Lounge on the pool deck or under the pergola, refresh yourself in the heated/cooled pool, relax in the hot tub, or enjoy the evening by the fire pit - whatever fits your mood. And, of course, barbeque and dine outside as you wish...all in your secluded backyard.

But that is not all! There are Smart TV`s in every room (use your own streaming services) - even one on the patio! - so relax and enjoy!

This home is a great oasis to relax, but close to restaurants and desert activities. During your stay, you will likely feel like you have the entire street to yourself. If you like to walk, we recommend taking a stroll in the surrounding neighborhoods, but take your phone! The streets wind around in unpredictable ways, so you may need GPS to find your way back. :-)

If you stay with us, look for the personal touches throughout the house. In the hallway to the two extra bedrooms, you will see some art created by a family member that depicts what you will see if you stand on your tip toes in the backyard at sunset. What others can you find?

Between April 15 and October 1, the pool will be maintained at a minimum temperature of 80F (note that on a cool night, it may take until about Noon for the heater to get to that temperature) and a maximum temperature of 89F (note that the pool can get warmer than that during the day). During the remainder of the year, the pool will be heated on demand, at a cost of $25/day, but note that we will likely need to start the heating before you arrive (number of days depends on weather conditions). Hot tub is available for your use, however, and the cost of heating is built into the rental price.

Following Memorial Day, and extending through Labor Day, the hot tub and outdoor TV are shutdown due to extreme heat that is common for this area. In addition, temperature control of the house during that period is managed remotely as this house is on the Arizona Power Supply power management system. If you have questions about what this means, please feel free to ask.

You will have complete access to the house and property. Use of the house and property by people not in the booking requires prior approval and may be subject to additional cost.

As indicated previously, this is a very quiet and private neighborhood. Almost all of the neighbors are full-time residents, so you can count on having people around you. And they are very welcoming! If you bump into a neighbor, stop and say hi. In just 5 minutes of conversation you are likely to find something in common that will make you feel even more like you are at home. Which is what we hope you will experience!

To be honest, we have no idea what the public transportation is like in Surprise...if it even exists. But the main streets are laid out in a logical manner, so once you know Bell and Reems roads, you can get to/from the house easily. Note that Sun City West and Sun City Grand are nearby, so if you wander into those areas, you will find drivers that are on the elderly side of their lifetimes. Pack your patience.

All 5 TV`s on the property are `Smart TV`s`. We provide 600 mB internet access for your devices and, or course, for you to use your streaming services.

In addition to the rules below, we have provided detailed use instructions on all of the amenities we offer...look for a loose leaf binder in the house. Please follow them along the specifics listed below.

And apologies if most of this seems pretty obvious. Sadly, we have found that it is not obvious to everyone.

1. No illegal activity on the property.
2. No smoking or vaping in the house or the garage, in the pool, in the hot tub, on the outdoor day bed, or within 40 feet of any entrance. If you leave smoking remnants on the property, if there is damage due to ashes, or if there is a lingering smell in the house or on linens or furniture, expect to be charged an additional cleaning bill.
3. If the house is in heat or cool mode, all doors and windows must remain closed, except while in use.
4. Access and usage of the property is limited to those on the booking. Pre-approval is required to invite others to the property; if approved, additional charges may apply.
5. Security system rules:
a. If you have children in your group, you must set the system to Armed - Stay when you go to bed. This will ensure that the alarm will sound if one of the munchkins decides to take a midnight swim. No one wants an accidental drowning.
b. You are strongly encouraged to set the security system to Armed - Away when you leave the property. The neighborhood is very quiet and low risk for issues, but you can never be too sure.
6. General property rules:
a. Walk on paths, decking, pavers and artificial grass. Stay off the rocks and away from all vegetation.
b. The backyard is not a playground. No running laps around the pool, throwing balls, etc. If you have children present, you are responsible for ensuring that they follow all the rules. Note that there are some great open spaces very nearby, however, so those activities do have an outlet. :-)
c. When using the backyard, no glassware of any kind. This includes glass bottles containing beverages. We provide plastic glasses in the kitchen area and we expect you to use those in lieu of glass items.
d. With the exception of the day bed (under the pergola) and fire pit table, you are free to move the backyard furniture around to suit your needs. Please do not drag the furniture across the deck and do NOT place furniture on the artificial grass. Please return the furniture to its original location before departure.
e. If you have children under the age of 15 at the property, there must be an adult (21 or older) present at all times.
7. Pool rules:
a. Read the house binder and follow all the guidelines. Use of the pool is at your own risk.
b. No diving, doing flips, or roughhousing in the pool or on the pool deck
c. The raised area along the back of the pool is off limits. No sitting, standing, walking, or jumping.
d. The pool uses chlorine to prevent bacteria growth. The slow release dispenser floating in the pool must not be removed.
e. When not in use, pool toys, such as air mattresses, noodles, etc are to be removed from the pool and stored in the garage.
f. No child who is not toilet trained may use the pool.
g. Dry your feet before entering the house.
8. Hot tub rules:
a. Read the house binder and follow all the rules. Use of the hot tub is at
own risk.
b. The Hot Tub is OFFLINE from Memorial Day to Labor Day. Stay out of the hot tub during that period.
c. Detailed instructions on removal and storage of the cover are provided in the house binder. Please follow them.
d. When not in use, the cover is to be placed back onto the hot tub.
e. Do not step onto the hot tub cover. Period. This includes your children.
f. When completing each use of the hot tub, check the water level and add as required. Detailed instructions are provided in the house binder.
g. No child who is not toilet trained may user the hot tub.
h. Dry your feet before entering the house.
10. If the fire pit is lit and operating, there must be a responsible adult (21 or older) at the table at all times.
11. Do not adjust or disable the security cameras.
