Sage Cottage is a quaint home conveniently located on one of the main roads through town. Easy access to everything Carlsbad has to offer, but private and serene with a huge yard. Beds for 6 guests ( queen, full, 2 twins) in 3 bedrooms w AC plus complete kitchen, dining space, and spacious yet cozy living room. Two bathrooms (although the upstairs one is mostly for children due to its small size). Plenty of off-street parking, easy keypad check in, and local co-host keep your stay worry-free.
We want Sage Cottage to be a pleasant happy place for you to stay while visiting Carlsbad. Whether you are here for vacation, for work, or any other reason we hope you will be comfortable here.
We love the home because it feels like a sweet little dollhouse while still being comfortable and functional. Downstairs we have two bedrooms, charming living room, complete kitchen with dining space, the main bath with tub shower combo, and two bedrooms. The front bedroom has a comfortable queen bed, large closet, and room darkening curtains. The back bedroom has a full size bed ( sleeps two but smaller than a queen), closet, and room darkening curtains. The living room has a sofa bed, although it's not particularly comfortable. Upstairs in the charming attic we have two twin beds, a desk/ study area, and an adorable/hilarious little vintage bathroom.
Home has a large fully fenced backyard with patio, and pets and kids are welcome.
Convenient, easy access to town due to location on a major thoroughfare through town. It's not a huge or fancy house but it feels "just right."

Close to Carlsbad Caverns National Park and Guadeloupe National Park. Carlsbad is a nice town with plenty of eating and shopping options. We did make several meals and had what we needed to do that.
Rooms were perfect and the location was convenient. We have 2 suggestions for improvement. There needs to be more plates to suite at least the 6 people the home will sleep. A new heavier weight shower curtain or a curved shower rod, this will be to keep the curtain off of you while showering.
Cute house, nice surprise up stairs for my granddaughter. Was exactly what we needed for a few days. Check in directions were good enough we never needed the manager.
The house was a nice place for us to come back to after exploring the area. We enjoyed our time in the surrounding National Parks, and found the house to be comfortable with all the things we needed during our stay!
Rode to Carlsbad for a weekend. Was surprised when we noticed the 1/2 sized bathroom upstairs. The house was inviting and had everything we could need.
We stayed here for 3 days and it was perfect for what we needed. The house is older but it was clean and comfy for us. We enjoyed our stay and got to spend quality time together as we explored NM.
The home was a cute stay for our short trip to see the Carlsbad Caverns and hike Guadalupe Peek Trail! Everything was clean and location great.The upstairs room and bathroom or on the smaller side (don't think adults can shower upstairs) so do know that going in.
This was the perfect place to stay while visiting our adult daughter in Carlsbad, it was so cozy and quiet and perfect! It had enough space for all three of us plus room for more! We will definitely be staying here again, highly recommend this property to anyone!!
Instead of grabbing a hotel, we opted for a VRBO as a stopping place for the night as we traveled through town. Exactly as advertised, no issues at all.
Overall the property was ok, but it definitely needed a good cleaning (broken glass in the shower, someone’s loofa hanging in the shower, used towel hanging behind bathroom door, dirty shower mat, dirty sock under the bed, dry cereal in the bed upstairs). It’s an older home that needs some TLC - upstairs shower did not work, closet door off track, many missing doors knobs, etc. Attempted to communicate with the host upon check-in with no response. Did not hear from her at all during our 3-day stay.
Overall, the place was nice. Our biggest concern was the smell in the kitchen. We could not find what was causing a horrible odor. We threw the trash out twice even though we hadn't really put in anything that stank. However, last night my husband opened the oven, and low and behold, found the grossest pan of meatballs and spaghetti that had been in there for quite awhile. It was moldy and beyond stinky. That oven will need to be aired out and really cleaned. He got sick to his stomach it was so bad. Other than that horrible problem, the house was nice and clean. We weren't sure why the closet door was not on the closet frame but rather leaning in the closet, and there was something sticky by the nightstand on the floor. We would have cleaned it, but there were no paper towels or napkins anywhere. The a/c worked great, was loud when watching tv, but we just paused the shows and waited for the air to turn off. The a/c vents were pretty dirty and I would have cleaned those also had there been paper towels.
Other than those issues, it was a cute house. Thank you.
Fine property but several inconveniences. Upstairs shower is very small, not usable for any adult or teenager, so expect to only have one shower. Additionally main shower head is damaged and has a significant leak out the bottom of the head. No kitchen trash bags or paper towels were provided so we had to go buy some. Overall it was good for a weekend stay where we weren't at the house much.

Everything about this place was great, from the family/living room for evening movie watching; the kitchen for cooking; kitchen table for card/board games; the two large first floor bedrooms; the most comfortable twin beds in the quiet upstairs; and the patio/yard! Highly recommend this!
Overall, the house provided what we needed: a place to rest after long days exploring the parks, but it does not provide what is advertised on the listing.
The location and proximity to our activities was ideal for our family and the sleeping arrangements worked well.
The listing of a fully stocked kitchen isn't accurate. The space is advertised to sleep six, but the kitchen did not provide items for six people. There was only ONE spoon in the entire house, there was not a skillet to cook with, one pot was rusted and had charred food on the inside.
The upstairs bathroom is quite quirky and unusable if you are over 10 years old or taller than 4 foot so don't expect a two bath house for adult usage.

Quick access to the caverns! Kids will love the sweet Attic bedroom with mini-me size bathroom just for them. Downstairs we have Queen bed, full bed, charming living room with fireplace, and sweet kitchen with eat-in dining area. Large backyard with plenty of space to run around or relax.
