HOUSE RULES:
• MAX OCCUPANCY - This unit sleeps up to 16 guests max.
• AGE REQUIREMENT: Must be 25+ to book; under 25 must be with a parent or guardian. Photo ID may be required.
• GUEST POLICY: All guests 18+ must be listed on the booking. Unlisted guests are $150 per person/night. Exceeding the limit may result in eviction without a refund.
• ESSENTIALS: We provide starter trash bags, soaps, toilet paper, paper towels, shampoo, conditioner, and shower gel. Guests should bring or buy extras.
• TOWELS & LINENS: Keep white towels and linens on the property and avoid using them for makeup removal; bring your own remover. Complimentary beach towels are for beach use and must be returned. Missing or damaged towels/linens, including makeup stains, incur a $30 charge each.
• LATE CHECK-OUT: Late check-out request at 12 PM costs $50 (subject to availability). Overstays incur $75/hour. Not offered in June, July, or August.
• CHECK-IN: Standard time is 4 PM; exact timing may vary. For same-day bookings, allow 2 hours post-booking. Contact us for updates.
• LARGE GATHERINGS: No parties/events. Exceeding guest limits may lead to eviction without refund.
PET POLICY: A standard pet fee applies to all reservations with pets. A maximum of 2 pets (40 lbs each) is allowed. Pets must be leashed outdoors, kenneled if left unattended, and kept off furniture. Guests must clean up after pets, prevent excessive noise, and cover any damages. Unreported pets incur a $500 fee.
• PROPERTY CONDITION: Properties are cleaned and inspected before arrival. Report issues within 2 hours of check-in, or the property is considered satisfactory. Cleaning staff can address concerns, with documented photos ensuring quality.
• NOISE POLICY: No loud music after 10 PM. Neighbor complaints or police visits may result in eviction without refund.
• COMMERCIAL-BUSINESS BOOKINGS: A $150 commercial surcharge will apply to contractors or commercial group stays.
• SECURITY DEPOSIT: A $500 pre-authorization hold will be placed on your payment method during your stay for incidental damages. This is a hold, not a charge, and will be automatically released a few days after check-out. Guests are responsible for any damages caused to the property by themselves or their party.
• SMOKING POLICY: Non-smoking property. A $500 fee applies if smoke odors are detected inside home.
• PARKING: Two reserved parking spaces are available directly in front of the unit (labeled 15105). Additional guest parking is available on Nemo Court. Do not park in the restaurant lot behind the complex, as towing is strictly enforced.
• TRASH POLICY: Please bag all trash and place it in designated bins. Excessive mess beyond normal use may incur extra cleaning fees. A $30 fee applies per bag of trash left behind. Thank you for helping us keep our space clean.
• LONG-TERM STAYS - Long-term stays available in January and February. Stays greater than 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4.
• COOKING ODOR POLICY: Please avoid cooking strong-smelling foods (such as curry, fried fish, seafood boils, etc.) inside the home. Lingering odors may result in a $200 deodorization fee.

We do provide complimentary colorful beach towels for use on the beach. Please ensure the beach towels make it back to property. Any linens/towels rendered damaged or missing due to make-up removal or negligence will incur $30 charge per item.
ESSENTIALS & TOILETRIES: We provide a STARTER set for guests : trash bags, dish soap, hand soap, toilet paper, paper towels, shampoo/conditioner/shower gel. We do not provide extra essentials. If you predict you will need more, guests are encouraged to bring or purchase extra essentials.
PROPERTY CONDITION - Our properties are cleaned and inspected before your arrival. However, if the unit is not to your satisfaction, please report to us within 2 hours of arrival. If we do not hear from you, we will take it as confirmation that everything is satisfactory. Our cleaning staff is local and will be able to come out to help if anything is missed. We take photos after each cleaning to ensure cleanliness.
LARGE GATHERINGS: No parties or large events. We reserve the right to evict & terminate your stay without refund if you exceed the number of guests on your reservation.
CHECK-IN: 4 PM standard. Same-day bookings may delay check-in. Early check-in 12 PM for $50 (if available).
CHECK-OUT: 10 AM standard. Late check-out 12 PM for $50 (if available). Overstays $75/hr. Not available June–August.

