This is a wonderful home situated just minutes south of Missoula on the Bitterroot River. The downstairs offers a game room with a pool table, foosball table and wet bar. In addition, the downstairs has a separate tv area with couches.
SLEEPING ARRANGEMENT and BATHROOMS
There are three levels to the main house. The basement level has a bedroom with a King Bed. There is also a sleeping area (open to the greater area) that has two queen beds, and a full bed. In addition there are two single foam mattresses that can be spread out on the floor. There is a bathroom on this level.
On the main level a master bedroom with a King Bed and the well appointed master bathroom. There is also a half bath on this level.
The upper level has a bedroom with a queen bed, and an adjoining bathroom with pocket door. The bathroom is shared by an adjacent sleeping loft with two twin beds, and a balcony deck overlooking the river.
In addition to the main house, there is a junior apartment with a balcony deck overlooking the river above the garage with a full bath/kitchen and Queen Bed.

Outside activities on the property include a firepit (for storytelling and s'mores), horseshoes and a newly added volleyball court as well as swimming, fly fishing and rafting.
The main level features an open floor plan with a gourmet kitchen and island, a timberframe post and beam throughout with a rock fireplace, and a master suite with all amenities, including a gas fireplace, TV, artist easel, master bath, walk in shower and gas fireplace. Lots of outdoor decking and living areas overlooking the river, including a hot tub and covered porch/barbecue deck. Included is a river view apartment over the garage.
A magical place in both summer and winter, this home is a stones throw to Missoula.
Wildlife viewing opportunities include year-round ducks, geese, eagles, fox, deer and elk, and the occasional beaver trudging upstream. For the fishing enthusiast in the family, there are opportunities to take Rainbows, Browns, and cutthroat trout, and well as a place to put in or take out a raft. Albert Zepeda has been a Montana resident since his family moved from California in 1974. What started out as a family trip across the northwest ended as a complete change of venue. The confluence of river, mountain, and stream led his family to buy a rickety house and ten acres on the Bitterroot River south of Missoula. It was here that Al first began learning the construction skills that would later become a profession, transforming the old structure into a sturdy home that would last 30 years and counting. Al attended Rocky Mountain College where he spent four splendid years playing defensive back for the Battlin’ Bears and earning a degree in Psychology, while diversifying his college experience with a myriad of extracurricular activities such as President of the Karate Club, Resident Assistant for Jorgensen Hall, and a Senator at Large as well as various other positions within the student government. For the past ten years, Albert has devoted himself to the Construction Industry, keeping current with industry standards and building products to offer his clients the very best in construction materials and value. As a builder of fine residential homes, Albert believes that more money spent on a project does not always translate into a better product, and his clients can be assured that decisions always involve a balance between cost, benefit, durability, aesthetics, and function.
The home sits at the end of private drive, Hugo Way, named after Hugo, (the handsome german shepherd featured on the Zepeda Homes Logo). Currently, Al and his new shepherd Strabo are in the process of building the new Lolo Peak Brewery!! While Strabo doesn’t make many decisions, he does seem to provide a mental clarity for his owner. Don’t be surprised if you see him in the back of Al’s truck and you’re sure to make a friend if you have a ball for him to fetch. Al is also a licensed Real Estate Agent in the State of Montana, but that is another story...
