THE VILLA
Villa Baronessina offers space for up to 6 people on a living area of approx. 200 m2.
The villa was designed by Arch. Prof. Walter Angonese and artistically designed by the artist Manfred Alois Mayr. It is a modern gem, but one that has its roots in the architectural past. The villa combines high-quality design with local materials and traditional craftsmanship
Ground floor
There is a bedroom with en-suite bathroom and a living room with sofa bed and private bathroom. In front is a sheltered terrace with a private whirlpool.
First floor
This is where you eat and lounge. The dining and living area offers a view of the surrounding mountains, the fragrant herb garden and the terrace shaded by blue rain. A cozy patio invites you to enjoy the dolce vita.
Second floor
This floor is completely taken up by the large master bedroom with free-standing bathtub.
Garden & pool
In addition to the extensive Mediterranean garden, the exclusive pool is the highlight of the outdoor area. From Easter to the end of October, the pool can be heated if required and you can swim in chlorine-free saltwater.
Sauna
The villa has a Finnish/bio sauna.
Facilities
All the comforts of modern living are available, including WLAN, air conditioning, washer-dryer, dishwasher, induction stove, flat-screen TV, fireplace, outdoor barbecue, table soccer, sauna towels, bath towels, bathrobes, etc.
There are 2 parking spaces in our own underground garage and a charging station for electric cars (for a fee).
VICINITY
The villa is located on the edge of the historic center of the wine village of Kaltern am See. Stores, restaurants, bars, ice cream parlors, bakeries, butchers, pharmacies, wine shops and a public bus stop are all within a 2-3 minute walk. Nevertheless, you live in absolute privacy.
Kaltern am See is located in South Tyrol, a land at the crossroads of German and Italian culture.
It is also a land of scenic extremes. Rugged and barren, with the Dolomites (UNESCO natural heritage), where the mountaineering legend Reinhold Messner earned his first spurs, and the eternal ice, where the 5000-year-old glacier mummy “Ötzi” was found.
The landscape in the south is characterized by picturesque wine villages, imposing castles and numerous historic residences. If you didn't see the Schlern, the Rosengarten and a corner of the Marmolada in the distance and hear most people speaking German, you would think you were in Tuscany.
Kaltern's local mountain is the Mendel, accessible by funicular and an ideal starting point for numerous hikes. Just 2 km to the south is Lake Kaltern, the warmest bathing lake in the Alps.
In and around Kaltern there are many of the best wineries and wine producers in South Tyrol.
From a culinary point of view, you are spoiled for choice: from rustic, rural pubs to typical Italian pizzerias and Michelin-starred restaurants, everything is within easy reach.

Kaltern is an ideal starting point for a variety of hikes, exciting cycling excursions of all levels of difficulty, relaxing swimming in Lake Kaltern (the warmest bathing lake in the Alps) and Lake Montiggl, climbing tours, golfing, windsurfing, tennis and skiing (you can reach 7 ski areas in around 45 minutes: Cermis, Obereggen, Gröden, Seiseralm, Reinswald, Meran 2000, Ulten-Schwemmalm ), snowshoeing and cross-country skiing in winter.
CITIES IN VICINITY
Bolzano is just 15 km from Kaltern. In this old trading town you can stroll through the famous arcades and the colorful fruit market and also visit the Ötzi Museum.
The picturesque spa town of Merano/Meran with the award-winning gardens of Trauttmansdorff Castle is 30 km away.
Trento/Trento, a typical, purely Italian provincial town with charm, is just 40 km away and Verona is 100 km away.
