This is a wonderful home situated just minutes south of Missoula on the Bitterroot River. The downstairs offers a game room with a pool table, foosball table and wet bar. In addition, the downstairs has a separate tv area with couches.

SLEEPING ARRANGEMENT and BATHROOMS
There are three levels to the main house. The basement level has a bedroom with a King Bed. There is also a sleeping area (open to the greater area) that has two queen beds, and a full bed. In addition there are two single foam mattresses that can be spread out on the floor. There is a bathroom on this level.
On the main level a master bedroom with a King Bed and the well appointed master bathroom. There is also a half bath on this level.
The upper level has a bedroom with a queen bed, and an adjoining bathroom with pocket door. The bathroom is shared by an adjacent sleeping loft with two twin beds, and a balcony deck overlooking the river.

In addition to the main house, there is a junior apartment with a balcony deck overlooking the river above the garage with a full bath/kitchen and Queen Bed.

Outside activities on the property include a firepit (for storytelling and s'mores), horseshoes and a newly added volleyball court as well as swimming, fly fishing and rafting.

The main level features an open floor plan with a gourmet kitchen and island, a timberframe post and beam throughout with a rock fireplace, and a master suite with all amenities, including a gas fireplace, TV, artist easel, master bath, walk in shower and gas fireplace. Lots of outdoor decking and living areas overlooking the river, including a hot tub and covered porch/barbecue deck. Included is a river view apartment over the garage.


A magical place in both summer and winter, this home is a stones throw to Missoula.


Wildlife viewing opportunities include year-round ducks, geese, eagles, fox, deer and elk, and the occasional beaver trudging upstream. For the fishing enthusiast in the family, there are opportunities to take Rainbows, Browns, and cutthroat trout, and well as a place to put in or take out a raft. A little piece of paradise

I needed a get-a-way while my home was being painted, and this place was absolutely idyllic. It's really suited for a big group of people like a family reunion, fishing group or maybe a bachelorette party, but the location is truly perfect. My dogs and I had a fabulous time, and the host was responsive and helpful. I highly recommend this great little spot if you are looking for the best of Montana and a little rest and relaxation along the beautiful Bitterroot River. A total win!

We really enjoyed our stay at the Fly Fisherman’s Lodge. It was super clean and accommodated our large group with ease. The peaceful nights by the fire pit with the incredibly clear view of all the stars was icing on the cake. We absolutely loved it!!!

Awesome Get-a-way!

What a beautiful and quiet retreat on the Bitter Root River. We have a group of friends that get-a-way every year for the past ten years and this was by far the best place we stayed. Just the kind of retreat we were looking for to relax and recharge.

Perfect house for a Montana getaway

We rented this house for the week leading up to our wedding for our family and bridal party to stay at and could not have been more pleased. The house is spacious- comfortably slept our 12 guests, beautifully decorated, situated on the river and provided a beautiful backdrop for our guests. Al, the owner, was very welcoming and accommodating. The house is also very close to a great brewery and a steakhouse that we all really enjoyed. We hope to return to this house in the future and would recommend it 100%.

Great Trip/no fish

This is a magnificent lodge right on the Bitteroot … You can walk down to rising fish most of the time! This trip finds the lodge in need of a little loving care around the edges… Things are a bit tattered, faucets are loose, soap dispensers are rare and boxes of tissue are not existent.The beds are uniformly fantastic. the kitchen is amazing. We brought a chef who made us three Cordon Bleu level meals. I made omelets the last day with a very consistent beautiful gas flame. If you’ve got a large group who are comfortable snuggling up in the many large beds, the place sleeps an army!The view of the back is fantastic… Unfortunately, it was also a view of a quickly rising rather muddy, Bitteroot!The consensus was well, fishing was not good, but boy did we have fun!

Perfect for a group of 14 on a fishing/rafting weekend. The house was stocked with everything/anything you could need. Secluded and private. Communication with owner was great, prompt and efficient. I would recommend this place to everyone!

Perfect Montana Experience

From the hot tub to the fire pit, massage chair and pool table, paddle boards and yard games, we were so happy to have this home for a week for a college reunion. It had everything we needed and more all along with some absolutely stunning views.

My husband and I booked this VRBO for 5 days. We used it for our entire bridal party and ourselves. It was amazing. Great location with a high chance of seeing wildlife daily, close to the necessities, and gorgeous house with a bunch of activities inside. Wish we spent more time at the VRBO itself, definitely plan to book a stay here again in the future.

Albert Zepeda has been a Montana resident since his family moved from California in 1974. What started out as a family trip across the northwest ended as a complete change of venue. The confluence of river, mountain, and stream led his family to buy a rickety house and ten acres on the Bitterroot River south of Missoula. It was here that Al first began learning the construction skills that would later become a profession, transforming the old structure into a sturdy home that would last 30 years and counting. Al attended Rocky Mountain College where he spent four splendid years playing defensive back for the Battlin’ Bears and earning a degree in Psychology, while diversifying his college experience with a myriad of extracurricular activities such as President of the Karate Club, Resident Assistant for Jorgensen Hall, and a Senator at Large as well as various other positions within the student government. For the past ten years, Albert has devoted himself to the Construction Industry, keeping current with industry standards and building products to offer his clients the very best in construction materials and value. As a builder of fine residential homes, Albert believes that more money spent on a project does not always translate into a better product, and his clients can be assured that decisions always involve a balance between cost, benefit, durability, aesthetics, and function.
The home sits at the end of private drive, Hugo Way, named after Hugo, (the handsome german shepherd featured on the Zepeda Homes Logo). Currently, Al and his new shepherd Strabo are in the process of building the new Lolo Peak Brewery!! While Strabo doesn’t make many decisions, he does seem to provide a mental clarity for his owner. Don’t be surprised if you see him in the back of Al’s truck and you’re sure to make a friend if you have a ball for him to fetch. Al is also a licensed Real Estate Agent in the State of Montana, but that is another story...

The Bitteroot River is a very desirable destination fly-fishing trout fishery, offering many excellent opportunities for rainbows, browns and cutthroat Trout.
What I love most about this property is the close proximity to wonderful Missoula, yet when you are at the property you feel like you are in the great outdoors…It is comfortable for one or two people, or large groups...
This location also offers convenient access to the outdoorsman that Western Montana is known for.
