The Perch is a completely remodeled 3 bed/2 bath private home which sleeps 6 people maximum. There is a sleeper sofa in the sitting room.
We are a Pet Friendly retreat on a 13 acre private fishing lake which is restocked year round with bass, catfish, crappie, bluegill. We provide Kayaks and Paddleboards for guests.
We are located on Dayton Mountain between Dayton and Pikeville and within an hours drive of Chattanooga and Crossville. NOTE: We have one external camera at the driveway as you pull in facing the property.

Clean, serene, relaxing space! Our family enjoyed using the kayaks, fishing off the dock (although we wish we had brought smaller hooks and worms), and a nice outdoor campfire. We drove to Fall Creek Falls one day and enjoyed a nice hike.
Great little hideaway to get away from the day-to-day! It was nice to sit on the porch with coffee in the morning and look at the lake, go kayaking over to the little public beach and then the fire at night made for a perfect day! The house is also set up perfectly with a bedroom and a bath on each end. Our little dog loved it too!!
We really enjoyed staying here. Our grandkids visited during the day and this place was perfect for them and our dogs. They were outside all day fishing, and enjoying the lake :)
This was an amazing and relaxing trip! We saw a bunch of wildlife, went fishing, and celebrated my husbands birthday! The views were perfect and it even snowed the first night we were there, which was beautiful
My husband and our dogs had an amazing weekend. We kayaked on the lake, caught fish, sat by the fire and really disconnected from our phones! We will definitely be back!
This is such an amazing place!!! so pretty and so much to do! we relaxed and fished all weekend. And the host was amazing. Highly recommend!!!

Kids loved the lake behind the house. Firepit was great. Beds incredible 😲 seriously. Ac blows quite hard and water pressure is amazing. I would recommend this top teir if you like remote in the mountains!!
My family and I spent a few days at the rental. David went above and beyond to make sure our stay was great! We enjoyed fishing, kayaking, and using the fire pit! The home was lovely with all the amenities that you need for a perfect stay. The beds a comfortable and the home was close to many trails. I highly recommend this property!
The perch on the pond was the perfect location for our family to enjoy a quiet couple of days fishing. The home had everything that we needed and it was such a surprise to walk in to fresh bake cookies, and a dozen eggs in the refrigerator. We felt like Wade won the lottery! Although the weather didn’t cooperate very well, we were still able to enjoy family time fishing, and playing cards and cooking when the rain got too heavy to be outdoors. Check-in was easy, communication was great, and we were very happy with our stay. The beds weren’t awful, and there was plenty of space for the five of us. Highly recommend this place!
I loved the area. The house and furnishings were excellent. I slept comfortably on all the beds (including the sleeper sofa) . The location on the lake is perfect and the kayaks were so fun. The addition of fire wood was an amazing amenity not furnished by other places. Thank you so much. Has a blast.
The view from the kitchen window is just gorgeous! We weren’t able to take advantage of the dock & the pond because we were attending a college reunion. I definitely recommend this beautifully decorated trailer. It was so roomy! The king size bed was very comfortable. I liked that there was a Queen size bed at opposite end with it ’s own private bathroom should we ever return with friends.
We did not end up staying at this property, so I can't review certain amenities. We booked this property in March where it was advertised as lake front & secluded with a beautifully thick lawn, flowers and a beach - these things did not exist. The lake was so receded that I wasn't sure access was still on their property and calling it a pond would be a stretch. The hosts had messaged that the water was receding and "may" impact use. Current state was not disclosed. We arrived with 2 trucks & 2 boats under the assumption it was a nice long driveway (the driveway picture is actually part of the road which dead ends into their driveway) & we could back in. We should have confirmed boat access (usually do), but made assumptions based on their pictures. We had back up storage for 1 boat and our fishing partners could take the other (problem solved). Main reason & final straw - the nearby trailers/properties were very rundown & not well cared for (junk & dilapidated buildings). We did not feel this was the best neighborhood for storing all of the gear & valuables we were traveling cross country with. VRBO said at least 1 other renter relocated because of location. Also, we could easily hear neighbors 2 houses down - not secluded. Host took zero accountability for location & current state of the property. They kept our fee for the entire week, including the pet fee, cleaning fee and the premium we paid for a lake property, even after apparently re-booking for part of the stay.

Dear SN,
You already stayed in your review that you should have asked in advance about having 2 boats at the perch. Had you done this we would have advised you that there wouldn’t be room for 2 trucks and 2 boats. We have a lenient 2 week cancellation policy so there was plenty of time to ask us any questions.
We have an excellent rating on vrbo and 65 5 star reviews on the other platform. Our lake is in the process of being repaired by engineers and will be full again hopefully later this year
David, Elizabeth and their 2 girls love travelling and exploring new places. They are excited to share Perch on the Pond with their guests.

David & Elizabeth fell in love with S.E. Tennessee years ago and especially the Cumberland Plateau with everything it has to offer. We are excited to share our home with people who love to explore and escape the city and just relax at the Perch on the Pond.
What makes this property unique
The Perch is a remodeled manufactured home located on a 13 acre fishing lake. The location is very quiet and peaceful. The lake is pristine and great for swimming and fishing, motorized vessels are not permitted. There are two kayaks and one paddle board at the Perch for your use. The yard has a fire pit, lawn chairs and an outdoor grill. The Perch on the Pond is fully equipped with pots and pans, dishes, bedding, towels, coffee maker, microwave, refrigerator, stove, oven, two TV's, and hair dryer.
