedrooms ( one a queen bed and the other with two twin beds.) and a tv room with a sofa bed, and 1 full bathroom. And a spectacular private rooftop.
All has been recently renovated.

The Space
Many shared spaces to spend quality time with friends and family! This villa is your perfect home away from home in paradise.
We are in one of the oldest sections of Condado with long established foliage and wildlife. We do our best with regular maintenance but some fallen leaves and the occasional mango (good eating) will be found on the property.
We also cannot control the neighboring roosters who will crow from time to time, part of the Puerto Rico experience :). We use natural and effective pest control but this is the tropics and you many encounter an insect or two.
Puerto Rico has power/water outages, we provide brand new generator and water cistern!!!
Guest Access
Convenient access to beaches, restaurants, etc.

To insure you have the best possible experience during your stay here in PR please make sure to read this message all the was though and share this info with the guests traveling with you.
There are a couple things to know that are very important when coming to coming to Puerto Rico and understanding the meaning of "island time". This will be a much different pace of life than you are used to. When we as owners moved down here in 2018 it took us about a year to get used to the pace that people live and work out here on island. So please keep this in mind when/if things come up that need to be fixed.
1. This is the Caribbean, and although Puerto Rico is a US territory municipal services DO NOT run in the same way as the States do.
2. We provide these under a “best effort” policy. Our Cistern and Generator are new and we provide them with an internal expectation that they will work better than other airbnb’s in the region. That being said it is offered as a best effort policy. For example if the power goes out and the generator breaks, it will take some time to get a mechanic especially in Puerto Rico. Our team (Including: House Manager, Handyman, Plumbers, AC tec's, Electricians, Landscapers, pool service, water delivery and cleaning staff) will do EVERYTHING on our side to get whatever may come up handled as quickly as possible.
3. If you do not hear from one of our team over the app within 15 min please Call or Text
**If the water does go out it is very important to not drain the cistern (which has approximately 1000 gallons) we recommend to not take showers only use it for the toilets. Until you have hear from us that the water company has restored service. If all of the water in the cistern is used and you want more delivered the fee is $300. If the power goes out and the Generator has to be run for a 24 hr period the cost is $500 per day.
Getting Around
Uber is typically 5 minutes from the house.
House Rules

INFORMATION CHECK IN:
Check-in time is after 4 pm.
Check-out time is at 10 am.
Smoke inside the house is not allowed.
NO additional guests or unauthorized visitors are allowed in the house other than those listed in the original reservation. Children COUNT as guests.
TAKE CARE OF YOUR SELF and US
- Close the house when you are not in the property, We are not responsible for you and your personal care in the house.
- Don't drink on the rooftops, is dangerous. only in the ground floor. You must be very careful with the stairs on the houses, are very delicate and they don’t support more than 1 person at the same time. Maximum weight 80 kg.
- We are not responsible for the safety of any personal item in the house and also from your safety.
- We are not responsible for accidents in the house or the rooftop and pool.
- Guests must be polite to staff at all times.
THE NEIGHBORS
- Loud noise, music or parties are not allowed.
- Maintain the street clean.
- No loud Music between the 10 pm and 8 am quiet hours, all guests must not loiter or hang out outside during quiet hours.
TAKE CARE OF THE HOUSE AND THE PLANET
- Please, report damages immediately
- Do not enter the pool with beach sand.
- Pool, roof and exterior areas of the house are closed during quiet hours
- Do not leave windows and doors open if the AC is on.
- Please AC to cool it has to be in snowflake mode. It can't be lower than 70 F or 20 C. If you set it lower than that the Air can condense the house.
- If you are leaving the house, turn off the lights and AC. Remember that we are on an island and resources are scarce.
-It is a residential neighborhood we have neighbors with day jobs, neighbors with small children and elderly neighbors. quiet hours are from 10pm until 8am, so no loud voices or music can be played outside during these times. (We are a few blocks down from “La Placita” nightlife district so you can party there!)
-noise violations 1 warning and then the fee is $100 per occurrence
- $5000 remediation fee if cigarettes are smoked in the house.
- If any rules are broken, and Guests MUST IMMEDIATELY LEAVE THE PROPERTY UPON REQUEST
-If security is sent to the property for a failure of Guest to follow house rules the fee is $500, No refunds are give if rules are broken and guest is removed from the property the guest can not post retaliatory negative reviews.
If guest has violated house rules and are asked to leave they agree to not post a negative review as it will be interpreted as a retaliation against the host the guests own failure to perform their duties. If the guest does this they agree that VRBO May remove this review on their behalf and that they are liable for any and all financial damages to the host of said negative review.
Maintain de keys from the house on the same place they are. If you lost a key the charge is $150 per key.
-We will always try to accommodate an early check in request, but because this is a large and busy listing that will not always be possible.
An early check-in and late check-out will always require a $300.00 additional fee each. Checkout is at 1000am. To be respectful to our cleaning crew, If your group has not left the property by 1001am, there will be an automatic $300 fine (immediate departure still required). To avoid this, if your group will require more time to depart please set up a late departure in advance. We hope you relax, sleep in a little more and enjoy the late checkout!
-Windows/ door left open will incur a $1000 fine.
-Only small amounts of toilet paper down toilets. ABSOLUTELY **NO WIPES** TAMPONS OR ANYTHING other toilet paper. Doing so will result in a $1000 fine.