House was very accommodating to our large family gathering with plenty of cool spaces for kids to play and sleep with large dining area and gathering space along with privacy available in the master suites. We appreciated the beach chairs and beach toys available. The pool area was clean with seating in sunny and shady areas and a lovely shallow pool with waterfall as well as regular size pool. Lastly, the host was very responsive and accommodating.
Everything was excellent! Communication was timely and responsive, we will definitely be staying her again the the future. Our extended family had a wonderful opportunity to bond and heal here. Thank you again

We had an excellent stay! The house was clean, beds were comfy, loved the decor, location was excellent, pool was nice and loved all available extras in the home. We had two kids under 5 stay and we had everything we needed for them! From beach toys to plates and bowls! We will definitely be back, thanks so much!!
Grant’s property was perfect for our group of 16. Everything in the description was accurate. Grant went above and beyond to make sure we enjoyed our stay. We would definitely come back again!

This is a great place to stay for a couple of families. It has 2 masters one up one down. It has 4 full baths but only 1 tub. Great neighborhood pool and park area. Not too close to the beach. Not actually on Padre but small drive to anything. Fourplex area with ample parking. Lots of beds. Easy access to everything. Kitchen is a little small if you have lots of people. But great use of space!
We stayed here with our family (4 couples) and it was great! There’s a good amount of shared space for all of us to gather but also reasonably sized rooms for us. Everything was clean and check in/checkout was easy.
Only downsides are that the deck is quite small and the grill’s tank was empty so we never ended up using it. We also had a bathroom door that wouldn’t let you back out so we had to tape over the door contraption/avoid that bathroom.
Overall it was a nice stay and the problems we had should be easy for the property manager to fix so it should be a great stay for the next guest.
The stay was great. There were lots of accommodations to help with things you would need at the beach away from home. Propane bottles were filled. The one negative was that we were facing a parking lot in the back(only a few units would apply for this) but It looks like we had a few items we had stored in the back patio area stolen overnight. It was items we took out of the back of the truck. I do not think the property management can do much about that though. Its probably a target spot for tourist just like any other place on the island. Whoever did it would have had to jump over a 6 ft privacy fence. Also, it seemed that the thermostat was being remotely turned up to 75 during the day. Our stay was in the middle of July so the ladies wanted it turned down to the lowest setting at all times. A couple of kids got warned about messing with the thermostat before we realized that it was probably being adjusted remotely through wifi.
Besides these couple of small issues, the trip and stay was great. We were left unbothered.
We had a wonderful stay at the condo. The listing was very accurate and helpful. It completely fit our needs.
The host was quick and responsive.
When we arrived the house was clean and inviting. A few things about the house, the beds are all very nice, firm, and there was adequate pillows. Bathrooms were nice, however, there is very little pressure that comes from the shower heads. They were rain shower. Also, we made the host aware of this, the dishwasher does id not work, it wouldnt fully dissolve the pod, and didnt even clean coffee off the outside of mugs. It seems to have been an issue for some time as we found dirty dishes throughout our stay. We used paper products as much as possible, and handwasheded the rest. The washing machine and dryer are nice, but the washer door has bren kept closed for long periods of time and there was mold left inside,and in the rubber around the door.
You will get one roll of paper towels, and i think about 1 trash bag per day of your stay, which was enough, but just so you are prepared. There is a nice selextion if spices, salt pepper, and oil for use. The coffee pot needs cone shaped filters and they only had the normal ones. There was also sugar, and coffee syrups. We Recommend this property. It was very clean. Pictures are accurate representation of the home. We had 11 in our party, and the house fit us okay. More than that might be tight.
We loved our stay here. The property was clean and the communication was great. The location was ideal, we love being so close to whitecap beach. Can’t wait to book our next stay!
Check was very easy and parking right up front was very convenient. The house itself was everything as described, beds were comfortable and kitchen was stocked with all you would need for your trip.

Grant communicated efficiently leading up to the stay. It is clear there has been much thought into making the details of the house work for whoever is staying. From the towel racks, random hooks, tvs with rokus, coffee pods in the closet, and the beach toys and grills out back, everything was present and flowed well. The condo itself is in great shape and turned out just like the pictures. Not sure what could reasonably make it better honestly. We had 12 people (kids and adults) in the house and were all comfortable and had plenty of space. Would highly recommend!
