Outside, unwind in one of our THREE outdoor living spaces, where you'll find a BBQ grill, a terra cotta fire pit, plenty of seating, a private dock, paddle boards and kayaks. From our backyard, you'll also have direct, easy access to Lake Rayburn! 



If you're looking to get out and explore the great outdoors, our home is within 10 minutes of some of NWA's premium hiking, biking and walking trails.



When you first enter our home, you'll walk down a short hallway into our open concept living, kitchen and dining space. To the left, you'll see our living room which features a leather couch, two lounge chairs and 65-inch Hisense Android TV. In the entertainment center, you'll find games such as Apples to Apples, Monopoly, Sorry, Clue, Uno and more!



Between the living room and kitchen, sits our 6-top dining table. Directly to the right, you'll see our fully stocked kitchen with everything you need to whip up your favorite meals or baked goods. This space features a large granite island with five barstools, high-end amenities and appliances, plenty of built-in storage and tons of natural light. 



Beyond our main living area, you'll see our Sunroom - aka our favorite room in the house. This space features a leather couch, 4-top dining table and three walls of windows providing sweeping views of Lake Rayburn and the Ozark Mountains. This is the perfect space to take a mid-day nap, dive into a book or do a little bird watching.



After a long day out on the lakes and trails, settle into one of our 3 luxury bedrooms:

(1) Our Master bedroom features a King-size bed, huge closet, dresser, 55-inch Hisense Android Smart TV, desk area and large en suite bath.

(2) Our second bedroom has a King-size bed, closet, dresser, 50-inch Hisense Android Smart TV, door to the back patio and nearby bath.

(3) Our third bedroom has a Queen-size bed, Full-size bunkbed, closet, 50-inch Hisense Android Smart TV and a nearby bath. 



Outside, enjoy either of our THREE outdoor living areas. Our back patio is fully furnished with patio seating, a BBQ grill and sweeping views of the lake! Down a short path, you'll find our private dock with lounge seating, two paddle boards, two kayaks, paddles and life jackets. This is our FAVORITE place to unwind at the end of the day. Last but not least - out front, you'll find our terra cotta fire pit and firewood.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Other Things to Note:

★ Not pet-friendly.

★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
