About this property

Les Gourmets - COUCHES

Florian welcomes you to a charming holiday retreat housed in an elegant, characterful 19th-century bourgeois residence, fully restored and steeped in history (formerly the village tax office), nestled in the heart of a picturesque, picture-postcard village. Couches, a charming medieval and wine-growing village situated on the route of the ancient Roman road, the Via Agrippa, boasts an exceptional heritage (including the magnificent 13th-century castle of Queen Marguerite of Burgundy, located nearby), numerous amenities, and enjoys a stunning, gently rolling landscape, nestled in the heart of a peaceful, unspoiled wine country within a bucolic valley that blends vineyard slopes, hedged meadows, and beautiful wild forests, all within a protected ZNIEFF area (for its rich flora and fauna). The cottage offers comfortable accommodation with a beautiful, spacious, and bright living area. A warm, cozy, and inviting "contemporary country" style. A decidedly zen and peaceful atmosphere. A spacious, intimate shaded terrace (under a canvas awning) nestled in the "inner courtyard" at the rear of the house, overlooked by a pleasant, panoramic, grassy, and flower-filled garden, adjacent to the majestic "Tour Guerin" (a 16th-century manor house, an iconic historical landmark). Composition: Semi-detached village house housing the owner's accommodation (shared entrance but complete independence) + a small restaurant on the ground floor, available for private hire on very occasional occasions (as it is only used for catering). Wi-Fi (fiber optic). Gas central heating. Shared laundry room on the ground floor (accessible from the outside via the inner courtyard). First-floor apartment: Living room/kitchen/lounge, 2 bedrooms (one with a double bed 140x190cm / the other with two single beds 90x190cm that can be joined to make a double bed 180x190cm), shower room, separate WC. Private garden and terrace. Easy free public parking on site (directly accessible from the garden). Shops nearby, including a small supermarket 900m away. Elegant bourgeois residence of character from the 19th century, steeped in history & fully restored, nestled in the heart of the picturesque medieval, wine-growing & commercial town of Couches (home to the sumptuous castle of the Queen of France Marguerite of Burgundy dating from the 13th century located a stone's throw away, or the seven menhirs of Epoigny, one of the most important megalithic sites in Burgundy / numerous amenities on site including a small supermarket). At the gateway to the Morvan Natural Park, in the heart of the Couchois vineyards & its gentle rolling countryside (protected area in various "Natura 2000 Zones" & ZNIEFF for its rich ecosystems), a bucolic landscape combining vineyard slopes, hedged meadows & beautiful wild forests, next to the sumptuous Vaux valley ("the little Switzerland of Chalonnaise") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of the oldest AOCs in France), at the crossroads of the world-renowned vineyards of the Côtes Chalonnaises, the Côtes de Beaune & the Hautes Côtes de Beaune, very close to Mont Rome, the highest point in the territory at 546m (major climbing site & viewpoint renowned for its exceptional view extending from the Saône to the Autunois). An exceptionally privileged location on the Romanesque Churches circuit, the "Route des Grands Vins" (which extends into the renowned "Route des Grands Crus" crossing the legendary wine villages of Puligny-Montrachet, Pommard, Meursault, etc.), various marked hiking trails including "balades vertes" (a vast network of similar hiking trails crisscrossing the region, for walking or mountain biking) and the superb GRP "Au Fil des Vignobles et Vallées" (connected to the GR7, GR76 & GR137), 6 km from the Canal du Centre Greenway (a navigable route also to be explored by boat or on foot) adjacent to the EuroVelo 6 cycle route as well as the "Tour de Bourgogne à Vélo" cycle route, 11 km from the "du Morvan aux Vignobles" Greenway adjacent to the "Cycloroute71" (Tour de Saône-et-Loire by bike), 11 km from "The Vineyard Route" (a 36km route through the vineyards of Burgundy's Grand Cru wines, among the most prestigious in the world), 18km of the "Pond Route" cycle path, and 21km of the renowned GTM (Grande Traversée du Massif Sud Bourgogne) mountain bike route. An exceptionally privileged location in the heart of the Chalonnais region, bordering the Côte d'Or and the Beaune region, at the crossroads of the Autunois and Morvan regions. Ideal for exploring the region: 6 km from Saint-Léger-sur-Dheune (river marina), 17 km from Le Creusot (renowned Combes amusement park / Le Creusot TGV train station 20 km away), 13 km from the spa town of Santenay, 13 km from the medieval town of Nolay (with a lake), 17 km from Chagny (famous for its Sunday morning gourmet market), 24 km from the medieval wine-growing town of Givry, 26 km from Autun (designated a "City of Art and History"), 30 km from Chalon-sur-Saône (designated a "City of Art and History"), 30 km from Beaune, 33 km from the starting point of the "Vélorail du Morvan" (a unique 22 km railbike ride through nature), and 48 km from the famous Gallo-Roman archaeological site of Bibracte, a designated "Grand Site de France". An unusual retreat in the heart of the village, just steps from amenities, for a refreshing "escape to nature" with multiple pleasures and discoveries! Perfect for families or couples!
