You'll find our fully-furnished home tucked away in a quiet cul-de-sac in the sought-after Emerald Shores gated community. Our private 2-story home is surrounded by beautiful palm trees, with NO REAR NEIGHBORS, making it a quiet retreat for you and your family

FUN FACT: Emerald Shores is the ONLY community on Scenic 98 with a private beach pavilion! During high seasons, our snack bar, picnic tables, and private restrooms make our pavilion a truly HIDDEN GEM!

From our house, take a leisurely 5-7 minute stroll through the community as you head toward the white powder sands of Miramar Beach.
The beautifully landscaped EMERALD SHORES community has shaded sidewalks throughout and offers a complimentary beach tram during peak seasons (mid-May through mid-August).

When you first arrive at the Emerald Shores PRIVATE BEACH pavilion, check in with the attendant to enjoy your COMPLIMENTARY reserved beach setup (two chairs and an umbrella). This free setup is our gift to YOU and is serviced by La Dolce Vita mid-March through mid-October. We'll let them know you're coming!
At our house, you'll also find a large beach wagon, extra beach chairs, a rolling cooler, a small collection of beach toys, and plenty of beach towels.

* * ABOUT OUR BEACH VILLA * *
This spacious, contemporary 3-bedroom home, includes a BONUS bunk loft, an extra sleeper sofa in the living room, and 2.5 bathrooms...perfect for your group of 8-10 adults/children.

LET'S LOOK AT THE FIRST FLOOR...
• The first floor offers a spacious open floor plan. From the foyer, you'll see the family room and shuffleboard area to the right and the sweeping staircase on the left.
The living area has French Doors that open onto the enclosed veranda.
On this screened in veranda you'll find a wicker dining table and chairs, perfect to enjoy the cool coastal breezes of Florida. (TIP: It's also the perfect place to enjoy a card game with friends! Cards can be found in our console under the TV)
• The LIVING AREA also features a queen sleeper sofa with an upgraded gel foam mattress for those extra guests in your group.
And you'll enjoy the 65" Smart TV for viewing your favorite movies or enjoying a friendly game on the PS4. And be sure to check the TV console for a stash of family-favorite board games!
• The open floor plan takes you from the family room to the DINING AREA. Our full-size dining table has 6 chairs and a dining bench to accommodate 9-10. Additional counter seating for 2 is available at the kitchen breakfast counter.
• From the dining area, move into the large KITCHEN, offering upscale appliances and furnishings, with ample storage for your supplies. We offer both a Keurig and drip coffee maker, and all your favorite small appliances! The cabinets offer a modest supply of pantry basics like salt, pepper, variety of spices, cooking oil, Pam spray, foil, baggies, coffee filters, etc.
• On the other side of the kitchen you'll find a half-bath and large laundry room with Samsung washer and dryer and drying rack.
• Our laundry room cabinets are stocked with complimentary beach/pool towels, as well as a generous array of household supplies. (No skimping on trash bags here!)
• The rear door is located right off the kitchen/dining area and leads to a private outdoor patio where you'll find a 3-burner Weber grill and Adirondack patio seating. This patio is south-facing, making it a great place to wind down in the evening.

LET'S LOOK AT THE SECOND FLOOR...
Note: All Bedrooms are located on the second floor and each one features a Smart TV, digital alarm clock, ceiling fan, closet with hangers, and dresser. (Please use your login credentials to access favorite streaming service on the bedroom TVs)
And both of the upstairs Bathrooms are stocked with bath linens, makeup mirrors, hair dryers, liquid hand soap, and Dove bath soap.

❇️The spacious KING bedroom suite opens onto an enclosed veranda, with a bistro table for relaxing in the morning - the perfect spot to watch the sunrise. In this room, we've provided a desk, chair, and monitor for your remote working obligations. In the bedroom closet you'll also find a pack-and-play with a 2" mattress for our youngest guests.
The private bathroom features a spacious walk-in shower, linen closet, vanity with drawer space for your belongings, and ample space to get ready.
❇️ The second bedroom is tucked away on the west side of the house and has a comfortable QUEEN bed, side tables, dresser, TV, and closet with plenty of hangars.
There is also a private entrance to the hall bathroom. This large bathroom has a tub/shower combination, large vanity with drawer space, and a dressing area with additional shelf storage for your belongings.
❇️ The third bedroom is also located on the west side of the house and is furnished with a Queen bed, side tables (with USB chargers), dresser, and closet. This room is located directly across from the hall bathroom.
❇️ The open loft area is located right outside the king bedroom and features TWIN Bunk Beds, a dresser, TV, and loveseat. This area opens onto the enclosed veranda where you'll find two Adirondack chairs. The perfect place to catch up on your reading.

ENJOY THE OUTDOOR AREA:
Outside you'll find a 3-burner Weber Grill along side our 200 sq ft patio with Adirondack seating. This area faces south and is located under the shady palm trees that surround our house.
With no rear neighbors, this private patio offers a quiet outdoor space for enjoying the Florida sunshine and cool breezes. Linger into the evening and enjoy the lighted ambience provided with solar lights.

On the front veranda you'll find a basket full of outdoor sports items: Basketball, Tennis Rackets/Balls, Frisbee, Football, and Soccer Ball. The combo Tennis and Basketball court is located right around the corner from our house and we hope you get a chance to enjoy a fun game!

FAMILY ENTERTAINMENT DURING YOUR STAY:
Your family will enjoy a wide range of our family-friendly games stored in the TV console on the first floor. Here you'll find a PS4, Chess/Checkers, Yahtzee, Scrabble, Jenga, Life, Sorry, Uno, Cards, Dice, and more!
Or...walk around the corner for a game of basketball or tennis. (rackets and balls located in the laundry room closet)

❤️WAIT...THERE'S MORE!
We offer a complimentary reserved beach setup with 2 chairs and one umbrella, provided by La Dolce Vita from March through October (additional seating can be arranged for a fee through La Dolce Vita).

We also provide a beach wagon/cart for your short walk to the community pools or our beautiful Miramar Beach. On the front porch you'll find four beach chairs, a rolling cooler, and a variety of beach toys. In the laundry room is a supply of large, supple beach towels for your use.

Emerald Shores offers a complimentary shuttle service that runs mid-Mar through mid-Aug, 9am-4:30pm. You are free to use this service to head up to the pool, the beach, or even to another house here in Emerald Shores (if your friends are staying here as well)!

AND...If you're traveling with an infant or toddler, ask us about our "baby gear" offerings. We've partnered with a local representative to make sure you have everything you need.

💥SEASONAL WRISTBAND POLICY: Upon your arrival, you will need to obtain wrist bands from the Emerald Shores Beach Pavilion in order to access the resort amenities, including the private beach. There is a $30 cost per stay that covers everyone in your group. Instructions on how to obtain your wrist bands will be provided after your reservation is made.

PLEASE NOTE: Once your booking is received, we will send you an email with our Rental Agreement. A completed and signed Rental Agreement must be returned within 14 days in order to confirm your reservation. If not received, we reserve the right to cancel the booking.
