** Maximum occupancy is 8. If there are more than 8 people at any time, a valid & verified noise complaint or more than 2 vehicles at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.

Only registered guests are allowed on the property at all times. We have a ZERO TOLERANCE Party & Event Policy. We follow and abide by all rules by the city of Phoenix, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us. The city takes noise disturbances very seriously and can result in fines & the removal of this listing in different platforms, we request your cooperation.

** Quiet hours start at 9:00 PM. We don't want to disturb the families nearby.

** All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.

** A Security Deposit of $250 is requested after confirmed reservation if you are:
1. new (on platform);
2. Local to the area, and;
3. History of bad reviews.

** If you're local to the area, we require a message stating this to the host.

** Once you check-out, you may request security deposit back (may take up to 72 hours to receive security deposit back after review of the property).

** We would love to accommodate all early and late check-out requests, but this isn't possible unfortunately. We ask that you please respect set check-in and check-out times. There's a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.

** By booking this reservation, you agree to pay $100 fee if guests haven't checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).

˃̵ᴗ˂ We apologize, but NO PETS are allowed at this property. If there are any unauthorized pets at the home, you agree to pay a $500 fee + any additional cleaning fees. (Double original cleaning fee).

** If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).

** NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests' stays and there's a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group.) If you plan on smoking outside, please dispose of any butts in the trash, or there is an additional cleaning fee.

** We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350).

** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars, you are subject to forfeit your entire reservation.

** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.

- Minimum of $750 fine charged to the person that made the reservation.

** There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.

** There's a TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to.

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

HVAC companies recommend setting a minimum temperature of 72 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation. Thank you.

** Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

** Please treat this home as if it were your own. We don't want you to work on your vacation, so we don't have any mandatory check-out procedure. We just simply ask if you could pick up after yourselves and leave the house in good shape. We would appreciate it. <3

Nice property but some challenges
Clear concise check-in directions on property. Once there we had a few issues unlike any other VRBO booking. First, we were not able to adjust the thermostat as it was secured with a code which resulted in cold nights. Second, the front entrance gate cypher lock's keypad was so worn down that the numbers were impossible to see. After 10 minutes we were able to finally gain access. Thirdly, parking was limited to the small driveway without any garage access. We were parked in by vehicles on the street and unable to get in or out safely until we contacted the property manager who resolved the issue. And finally, the most disturbing issue was after filling out the mandatory questions by the property owner we were told there would be a pet fee. We agreed to the fee even though it wasn't disclosed ahead of our booking. 1 day into the stay, a charge 2.5 times the communicated fee appeared on our credit card. We contacted the management staff and they resolved that issue and credited our card after proving our issue with documentation. We would also suggest the owner provide a direction/manual book on the workings of the property as we couldn't find any. Otherwise, this is a beautiful property and the stay was wonderful given we were able to connect with our family for the holidays.

The house was easy to find, clean, stylish and overall a very nice place. The backyard was perfect for my dog. There was no handle on the outside screen. The beds were comfy and lots of room in each room. The code on the first door in the courtyard was hard to enter especially in the dark because the numbers were scratched off and the buttons were small. The courtyard smelled like poop for some reason. The house is on a main street which wasn’t an issue at all. The listing stated that a car can be parked in the garage but the door was locked. After asking the rental company about it, we were told it was not accessible because the owner has their stuff in it. We also had to ask the rental company for the WiFi. There was no notebook or instructions in the house which I thought was odd because all other rentals we have stayed have that info in the home or emailed ahead. They also listed “Clubhouse/rec room” but no instructions how to access it. They would not budge on the 8 person max when I asked about 5 older adults VISITING for an evening (It would have been a total of 9 people in the house for a few hours) so that was a bummer. The toilet in the master bathroom wouldn’t flush so I contacted the rental company right away when we arrived. They said they could see about sending someone which they did not. My husband found a plunger somewhere in the house and dealt with it. I then let the rental company know. The toilet was very sluggish in flushing the rest of the time.
