Spacious Family Lake & Ski House

The Woods at Windsor is located on 225+ acres of beautiful woodland in southern New Hampshire. The property was previously used as a youth camp, with lots of room to explore and play. We are now offering single-family homes for rent, so if you have multiple families, or are planning a family reunion, we can accommodate you. Close to skiing, on a beautiful semi-private lake, with miles of trails being reestablished. This property can bring all your friends, but keep your space! Ask us about renting multiple houses for your stay. With property improvements happening daily, each year will bring more for your family to enjoy. This year we added pickleball courts! A golf cart is provided to get around the camp in the Summer and Fall.

We are excited to offer a large 5 bedroom, 3 bath house, with room for family to gather. The property is located on 250 acres with space to roam, walk, play in the snow, and explore. Just a short walk or golf cart ride down to a shared private beach, with lots of activities for the whole family. Guests are free to use all the kayaks, paddleboards, beach chairs, games, and toys. It is also close to several ski mountains, (Sunapee 35 mins, Crotched 20, and Pats Peak 15), all great family mountains.

The house has a private parking area and is nestled in a private wooded area. Plenty of parking for all your friends and family.

You will have access to White Pond Lake. It is a semi-private lake with 150-foot-long beach access for the camp guests only.

There are all different sizes of lifejackets, beach chairs, zero gravity chairs, paddles, etc. in the boathouse. Please put everything you take out back to the original place after each day of use. Appreciate.

House Rule

Pet(s) friendly house with an additional pet fee. $100 per stay for up to 2 dogs
The third dog will be an additional $100 per stay.
The maximum number of dogs we allow is 3.
Cats are not allowed because some people are allergic to them.

The extra Guest Fee is $35 per person per night

***** Additional House Rule *****
• There are no launching boats or jet skis at the house.
• Please leave used sheets on the beds so they can be stripped and washed after checkout.
• Please try and conserve towel use by reusing towels if possible. Used towels should be left in the bathroom on the floor before checkout to distinguish used towels from unused towels.
• Please bring the trash to the dumpster we own. It is about 2 minutes walking distance, or 1 minute driving distance, from the house you are staying. You can check the last picture in the rental website listing to find the dumpster location. No need to separate the recycling. All trash will get sorted for recycling.
• Please take all food out of the fridge and freezer and please make sure all garbage is disposed of before leaving.
• Dishes used should be placed in the dishwasher and set to wash before leaving.
• Before ordering or having any packages shipped to the residence please check with hosts first.
• There is absolutely no smoking inside the house.
• There are absolutely NO PARTIES ALLOWED
• There are NO FIREWORKS ALLOWED

***** Privately Owned Golf Cart Usage Agreement *******
(A golf cart is provided to get around the camp in the Summer and Fall)

By paying the fee through the rental website service request, you are agreeing to these terms.

• I agree to the following conditions. In the event that I violate any of the following conditions, I agree and understand that I will be charged for any damages.

• I promise to return the rented golf cart in as good condition as I received. I will operate the golf cart safely and responsibly, and I will preserve and protect the golf cart from loss or damage to the cart itself, my person or property, and the persons or property of others. I agree to be legally and financially liable for all costs of repairs to the golf cart, and for the loss, damage, and/or injuries to my person or property and the persons or property of others regardless of fault.

• I understand that a golf cart is subject to the same laws and regulations pertaining to motor vehicles and therefore agree that the golf cart will be operated in accordance with the laws of the State of New Hampshire, including but not limited to the requirement that persons driving the golf cart must not be under the influence of alcohol and/or illegal drugs. I further agree that I personally will be responsible for all moving and/or parking violations issued to said cart while it is in my possession, under my control, or at any time during the rental period.

• I agree that only persons who are 18 years or older and possess a valid driver’s license shall be permitted to drive the golf cart. I further agree that the maximum occupancy of the golf cart is the number of available seats (no standing on the fender).
• I agree that golf cart is not allowed to drive on pavement, trails, or woods. The golf cart's maximum capacity is 4 people.

• There is one golf cart provided with your stay. We offer additional golf cart rental for $80 per day. You can message us anytime if you would like an additional golf cart.

****** No motorized vehicles, boats, ATVS, etc *******

• For the safety of all guests on the property, no motorized vehicles, boats, ATVs, etc are to be driven on the property, without prior written consent.
